AIE 136: What even is financial coaching? with George Curbelo
This week, Lauren brings you her interview with Tampa-based financial coach and co-host of the Crushing Debt podcast, George Curbelo. It turns out, financial coaching is all about balancing your spending and saving. Some of George's client need immediate help, while others use financial coaching to fine tune their financial spending and plans. Whatever the case, financial coaching is about focusing on your values, controlling your spending, and executing on a plan to reach your goals. Financial coaching is NOT someone telling you what to do with your money. It's not selling you financial products. It's also not magic...you can't have one session and fix everything. Financial coaches help keep you accountable and provides you with an empathetic ear to help get your on the best financial path FOR YOU. About George: George Curbelo is a financial coach and mentor, who is using skills to help people achieve their financial goals. George started his own journey to financial freedom in August 2019 when he had a moment of clarity – living paycheck to paycheck, having no budget, and having no control of my money. He wanted more for his family and set out to build a financial foundation for them. Originally, he’s from New York City (the Bronx), and he moved to Palm Harbor, Florida, in 2018 and have not missed Snow ever since! George is a 45-year-old married father of two girls, 17 and 13. AIE 135: Short-Term Rental Arbitrage with Sarah Glidewell
This week, Lauren interviews Sarah Glidewell about short-term rental arbitrage. Sarah went from $20k in student debt to saving $20k to invest in real estate on only a $50k salary. She dove into rental arbitrage JUST before the COVID-19 pandemic and still was able to thrive. According to Sarah, she “experienced failure so fast” and the stock market just isn’t creative enough for her. Who wants to stare and red and green lines all day? She gives some great tips on how to handle rejection, how to communicate to landlords, and what NOT to do when starting out on Airbnb. Her biggest advice is to take the leap now, and you’ll be motivated to do just that after listening to this episode.   About Sarah:  Sarah Glidewell started STR arbitrage in October of 2019. AIE 116: New Life and Financial Samurai Net Worth Allocations with Sam Dogen
This week, Lauren interviews Sam about his new book Buy This, Not That. They cover what a financial samurai is (see core principles below) and then dive into three different ways to allocate net worth, with the main difference being how much you want to bet on yourself. Learn how to take action with 70% probability of success (and why that's enough) and also how to "forecast your misery." This was a fun conversation and you'll definitely love it. Core Financial Samurai Principles: 1) Never fail due to a lack of effort 2) Always maintain an abundance mindset 3) Depend on no one but yourself to succeed 4) Know you deserve only what you’ve earned 5) Give without asking for anything in return 6) Know there’s often a solution to a difficult problem 7) Think in probabilities, not absolutes About Sam: Sam Dogen started Financial Samurai in 2009, a personal finance site about helping you reach financial independence sooner rather than later. He worked in investment banking for 13 years before negotiating a severance in 2012 to break free from the corporate world. AIE 103: FIRE in Your 20s with Rethink the Rat Race
If you're looking for a relatable couple who was able to retire VERY early, then this episode is for you. From discovering FIRE until retirement was only 3 years, and they took the expense shaving to the extreme. Along the way, people wondered WTF they were doing. Favorite Quote: "From the outside looking in, we looked poor, even though we had more money than we had ever had in our lives." You will walk away with some actionable ways to get control of your finances and retire early, if that's what you want! Our guests today are James and Emily from Rethink the Rat Race. James and his wife, Emily, became FI-curious in 2016 and were quickly drawn in by real estate investing. The two of them bought their first rental property in 2017 and within two short years, they had 10 units. These 10 units generated enough cash flow for them to quit their 9-5 jobs and travel perpetually in their late 20s. Since then, James and Emily have focused on transitioning a few of their units into short-term rentals and creating systems that allow them to travel while also managing their portfolio. AIE 100: Retiring Early with the Landshark
This week, Lauren interviews the Landshark, who is entering early retirement. Except for his name, he's an open book in terms of salary, net worth, withdrawal strategy, and more. The Landshark is transparent about his family's journey, including not trusting the math for over a year. They discuss reactions of friends, family, and colleagues ("we're not as important to other people as we might think we are.") Why retire early? More time is not guaranteed, so why trade what time you have for money? The Landshark is a husband and father who recently retired from a career as a practicing lawyer in his early 40s. Through a high savings rate and disciplined practice of investing in low-cost index funds, the Landshark was able to eliminate his debts and achieve financial independence. He's documenting the ups and downs of early retirement on his Twitter account (@iamlandshark) and on his blog at http://Landshark.org. AIE 83: Real Estate: 7 Properties in the Last 2 Years with Mary
Lauren and Mary discuss Mary and her husband's real estate journey, in which the research phase started in 2019! If you think the market is too high to invest in, then you must listen to this episode! They have purchased 7 properties between March 2020 and late 2021. They're cash flowing, they're renovating, they're buying off-market deals. Mary's advice is this: don't wait to invest because you'll miss out on years of EXPERIENCE. Mary is a real estate investor based in the Tampa Bay area (like Lauren). She grew up in Florida, attended UF and got a degree in Education. Mary taught for 7 years in Europe and Asia, and for 5 years in the US before changing careers to advising medical students. When Mary was 34, she had her first child, and quickly realized that she and her husband weren’t prepared for retirement, and they wanted a different life than the grind of a 9-5. They decided to invest in real estate and build up a portfolio that would support them in retirement and pay for their kids’ college. Connect with Mary: https://twitter.com/GetMoneySmarter

AIE 50: MISSION to FIRE with 7 Dollar Millionaire
Lauren is joined this week by the Seven Dollar Millionaire. The two walk through the 7 stages to financial freedom as outlined in his book Happy Ever After: Financial Freedom Isn't a Fairytale. The Seven Dollar Millionaire has felt a sense of deep frustration with global education systems not teaching financial literacy since becoming an investment analyst more than 2 decades ago and realizing how much of the world was being denied some powerful, simple tools. This frustration became more intense 20 years later on realizing his own daughter was about to leave school with no formal financial training either, and so he set about writing a book to show her the route to financial freedom, starting from not even knowing what money is. In fact, his pseudonym comes from his daughter, who asked him what was the smallest amount of money she would need to save every day to become a millionaire before retiring: $7. That’s the kind of simple, encouraging and empowering information he likes to communicate, that could bring financial freedom to so many people. So far he has self-published “The Thousand Dollar Journal” to be distributed to beginner savers, migrant workers and many other groups starting out, while the book he wrote for his daughter “Happy Ever After: Financial Freedom Isn’t A Fairytale” is now being published by Wiley.
