This week's guest is the other half of the leading wholesale company in NWI, Adrien Chabot! Real estate has been a passion of Adrien's since he was a teen, after seeing his uncle purchase and manage several small multi-family properties. He became a landlord by default in 2012 when he turned his personal residence (which was heavily upside down) into a rental. In 2015, he was introduced to wholesaling and it caught his attention as a way to get into real estate without a lot of his own money. He did 3 deals that fall and was hooked. He quit his sales job of 8 years to go full time in January 2016. Since then, he's completed over 250 transactions, dozens of flips, and loaned on several projects for other investors. He received his real estate license in July 2017 and has closed over $6.5M in sales so far. He enjoys teaching and mentoring others in real estate investing. EP: 17 Mastering Wholesaling
This week's guest is the biggest wholesaler in the NWI region, Justin Smits! Justin has two major companies, Region Home Buyers and Invest NWI. Within these companies him and his partner have wholesaled, flipped, rented and loaned money on over 300 houses. He also hosts a local meetup group in Northwest Indiana that usually has 100+ attendees per month. So, how did he get here? Justin has been an investor since the end of 2011. He began with his former business partner as a tax lien investor and was only looking to invest as a retirement plan outside of his 9-5 job as a mechanic. Over time they began rehabbing, owner financing and renting houses. Due to an injury in 2015, he decided he had no choice but to take a chance at going full time into real estate (since he wasn't able to do physical labor for 9 months). Looking more into real estate he discovered wholesaling and Sean Terry's videos on Youtube, spending endless nights watching these videos. Since he was already investing, it wasn't too hard of a transition but it was a totally different model. He was able to wholesale his first house within 2 weeks of starting, off of a Facebook post in a group that someone responded to. From that moment he was hooked! And then started driving for dollars and sending direct mail. As the business model changed, so did his needs in a business partner. In fall of 2016, he separated from his partner and joined forces with his current partner, Adrien. Since closing 90 deals in 2018, their goal has increased to 150 for 2019. His long term goal is to get to $100,000 net per month in truly passive income. Along with real estate and family he also likes to travel when he has the time.
