In this episode we talk about how you can quickly analyze properties that you look to buy at auction online. If you want to buy virtually around the country, you need to study this and learn to develop your intuition on properties. It's difficult to be all places at once, but if you want to expand your market, these analysis strategies will help you to determine if a property is a good fit for you to buy and at what price you should try to buy it. Zillow, Realtor.com and iComps.com are some of the tools you can use to evaluate the property as well as doing a virtual drive by of the neighborhood on Google Maps. Find deals to buy that others are scared to go after and you will set yourself a part as a real estate investor. Calculated risk is the name of the game and remember, that price cures all. The REO Show Episode 5: Goal Setting
If you're into setting big and massive goals, you'll want to take the time to watch this video and take some notes. This 8 step process to getting your goals mapped out for the year is a game changer. It's how I went from owning just 6 rental properties to buying over 150 properties in just a year.
Step 1: Get yourself in the state of a child on Christmas Eve. Remember that feeling of excitement. You were in a peak state. Breathing deeply, sitting up straight, do some jumping jacks.
Step 2: Flush out all of your goals through what I'd call a brain dump. Make it a Christmas list! Suspend disbelief and get them all out.
Step 3: You have to get very specific. Your mind cannot go to work on generic things. Make it precise. If you want a Porsche, get specific about the kind of Porsche you want. A Blue Porsche 911 Targa with carbon fiber accents, black rims. You want to grow your passive income? By how much specifically. What's the exact dollar amount? You want to take a vacation? Where will you go? Where will you stay when you're there? Champions want EXACT numbers
Step 4: You have to have someone that holds you accountable. Share it with someone that you can check in with monthly to review where you are. Maybe they're specific to share with someone that's good in that space.
Step 5: You must read and visualize them at least twice daily as if you expect them. Dream boards are good for visualization. Train yourself on visualizing by putting up post it notes in places to remind you. Put it in your phone as a reminder. For me, it's every time I get in my car or walk into my office. I've got post it notes that say visualize. Why this matters. The more your brain sees what you want, the more it becomes familiar and important the more you brain reveals the information necessary to get it to you. Expect them to happen.
Step 6. Deadline them with specific dates. Set reminders in your phone that you're "X" weeks out from your goal. Alarms built into your year will keep you pushing. Step 7: Write out your purpose. Why do you want to achieve these things? If your why is big enough, you will find any how. These have to be COMPELLING REASONS. My biggest reason that I never had before is my daughter. I want her to have an amazing life, so she's a big reason for me on several of my goals. This becomes your driving force behind the goals and these have to be bigger than your distractions.
Step 8: Finally, what massive action will you take to get there? Work the goal backwards. What actions are going to be necessary to get there?

Stop spending tens of thousands of dollars on HGTV Star seminars. You can get the same value from YouTube channels for free. This is a lesson I had to learn for myself, so I'm sharing it with you so that you don't make the same mistake. Real estate investing isn't brain surgery. It's actually quite easy and when I got past the limiting belief that I could only buy a few properties a year, it changed my life. We have bought over 150 houses so far in 2018 and it wasn't because I discovered some secret sauce at a seminar. It's because I learned to get my mindset right. I learned to take information from everything I learned and put it together.
Moral of the story? Get your mind right and take massive amounts of action. If you're scared, that means you need to do it. It means you're on the right path.
