In this episode of The Real Build, I sat down with Whitney Hill, who is part owner of Snap ADU. Snap Adu specializes in Accessory Dwelling Units in California. Accessory Dwelling Units are smaller homes ranging from 400 - 1200 square feet that are built on existing residential properties with a main home. They are very popular in California and spreading fast across the United States to provide more housing with a massive housing shortage.


In addition to discussing the benefits and design considerations of ADUs, Whitney also shared some tips for homeowners who are interested in building an ADU. She recommended doing research on local regulations and zoning requirements, as well as working with a reputable design-build firm that has experience in ADU construction. She also emphasized the importance of having a clear understanding of the project timeline, budget, and financing options.

In This Episode of The Real Build, I sat down with Austin Duchaine, who owns multiple companies AD&C Enterprises, 1-800 Water, and Manit Industries. AD&C is a drywall, framing, and Carpentry company specializing in commercial and residential construction. Austin also owns 1-800 Water Damage which specializes in restoration services. Austin also is the owner of Manit Industries, which is a staffing company. The fantastic thing about all of Austin's companies is that they all work together so that Austin and his team can better serve their clients.


Austin and I discussed his businesses, but I wanted to focus on his restoration business. After the recent hurricane that hit Florida, where I live, Hurricane Ian, I wanted to focus on what people need to look for in a restoration company when a storm hits. Many people dont know where to go after a storm does damage to there home. Austin helps break down what exactly you should do and who you should hire.


At 14, very few young people have a passion that will lead them to their life's work. Austin Duchaine is one of the few who discover their passion so early in life. When he was just 14, he discovered that he genuinely liked drywall and everything connected with the construction industry. He also began to realize that he has the blood of an entrepreneur flowing through his veins. More than 20 years after he first worked with drywall, he still gets up every working day looking forward to serving clients in the construction industry.

In this episode of The Real Build, I sat down with Stefani Boyd, Owner of New Valley Home Services. Stefani is a Broker and Mortgage specialist out of Sacramento, California.  


The mortgage industry is getting hit hard these days. With interest rates rising fast, people are slamming the brakes on purchasing new homes. Home prices have also gone through the roof. With high rates and prices, houses are much less affordable for Americans. Stefani and I talked about many topics affecting the mortgage industry and where we see things heading in the near future.


Stefani turned to education as her path towards success by going to community college at 16, went on to receive a criminal justice degree and by 21 and became the youngest criminal investigator in Sacramento County, where she achieved an impressive record of positive outcomes for her clients. Along her journey, she met many people from unusual backgrounds, some of whom struggled with substance abuse and eventually committed suicide. This encouraged her to pursue helping people in need of stability and care.

 

After a successful career in criminal investigations, Stefani went on to pursue her dreams of joining the family real estate business. She spent years learning the ins and outs of real estate and lending with her family brokerage and was able to purchase her first home at 23.

 

Today, Stefani is a broker, mortgage and loan expert who specializes in helping real estate agents gain an edge in this competitive market and has both her real estate and mortgage broker licenses and is the CEO of her own corporation. Stefani is a proud Air Force mom, has three sons, two granddaughters and her adorable Pomeranian, Lola. Stefani is passionate about grassroots community outreach and enjoys working with her community to find solutions to help people experiencing homelessness in Sacramento.

A topic I wanted to discuss is something that recently happened to me, and it hit me hard the last month. It was bothering me. A home that I do home watch for the previous three years was listed for sale for 5.5 million dollars. Now you are probably saying a couple of things. Wow, that’s an expensive home, and or ok, what’s the big deal?


The primary reason it bothered me was that I do these people's home watch and am a real estate broker. Ive gotten them properties in the past as well. I sold them the lot the home was on!  I designed and built the home, which was a huge slap in the face. I went above and beyond for these people. Making sure everything was fixed and running well for them.


But yet, they listed with another agent.  


At first, I was bothered by it. I'm competitive, but I also couldn’t comprehend why they did it. I looked for reasons. I blamed others for it. I was angry.


After a bit, I started to think back to everything I’ve learned through my personal development journey. I needed to stop pointing the finger at others and look at myself.

Exteriors - clean, smooth stucco, wood brackets, no brackets, modern making moves


Roofs - still tile and metal


Paint colors - light colors - whites


Garage doors- more customized - modern glass or carriage style, A lot of brown doors


Garages - heavy epoxy - HVAC - Freezers Sinks - MORE SPACE

What I gained from it 

Consistency – 6 things daily that you must accomplish with no compromise or excuses.  


Physical change - After dieting and two workouts, you will see a physical change, bringing more confidence. More confidence with everything like meetings and sales. Higher confidence better performance.

     

Reading -  I got back in the habit of daily reading. 


Clarity – In a constantly changing construction environment, having a clear head helped me tremendously with many difficult situations and continually having to pivot.


Diet – I needed this. Having a healthy diet made we sleep better, feel better, and wake up with an overall better mood.  


Sleep was phenomenal, which made me want to tackle the day. Energy levels were better. In a Fast-paced real estate environment was more alert. Could deal with issues faster or get deals done smoother.

 

Helped with stress – with real estate and construction, there are a lot of stressful times, especially today – supply issues, labor issues, price increases, build delays. 

 


The Bad


Time – This was tough. Being a real estate broker, you are on the clock all the time. Being a contractor, you go to work early and come home late. So waking up earlier and going to bed later because of the second workout, my days flew by.


A release to relax – I'm not a heavy drinker, but I do like my occasional drink with my fiancée to relax on a Sunday. We enjoy our time together, and we did during 75hard. But in this crazy real estate and construction world, not having a drink here and there was really tough.


Less time with friends and family.  – Time wasn't always on our side, working late or working on the weekend and going to an event where more than likely, everyone was drinking.  


Exhaustion – I know I said energy levels were better, but there were many days when I was just burnt out physically and mentally. Have you ever read a book but couldn't process anything because you were so exhausted. That's how I felt.


Overall the good out wayed. The bad in this experience. I feel like a new person again. I feel good. I feel like I can seriously take on anything I want to. If you haven't done the program, do it. If you are struggling, do it.
