In this episode, Let's Talk Market Data. For the last several months ever agent has experienced a change in their business.  If you are a new agent, you probably are trying to figure how to jump in to the business.  Anyone every jumped double dutch?  You kept trying to figure out the best timing to jump up.  Or how about when you go swimming and you know the water is cold.  When do you jump in, being stuck is real. Or how about you want to be successful so badly that you are all over the place. 

Again it's not anyone's fault that the market is different.  I can't remember being in a situation where, market time has gone up, median sales prices are up, we still have multiple offers, interest rates are up and inventory is low.  Even real estate agent went to DC to speak to congress about giving incentives to encourage landlord's to sell their homes.  We are all trying to get creative to find more inventory.  

Demographic Drives to housing demand.

In 2022We've increased in population

- 1 million more in 2022Births

- 3.7 milliondeaths 3.3 million

- Divorces 690,000

- Turned 30 in 2022 4.4 million

- Median age of a first time home buyer is 36 up from 33 in 2021

Tourism from other countries to the U.S. is up since the pandemic. Normal interest rates are around 5.3% and today we are near 7.1% as of thursday May 11th, 2023.  Talk to your mortgage professional for the current rate.Homes sales new and exsisting are bottoming out.  even with new construction.  Lumber prices are down, but the cost to move it to the U.S. is high because of tariffs.

  5. Write letters, scripts, follow up scripts, process
  6. Create newsletters,
  7. leverage data

Today I am speaking to everyone that needs to be a better converter.  One thing I know, it’s hard to teach motivation, grit and the grinde to do this business.  So, before we get into the ways to convert, you must be willing to show up and do the work.  Yesterday I had the privilege of sitting with heavy hitters in the Chicago and Illinois West Suburban market.  I watched Sheena Baker and Naja Morris pick up the phone to convert potential clients at the early lunch table.  It was fun to watch.  It was also fun to watch how they shared their systems with each other.  I should give you my disclaimer, I am not sharing their stuff, if you DM either of these ladies, make sure you are coming to the table with something to share, or break out your credit card.  So between everyone at the table we all have something to give.  However, sometimes I sit at these tables and wonder, what can I provide?  One thing I know is this,  everyone at the table has a work ethic like no other.  Ya’ll can’t even imagine how hard they work.  One day we just might come outside and share.  The point, when I provide ways to convert clients faster with AI or ChatGPT, Bing, YouTube, Canva Magic Write, whatever you choose to use, you still have to seal the deal.

Question? what makes you stop on social media to preview someone else's content?  Is it pictures, the written word, audio, or video? Maybe it's audio and video. Tell me in the chat.

I stop to watch videos where I learn something, I am entertained, yes the professional or amature dancers, and the comedians.  Some of my favorites are the teachers that share their experiences.  How about the inspirational videos or the funny pet videos.  The giving videos always make me cry.  by the way, Ryan Reynolds is always hysterical.

The real estate videos that make me stop are the beautiful home videos, the real life renovation videos and real life tips for homes.

So how can you leverage video?

One

  1. People really do want to hear from you and learn from you.
  2. Don't be boring, yes, even I need to work on that part.
  3. teach me something or your audience, what are you good at, what do you like to do?  How can you make me or others stop to engage?
    1. ideas - the fun things about owning a home
    2. show a video of you going to the hardware store to buy the filter for your furnace then show us how to replace.  No edits.
    3. The value of sustainability
    4. House hacks - cleaning out the fridge
    5. How about cleaning the toliet or your house every week. (my expereince with a dirty toliet)
  4. Yes, you do need the data, but make the video a good one.
  5. Add audio to your videos
  6. Use the recommended templates with your photos
  7. Ask the loan officer - ask the the expert

In this episode, I share updates on farming.  Proof that marketing and following up work!

You know I always love a good story.  Amber Raye, the agent nurse. Shared that she is doing the work of marketing to to sellers.  To keep it simple, she precurred three listings from targeting the expireds.

Note!  The hardest part of real estate is that you have to put in the work.  If you put in the work you will eventually generate a lead.  The process and the journey will be different for all of us.  I had an agent at the Georgia conference ask me about my conversion.  For me it took 7 months before someone in my own neighborhood hired me.  when it came to working with buyers and sellers, I called everyone I knew and asked them to let me help them with the buyer and seller process.

If you are not taking action becuase you are stuck, say to yourself, "the worst thing that could happen is that someone doesn't hire me, bcuase I am not good at the business yet, but the best thing is that someone does eventually hire me".

  2. mail to expireds daily
  3. mail to cancelleds daily
  4. Pick a neighborhood and stick with it.  Today I am mailing 200 postcards

A Guaranteed Way to Making a Living in Real Estate!

In this episode I share my Guaranteed way to making a living in real estate.

There is always so many ways to build a business.  In Real Estate we get so overwhelmed with the opportunity that we forget about "The One Thing".  Have you ever thought about focusing on one thing for the next 12 months to build your business?

If you've been in business for over 5 years, having a few ways to generate leads probably works for you.  If you are new to the business, social media, your office, the mls, the association and even me, we can overwhelm you with the opportunities out there to generate leads.

When I started selling real estate my one thing was buyers.  I knew that buyers could relate to my story of purchasing a home.  So I would tell it often at buyer seminars, with friends, family, the folks at church or anywhere I went.  I became an expert at new construction, FHA loans, how to buy with no money in the bank, how to fix things on your credit and how to save money for a down payment.  You name it, I became that expert in this niche and it worked for me.

if for 10 years you didn't avoid doing what you knew you needed to do, what would you be like?  Dr. Jordan peterson!

We only get 24 hours in a day.  Everything we do is a choice.  What do you do with the 24 hours in a day that you get.  Don't say you don't have the time. You have to "take" the time to get things done.

What Does that look like for you?  What is the one thing you can do consistently to build a business?  It's this simple.  If you don't want to put in the work then, get a job, or keep working that job.  If you want to own your own time, then you've got to put in the work. if you have a full time job and want to make real estate a full time career you have to show up.  I cannot make you.  I can email you, text you, call you, have an event, create the marketing, but I cannot make you do the work.  And for most it's  because you don't see the instant gradification.

Real Estate is for the long hall.  Yes, some of us can make this work quick!  But there are reasons why.  For me, it was I did not want to go back to work for someone else.  This had to work.  The other thing is, I love what I do.  I love seeing anyone that wants a home buy one.

So what is the one thing!

Everyone will build their funnel based on their area, networks and past business.  However, there is always opportunity to adjust and grow or even build a team.    Your goals are your goals.  Focus on your business and no one elses.  Let others keep you motivated when you watch social, but don't change your business strategy for anyone.  Unless it's a good growth move for your business.

Remember your "why" will keep you motivated and consistency will keep you with a paycheck.  Most of you are feeling the shift.  For the first time we are seeing price changes, more cancelled listings and expired listings.

As of the time of this recording, In Northern Illinois there are 6,909 preforeclosures that have not hit the market.  There are 2070 bank owned homes that haven't hit the market.  August 2022

In Central Florida I found 2086 preforeclosures.  Most of these homes have equity.   These sellers might be able to walk away with a profit.

What's true, many of our cities still have low inventory.  Keep learning about data and explaining the data to our clients.

In this episode,


  1. Stop worrying about what everyone else is doing - Stop worrying about what other people think about you and make sure you think correctly about your self.
  2. No matter how much you learn you must learn how to have a conversation and convert potential clients.  You can be the smartest, brokest agent.  Building relationships is a must in this business.  And sharing about real estate is important, but if you don’t know how to ask for the business, real estate will be challenging.  Sign up for toast masters!
  3. Every agent, must continue to lead generate.  These last few years were much easier for agents that have a database.  Listing a home, going under contract and closing was a piece of cake.    Any home that went on the market, SOLD.  Well most of them.  You didn’t have to do as much to prove your value.   Make sure you are mailing to your neighborhood, mailing to your network “sphere of influence” and using video and social media.  You must become the agent that is seen everywhere!  Although if you’ve been doing this you are a head of the curve!
  4. Use a CRM and follow up!  You have to keep asking for the business
  5. Get involved - Start showing up at your community events, community meetings, village or city meetings.  Get to know those that are in office and be the resource for real estate.  If you are not involved in your local association, that’s my challenge for you!  I would go as far as saying get involved in Women’s Council!  It’s easy to say, “I am too busy” that was me.  Feeling overwhelmed, but I had to make a choice to get involved.  Oh, and checking email.  Check your emails from your association.  We just had an event on a rooftop at a minor league park and I had agents say they hate they didn’t know.  Guess what!  It’s your fault.  Check your email and sign up when you see the email, don’t wait

In this espisode, I share my experience with paid ads and I share my tips to creating an ad by using video. 

April 16 2016 I went live on Facebook.  That two minute live  video resulted in 10 closed transactions From June 2016 to 2017. The production included 1.9 million and a gross commission of $53, 654.  I am always telling y'all, don't make me come back and show you how to do this business.

On April 16th I received an organic lead that resulted in the first sale June 2016.  On April 17th, I boosted the post and history was in the making.  I have over 7.2K people reached and over 3K views.  This was the video that just kept on giving.  If I hadn't changed company's I would continue to repost this video.  I guess it's time to have a replay.

By the way, the video was 2 minutes long and I only paid $10 bucks to advertsie and ended up spendinig an additional $8 showing an agent how to use the boost option.

As an entrepreneur or business owner we all needs systems.  Whether you stick to the system, adjust or change the system, you need a system.  Especially a social media system.  It’s ok to get off track, like many of us do, but if you want to be successful, you must have a social media marketing system.  Really a full digital marketing system is what needed, but most of us just need to start someone.  so first things first!

  1. Which social media network are you using, willing to use
  2. Which social media site is your network on?  If you think you’re going to hit the Jackpot on Instagram and you have 300 followers, you’ve got some work to do.  If you don’t like social media, I simply need to pray for you!  Yes, you can do this business without social media, but what will you do in the next 5 to 10 years when there will be a shift in how we gain business!  This is the site you should focus on and ad one social media site to grow.

10 Things Top Producers Do That You Don't

In this Episode I share my 10 Things Top Producers Do That You Don't.   First lets talk about what qualifies an agent as a top producer.  Each company and assocation will have different levels for reaching a top producer status.  A Top producer could be someone that sells 60 homes at $50k each, or 3 homes at $5 million.  An agent that sells $5 million in volume has an income near $100k depending on company splits.  You might sell 24 transactions in a year and only make $50k.  You would be considered a top producer in my eyes.  So what do top Producers DO That You Don't!

  1. They will out work you and do what you won't do!  Question? are you single with a regular job?  In my head, you should be able to out work everyone.
  2. Not afraid to ask for the business
  3. Willing to talk to strangers
  4. They block time to lead generate daily. They don’t just focus on current transactions
  5. Are you full time? Do you work more than 65 hours a week? Then you should be closing 40+ transactions a week
  6. Top producers have some leverage because they’ve lived in their areas forever
  7. They focus on listings
  8. They come from contribution
  9. They follow up
  10. They focus on building relationships first

In this episode, I share my tips on following up with clients.  One of the biggest complaints from consumers is that we don't communicate  well and follow up.  Just imagine what business can be like if you just followed. up.  The lead is all in the follow up!

Many agents lack systems.  So let's talk about systems with sellers.

You've had your listing appointment now what!  If you've been watching my lives for almost two years, you've heard me talk about showing your value you when you arrive at the listing appoinment.

  1. Have your thank you card ready to be mailed the day you visit the seller
  2. Start the listing draft even if you don't have the paperwork signed.
  3. Send a follow up email the next day or the same day
  4. Remind the seller what you decussed and send all recommendations to the sellers.
  5. In the email include a list of updates and things to do to make the home - for sale ready
  6. Schedule your follow up dates in your CRM, your calendar, google calendar, or your old school planner. what is the best way to remain reminded?
  7. If you didn't get a listing date, ask for one
  8. Tell the seller when you will send the paperwork
  9. AFter the paperwork send the draft listing to your seller. Do they have any recommendations
  10. pre-checklist- the things you need to do before the home is listed
  11. Make sure you have a follow up report
  • The under contract follow up
  • The closed follow up
  • A few months in follow up
  • The house anniversary follow up
  • Add to your monthly mailer

Follow up and ask for more business from your client  You have not because you ask not!

  • What is luxury? the state of great comfort and extravagant living.  something desirable but expensive.
  • What is a luxurious lifestyle?
  • Living a luxury lifestyle encompasses ultimate comfort, a stress-free lifestyle, and genuine happiness. Take note that living luxuriously entails that you have enough money to support such a lifestyle.

Below are seven steps to tap into the luxury market.  But don't stop selling the average price point in your market.  Higher end homes, might take longer to sell.  

  1. pick a high end price area - might be a condo building
  2. Research the area
  3. Who lives there - background, education, what do they like
  4. how often do homes go on the market
  5. Who is the top agent - tell me about this agent - is this who they are and how they live?
  6. Become an expert in luxury
  7. Have friends that live in luxury - or bring people along for the journey.  Target new attorneys and physicians.  They might not buy luxury today, but one day they will.
