David and I discussed a variety of different topics about the building industry. Most importantly, we talked about how the best approach in building isn't to sell your customers just on price. It's essential to sell yourself on the customer experience and quality. We discussed how valuable customer experience is during every build, and as builders, if we focus on the overall experience versus other things, we are going to over-deliver.
In this episode of The Real Build, I sat down with smart home technology guru Adam Justice. Adam is CEO of Grid Connect, a manufacturer and distributor of networking products and wireless sensors. He is responsible for developing the vision for the ConnectSense consumer product line, a group of wireless products steeped in the technology of the Internet of Things. Adam is an expert on the Internet of Things and has also spoken on the topic at many conferences across the nation.
Adam and I discussed everything to do with smart homes and whole-home automation. We talked about expensive options such as Control 4, and also discussed DIY options to save customers money. We explained everything a customer needs to know, including the install process and making the system stay connected. Smart home technology is becoming a go-to in every new home I build. Homes are being prewired to support this technology. People are now able to control every aspect of their home from their cell phone anywhere in the world.
This episode is excellent for anyone that wants to learn about home automation products and which products to buy.
In this episode of The Real Build, I sat down with Quinten Lovejoy with Crane Insurance Agency. Quinten specializes in commercial insurance, general liability, property, work compensation, group health, and life and disability insurance. He is a very active member of his community.
Quinten and I dove deeper into commercial insurance and what people need to look for when getting insurance for their business. We discussed the essential things that people don't know when getting insurance. We also talked about how Quinten strives to work with his clients to identify things they need or things that they are missing with their current policy. Quinten always takes time for his clients. It's not about the numbers and how many policies he sells like most agents. Quinten has a passion for providing exceptional service to every one of his clients, and to continue the relationship with them long term. He takes the time to evaluate their insurance packages and gives them recommendations to better help their company, even if he doesn't get paid to do it.
In this episode, I wanted to point out things that people need to look for before building a new home. I recently took potential clients around to other builder's model homes in my area. It was a learning experience for me because I got to see what my competition is doing and not doing. It drove me crazy to see some of the corners that were cut in the luxury homes I was showing. Not many people know about the small details to look for, and that's what I wanted to discuss in this episode.

In this episode of The Real Build, I sat down with Spencer Padgett. Spencer owned his own development and contracting business and was the COO for a large design-build firm out of Chicago. He has entitled and developed over 2,200 acres of residential land and has built over 80 custom homes. The teams he led designed and constructed over $25MM/year in contract value. During the downturn, his company provided due-diligence, pro forma creation, site investigation, development, construction, and sales operations for private equity projects located across the country.
Most importantly, he was a long-time Captain in the United States Marine Corps.
Spencer made a considerable career change a little over a year ago into the technology space. He joined the construction management software company CoConstruct with a mission to help more builders manage and grow their companies as he did. He brings a builder's perspective to one of the top construction management companies in the U.S.
In this episode of The Real Build, I sat down with Rob Trampuh, the Owner of Timber Peak Construction. Rob was a top builder in his area that has built everything from larger commercial jobs to green building practice, home building, general contracting, modular, prefab, industrial, and any size renovation. Within the past twenty years, he has done it all when it comes to construction.

In this episode of The Real Build, I wanted to reflect on the past year and tell you more about my life. I made a significant choice that has affected my entire life.
So this year has been a crazy year for me. Filled with good and bad things and I want to discuss these things with my audience and how they have made me better.
It started when I wanted to work on my personal development. I joined a group full of driven entrepreneurs that want to better themselves called the Arete Syndicate.
This group helped
· Force me out of my shell
· Made me want to reach higher and perform bigger
· Opened my eyes to my surroundings
· Formed routines
· It made me think of business differently in a lot of ways and what I need to do to get better.
I was looking at my life in a lot of different ways and realized a lot was holding me back. One of my mentors, Ed Mylett, said that we would make a few significant choices throughout our lives that would alter our paths, whether it's in your faith, business, friendships, family, or relationships. You blink, and you are five years older and in the same place. I realized all these things were being affected by my relationship.
I wasn’t happy. It was toxic. It wasn’t changing because I was with someone not willing to change.
I got a divorce last spring.
I'm sure they're a lot of people out there that are stuck like I was.
After making that choice, yes, I lost money, but I swore to myself that I would make it back 10x fast, and I have because I was free.
This helped me become myself again. It has enhanced every avenue in my life, including family, relationships, faith, and business. It enabled me to do things I would never have done before. This podcast was one of those things. I have met so many new people over the past months and expanded my network like crazy. My client base has grown, real estate business is better than ever, and I'm about to grow our construction business as I've always wanted to.
So if your stuck, evaluate what is holding you back. Where will you be two years, 5, 10 years from now?
My goals this year are as follows:
1. Continue to grow this podcast and help people and meet new people.
2. Appear on 20 other podcasts or youtube channels.
3. Finally, expand RK Reiman Into Naples and establish our brand as a premier luxury home builder.
4. Continue the growth of Reiman Properties and hire a couple of salespeople to my team.
5. Buy a rental property.

8. Stay consistent with my fitness and health.
In this episode of The Real Build, I had a conversation with Dave Cooper of Connecticut Valley Homes. Dave is a modular home builder. Dave and I discuss the benefits of modular building versus your traditional site construction. There are a lot of misconceptions about modular home building. Modular homes offer a ton of benefits such as faster build times, better quality, more efficiency, and a reliable product. Modular construction is becoming the go-to form of building in a lot of areas because of the lack of quality labor. Larger building companies are moving towards modular building.
Dave also has used video to not only build his brand but to teach people in the building industry that there are alternative routes to building a home. Dave is on a mission to help bring people in the building industry together so that we can build more efficiently and affordably. He believes in the art of conversation to connect people and to grow the construction industry. He interviews people in the building industry to help drive the building industry forward, be part of the change that's happening, and innovation to help solve the affordable housing crisis.
In this episode of The Real Build, I sat down with Mike Sherrard, known for his international brand "The Purple Realtor." Mike is a top producing realtor in Calgary, Alberta, Canada. After studying engineering, Mike decided that wasn't the path he wanted to be on and decided to turn his passion for homes into a career of helping people buy and sell them. Mike thought outside of the box and went all-in on social media when nobody in his area was. He has built a brand many people know and trust. It was a privilege to have Tyler on this episode and talk about many great topics, such as what customers need to look for. But, the best part was talking about how we, as business owners, can wage war on our personal development to not only grow our business but grow in all aspects of life.
Unfortunately, most people don’t maintain relationships after a transaction is complete, which is one of the worst things you can do.
We have built our construction company on customer service, which is one of the most significant aspects of how people view your company and your reputation. So I'm going to dive deeper into how we have built a top reputation over the last 25 years because of customer service.
Where it all starts is the walkthrough faze with the customers. With our construction company, we always do a final walkthrough before the customer takes over the home. We show them how everything works in the house. We go over all warranties and give them all info on the products in the house in an organized binder or USB drive file. We walk through every room and make sure everything is perfect. If we missed something on the initial round of punchouts, we schedule all subs to come at the customer's earliest convenience to take care of it.
Real estate is the same thing. If you are working with buyers, you should always have a final walk-through scheduled with them to make sure all inspection items and everything that was supposed to be taken care of was taken care of. I've walked through for customers because they were out of town.
The next thing is following up quickly on all warranty work.
We offer a 1-year warranty that covers the whole home. Things are going to pop up, and we have to take care of them as soon as possible. We go to the customer's house and meet them in person and assess the situation. Then we schedule the best time for our subcontractors or us personally to fix the problem.
Act as there go-to for everything they need. Be the gatekeeper.
We are the go-to for everything our customers need. If they are looking for a guy to pressure wash their roof, I have a contact. We are the gatekeeper to solving all of there issues. I even have a real estate solution where we can help buy, sell, invest, and soon to be rent our properties.
Be a friend and treat them like family.
Do Follow up calls and ask how they are doing. Wish them a happy birthday, send handwritten letters in the mail. Our customers let me show their homes to potential customers because of the relationships we have after the build is done.
These days your air conditioning unit is essential to a comfortable home. Having a quality unit with proper install matters more then people think. So many people have needs for air conditioning maintenance but unfortunately, go in blind to not knowing what products and materials matter.

Right now we are seeing a lot of coastal design – light colors, blues, greens, openness, light beiges, white cabinets, less crown molding with more of a focus on ceiling design and detail, wood floors, or wood look tile, indoor /outdoor living shaker style cabinets and interior doors
Common decisions that owners struggle with during the design process an example could be some of the short term vs long term monetary decisions.
In custom building, there is so many things and elements to a home especially if it’s a big home. It comes down to like a spoke about before getting the floor plan right and the actual design style they are looking for.
A lot of the struggle can be based on price and budget. A lot of people want it all but they don’t have the budget to do certain things. This is where I have to step in and guide them
How do I help decisions get made on projects to keep things moving forward?
Its all about constant communication from start to finish. You have to set expectations with the client.
What's a piece of advice I would give to someone coming up in the construction industry?
Get experience first. Actually, swing a hammer and work out in the field. So many people just pass the test and become Joe builder
Work for someone with a good reputation and learn. Have that mentor
Exceed all customers expectations – don’t go cheap – quality in every business is huge.
I have grown up in construction my whole life. In the last 7 years, I have sold over $50 Million in New Home Builds. While also being a part-time licensed real estate agent, I have sold over $40 Million over the last 7 years. I am currently ranked within top real estate agents by sales in and around Marco Island Florida. Thus far in 2019, 9 months into the year, I have already sold $10 Million in Real Estate.

In this episode of The Real Build, I wanted to talk about a topic that many businesses have to deal with regularly: how going with the lowest price isn’t always the right choice to make. This is big in the building industry. Many customers choose to look at the price and not pay attention to things such as reputation, quality, details, and overall features.
I personally have lost potential customers due to price because they didn't look deeper into the product they were actually getting or the overall value.
I want to talk about why the lower price isn’t always the best choice.
A lot of the times, the lower price will get the job. This has happened to me many times, and I'm sure to other builders as well.
However, in construction, the lowest price is not the best route to go. Unfortunately, a lot of people have had to learn this the hard way. Cheaper isn’t always better.
You pay for what you get.
Here are a few things to consider when looking at cost before selecting a builder:
1. If the price is dramatically lower, something is more than likely missing. It doesn’t add up...
2. Do your comparisons – feature sheets, price sheets, allowances, etc.
3. How long will it take to build?
4. Quality and detail do matter, such as what materials are they using. Most people don’t know how to judge this. If the builder showcases the materials used upfront, pay attention.
5. Punch outs and follow up after the project.
6. Jobsite management is key.
7. Look at their current jobs and how fast they are moving. Are there workers there consistently?
8. Reputation does matter.
9. The connection does matter.
10. In the end, we are not meant for everyone.

Dan is the 3rd generation of his family's drywall company, Wies Drywall and Construction Corporation. This company is a commercial wall and ceiling contractor located in St. Louis, MO founded in 1971. The company has a tradition of service, quality, and performance.
Their goal is to treat their partners and team members with honesty, courtesy, and care.
Wies Drywall serves the eastern Missouri and western Illinois region.
They are one of the largest drywall construction companies in the St. Louis area. If you are in a commercial office space in St. Louis there is a good chance Wies Drywall put up your walls.
Dan and I talked about a lot of topics that have to do with the construction process. We discussed the construction process in detail and what customers need to look for when communicating with a contractor. We also talked about the drywall process and how drywall is the key ellement before a lot of other construction trades coming in.

I enjoyed interviewing Austen because he comes from a similar background as I do. Austen grew up in the construction business working alongside his dad, the founder of Austen Construction back in 1993. 1. DO YOUR RESEARCH - Everything is online now. You can find out everything about everyone.
2. Don’t just hire a someone you know - Let’s face it most of us have people we know in construction and real estate. It doesn’t mean they can give you the best overall experience.
3. Experience does matter - Not much explanation needed here.
4. Interview top contractors and agents and hire who you feel most comfortable with - If you don’t like someone from the beginning, it's only going to be worse towards the end.
5. Review what they have to offer - What a builder offers standard in there pricing or what a realtor provides for marketing are some examples.
6. Look at there portfolio - look at homes the builder built and walk through. With realtors look at what they have sold. Call past customers that they worked for.
7. Long term relationships matter - Your contractor or realtor should always be there and always pick up the phone to answer any questions.
8. DON’T ALWAYS LOOK AT PRICE - Don't make your final decision on cost. You get what you pay for.

After recent storms in the state of Florida, many people had with roof leaks, and some still have tarps on their roofs waiting for insurance money or a capable contractor to repair it. People were fighting with insurance companies, getting ripped off by contractors for repairs, and not getting the help that they needed. It was a mess, but the problem was people didn't have the information that they needed before the storms.
There are so many elements that go into the construction of a roof from the initial wood, to the underlayment, to the exterior finish. If done incorrectly, problems can happen. One nail being wrong can cause issues over time and this is why people need to hire a contractor with experience, and that knows the exact process for repair.

Damian grew up in a small farm town in North Eastern Iowa. While growing up he worked on farms and during high school, he worked for Custom Pre-Cast setting slats for the construction of hog confinement buildings. After high school, he spent just over 4 Years in the United States Marine Corps.
Shortly after my Honorable Discharge from the United States Marine Corps, Damian married his wife, Jennifer. Upon moving to Oklahoma, he started working construction on the side. He found that he enjoyed it and went to work for a small home building company and helped them grow to one of the largest homebuilding companies in Oklahoma.
After 13 years, together Damian decided that he wanted to start his own home building company. So with an exceptional understanding of the home building business, he got started, and Handmade Homes was born. He has been building since 2014, specializing in energy efficient homes.
Going forward as Handmade Homes grows, he will continue to oversee every home and check every building site to give customers the best home building experience possible.
