What foreclosure looks like from a title insurance standpoint
Black knight is reporting that there are four million Americans in forbearance across the US. Many of those borrowers are now in the foreclosure process. As of right now in San Diego, there are approximately 90 properties in the county that are up for foreclosure. Ep 154 The San Diego Foreclosure Timeline
I hate to be the one to have to tell you this, but there are going to be foreclosures in California. It's a fact of life. The majority are going to come from landlords who will be losing their rental properties because of the eviction moratorium. So, if there is a moratorium on evictions, why not on foreclosures? Well, that's a good question. Today, the government aka the White House stepped in and put a halt to evictions. Now, while in no way am I condoning a swift kick in the keester during a pandemic, you have to understand that this is just kicking the can down the road. At some point, if renters do not pay their mortgage, they will be kicked out of their homes.

In March, the Mayor and Governor declared a state of emergency due to Covid-19. They also but a temporary ban on evictions. Now, renters who cannot pay, this is a good thing, hoping that they will be able to get above water--meantime, there landlords who aren't able to make their mortgage payments.

There is help out there. If there is any good news to come out of what's happening with the coronavirus--Mortgage Relief! If your home is backed by Fannie Mae or Freddie Mac, you can get put off mortgage payments for up to 12 months. This isn't automatic. You must call your servicer.
