10 Things Top Producers Do That You Don't
In this Episode I share my 10 Things Top Producers Do That You Don't.   First lets talk about what qualifies an agent as a top producer.  Each company and assocation will have different levels for reaching a top producer status.  A Top producer could be someone that sells 60 homes at $50k each, or 3 homes at $5 million.  An agent that sells $5 million in volume has an income near $100k depending on company splits.  You might sell 24 transactions in a year and only make $50k.  You would be considered a top producer in my eyes.  So what do top Producers DO That You Don't! They will out work you and do what you won't do!  Question? are you single with a regular job?  In my head, you should be able to out work everyone. Not afraid to ask for the business Willing to talk to strangers They block time to lead generate daily. They don’t just focus on current transactions Are you full time? Do you work more than 65 hours a week? Then you should be closing 40+ transactions a week Top producers have some leverage because they’ve lived in their areas forever They focus on listings They come from contribution They follow up They focus on building relationships first

The Deal is in the follow up!
In this episode, I share my tips on following up with clients.  One of the biggest complaints from consumers is that we don't communicate  well and follow up.  Just imagine what business can be like if you just followed. up.  The lead is all in the follow up! Many agents lack systems.  So let's talk about systems with sellers. You've had your listing appointment now what!  If you've been watching my lives for almost two years, you've heard me talk about showing your value you when you arrive at the listing appoinment. Have your thank you card ready to be mailed the day you visit the seller Start the listing draft even if you don't have the paperwork signed. Send a follow up email the next day or the same day Remind the seller what you decussed and send all recommendations to the sellers. In the email include a list of updates and things to do to make the home - for sale ready Schedule your follow up dates in your CRM, your calendar, google calendar, or your old school planner. what is the best way to remain reminded? If you didn't get a listing date, ask for one Tell the seller when you will send the paperwork AFter the paperwork send the draft listing to your seller. Do they have any recommendations pre-checklist- the things you need to do before the home is listed Make sure you have a follow up report The under contract follow up The closed follow up A few months in follow up The house anniversary follow up Add to your monthly mailer Follow up and ask for more business from your client  You have not because you ask not! How to generate more followers and leads with Reels & TikTok
In this episode, I provide my tips on how to gain more followers and leads with Reels, TikTok and Video.  No! You don't need all three.   Now, wefore we get into more followers, do you want more followers or more closed deals?  Yes, I want to be a leader and not a follower, I learned that early on with social media.  I know I mus have more people follow me than I have followers. My original goal with social media was to connect with old friends, coworkers and family.  But today, I am using social media for connecting and generating new business.  Below are my tips: Create user generated or your own content - give give give! Pay close attention to the trends - every once and a while I’ll use a trendy reel or TikTok Identify your target 🎯 audience Add a call to action at the end of your reels - you need a good hook right away and learn how to  tell a good story, Use best practices for photos and video -  Maee sure your video work’s without sound. Clean your phone lens  and start talking right away with your videos. Don’t be a sales person all the time. Stick to the basics Don’t cut yourself off at the knees or ankles - Always make sure you are framed in your video or photo!  Not too much head space. Video - don’t look down or up and your audience.  Make sure you camera or phone camera is at eye level. How to you watch tv? People are equally justified in the camera. What’s your brand voice?  I love education, training and providing value to my agents. Use email to remind people when you create new content. In 2022 3 to 5 reels a week, I gain more followers when I provide value and marc is in my video. Your 1st Buyer Leads & Listing Leads for 2022
Yes, many of you have heard me talk about listings.  When you own the listing you own the inventory.  However, there are many properties with tenants that could be your buyer.   The great thing about buyers is that they have already been approved or have cash to buy a home. Wait, please don't tell me you are showing homes with out a pre-approval!  there is no, window shopping.  This is your career and we are not window shopping. The only time to window shop is because you're borded and heading to TJMAXX.  Well at least that is what I do! Based on my research, buyer leads will come from TiKTok, YouTube and Instagram.  The median age of a buyer is 33 and the median age of a repeat buyer is 56 and they will pick you because of a referral and direct mail. 45 Days to a Paycheck
In this espisode, I share my tips on obtaining a paycheck and my lead generation startegies to earn a paycheck every week. In our marketplace the median days to closing, once you have a contract, is 43 days.  So when I say, "45 days to a paycheck", I mean after your client is under contract.  Therefore, if you have a listing, those 45 days could realistically be an extra 9 to 31, as in the Illinois market area (infosparks).  Now your paycheck is 76 days away if you are the listing agent and you have 31 days until the property goes under contract.  If you want to be 45 days to a contract, you've got some work to do. As of October 14th, 2021 in Illinois, there are 37,347 potential buyers.  In our MLS area from Joliet up to the Wisconsin border west to about Hinkley, Illinois there are 998 lis pendens properties where the bank has officially started the foreclosure process. Now just remember, this does not mean the home is underwater, but it does mean is that the homeowner may be in a position to sell their home.  So what can you do to start generating new business?  Listen and grab your notepad to write down my tips. In this episode I discuss, "how to earn more money in real estate". This is the week of the DM.  I get it! I do like to answer my Direct Messages.  I probably won't answer right away, because our agents come first at CarMarc Realty Group.  However, because I go live to educate the real estate industry I do answer your DM's eventually.  Many of the DM's are around lead generation.  So many agents are challenged with earning more money in real estate.  So this week, on Friday, Let's chat over coffee at 9am around Earning more money, building an inbound lead generation business and a sustainable business. I find that may of you want success over night.  You want the leads to pour in, you watch the producing agents, get lead after lead after lead. And you can't understand why it's not happening for you.  You even want the brokerage to give you leads.  Extremely rare, and if they do, you will pay for that lead.  There is no overnight success.  Now, if you win the lotto that might help, but learning the game of real estate takes time, effort, education, putting the education into practice, and doing what other agents won't do. The Basics of a market analysis
In this episode I share the basics of a CMA.  There are basic steps when build a cma.  Assuming you don't know the area you must use your information gathering sheet or google sheet or an evernote template.  Today I am providing the basics of building a CMA You need the details to create a market analysis 🧐. Once you have the details you need the history of the property. I recommend previewing the home and getting the measurements. Assuming you don’t have the room measurements. Rule of thumb is to always  compare apples to apples 🍏 Example - Bartlett home and the two appraisers - listen to hear the full story The listing agent should show up to an appraisal Preview the home Start with the home address. When building a cma in your mls - I prefer the mapping tool but you can stay within a mile of the home If you are in a neighborhood that has a subdivision stay within the subdivision. If another subdivision is across the street and those homes sell for more in your subdivision has close deals the appraiser will stay within the same subdivision. Good try I always put in the same criteria as a home in the MLS. Our MLS automatically counts the number of properties on or off the market as we search. Here are the steps, search by address using the map, depending on your MLS make sure you have the correct properties height, make sure you put in active under contract an off market. Remember you need closed properties to get a value. And depending on your market place no more than six months. I always try for five closed properties that are similar to the property I’m putting on the market. Do you need at least three to get an average or median. I always like five because an appraiser might not use the homes that I selected. Once you have your list of homes you can build a one line summary or a side-by-side report. I simply old-school print out the listing  sheets.

Hit Your Network with a Bang
In this episode I share how to reach your network and your neighborhood with blitz marketing. Ask yourself these questions  Are you preplanning your marketing?  Are you using blitz marketing?  Are you generating leads with your marketing from your listings?  And using a call to action?   When you list a home the number one goal is to expose the home to the entire marketplace and help that seller, sell their home.  Your goal is as an agent to follow through and make sure that happens.  Your second goal is to build an awareness that you are an agent, a professonal agent and a competent agent.  Your third goal that will come out of this marketing is to generate new business.  In order to make a living you must become a listing agent.  There are several spokes when you list a home.  Think of your old school schwin bycicle.  you have a wheel and several spokes.  Steps when you have a new listing. When you list a home you have the potential to reach your network the neighborhood of the home the entire city of the home the United States & The world When you list a home the best way to create a "Bang" is to have your marketing completed before the home hits the market.   Your Spokes on your wheel might include: Your postcard Your brochures Your intro letter to the neighbors your open house Broker tour if you have them - twilight open house The email blast your 60 second video and or reels Your Facebook, Instagram and twitter posts Are you creating an AD on social media If you want to use Linkedin, create a write up and post it like a blog - some of us are using linkedin like Facebook - I need you to re-think this!  Show the business world that you are a professional. Convert the listing appointment to an active listing
Are you the new kid on the block, the new agent or the seasoned agent working in a new area?  Don't stress,  you can convert potential sellers when you have the right tools.   Are you a part of the “no network syndrome”? How about the fear of not converting when a potential seller invites you to their home to possibly list their house? Converting clients into listings when you are the new agent, or the seasoned agent in the area or you just moved to an area where you don’t know anyone is not impossible.  There are many ways to convert a potential seller when you are a new agent or new to an area.  Below are quick strategies to convert sellers. One of the first questions a seller might ask is "how many homes have you listed in the area"?  Most agents freak out and then provide the standard answer, "I haven't listed any homes in this neighborhood, therefore, I am going to work harder for you". This is an old strategy taught to me back in 2001.  Seller's are much more savvy today and we have to become more strategic then traditional strategy. Your beginning strategy is to understand who is listing and selling the homes in the area.  Start with looking up every agent that lists in the neighborhood and find out if they only list,  do they do dual agency or do they bring in buyers!!!  You may determine that many agents that list, are not the agents that sell those homes.

You need a brochure for your listing.  You can make one in minutes on Canva.  If you work for a brokerage that has brochure template, please use those.  You never know when someone stops by to interview you to list their home.  It also helps you look professional.  Even if, the home sells in 24 hours. You also need to market the property for the seller. Create a flyer for your listing.  Even if you know the home will sell fast Host an open house for every listing If your state allows broker tours host a broker tour Create a virtual showing video Create a live "scheduled open house" You need a just listed card - lead capture form to capture a name and email and maybe a phone number Under contract post card & A Just sold post card Mail to the neighborhood & to the local businesses and the local schools (Post card) Live where you work"  Start shopping for a home today!  Use homesnap or what ever tool you have to capture a name, email and phone number.
