Today we are going to talk about chapter 56 of The Retail Leasing Playbook, "Treat Every Rejection as a Reflection of Them and Not You."
So I'm sure you've heard this before, but when prospects reject you, it's not that they're rejecting you, they're just rejecting your property.
If you're having an emotional reaction to when people reject the idea, this is going be a tough business for you, so you need to get tougher and not take rejection personally.
If you are having problems with rejection, read Jia Jiang's book, "Rejection Proof, How I Beat Fear and Became Invincible Through a Hundred Days of Rejection." It's hilarious what this guy puts himself through to try to get tougher and deal with rejection. The other thing that I did early on in my career, I think this is a Tom Hopkins suggestion, he was the first, self-improvement guru I started following and he changed my life. But he had this thing where he said, evaluate the cost of each rejection.
So I listened to Tom and when, and this was early on when I was canvassing for office leasing, very boring, and I would leave each of the offices and in my mind I would go, thanks for the 30 bucks! Because every store that you, that you get a no to is 30 bucks. And when you get a hundred of 'em, you're gonna get your deal and the $3,000. So for every no you get, put a dollar amount to it and then in your head, in your mind, go, thanks for the 30 bucks, thanks for the 50 bucks, thanks for the 10 bucks, whatever it is.

It's All About the Follow Up - Tips on how to bring a deal back to life
In Commercial Real Estate - whether you're doing a deal or trying to get someone to respond to an email - it's all about the follow-up.
I'm currently working on a deal to acquire another shopping center and it wasn't going exactly to plan. The deal started going stale and I was willing to walk away. Following up with one of the partners in the deal was what was needed and we look like we're back on track.
It's all about the follow-up and not giving up. It's also about being willing to walk away and explaining your intentions and why.
Then I had a client who contacted me because she wasn't getting the results she wanted via email.
In your follow up emails, you MUST provide value. Remember, email shouldn't be MEMail. It should provide value to the reader.

3 Reasons Why Your Neighborhood NLA is NOT Your Enemy
I've said it before and I will say it again. Your NLA or Neighborhood Leasing Agent is not your enemy. In fact, your NLA is your biggest source of information, leads, and potential deals. Here are 3 reasons why.
1️⃣ Accurate information - Sure, online sources can give you information, but your NLA will give you the details about rents, which is super important to know when working on deals.
2️⃣ Leads - Your NLA can send you prospects especially if they already have that prospect business in their centers. If they know you're looking, they'll more than likely send that prospect your way.
3️⃣ Dead Deal Meetings - You can meet up with your NLA's and bring those dead deals or deals you couldn't work and it may just be what they're looking for.

If You Give You Must Get | Leasing Tip of the Day
If you give, you must get.
I know many of my friends in retail leasing are seeing high leasing velocity but let me remind you: If you give you must get. You don't want to set the expectation that you'll just give and give and give. Don't be so anxious to get the deal done because that will train the tenant to ask again.
Okay, Beth but I don't just want to say, "No."
Sure. Here's what you do.
You give them options that benefit you; whether it's 10 cents or 20 cents more per square foot or whatever, you're negotiating so you're not on the losing end of the deal. Let them make the decision.

Rental Rates and Tenant Mix: What Should Leasing Agents Be Looking at in 2022?
Commercial Real Estate is not just on fire in South Florida, it's on fire everywhere.
So, let's talk rental rates. There are a few factors you need to consider including CPI.
Now, once you're done thinking about that, think about tenant mix. Do you have a good tenant mix and while one tenant may bring in better rent in cost per square foot, they may not be the best mix for the rest of your tenants.
