Hope you are having a great Monday. Each week my goal is to give you a quick overview of what is happening in our real estate market to ensure you have the best possible knowledge regardless of what your plans are. That includes those who are NOT moving. Some of you are sitting on a great deal of equity and need me to keep your homes rented as you buy your next place. Thats something I am always happy to help with. Enjoy this weeks report.
As of today, I have focused all my energy on making this podcast the medium of how you get the best info on our community. I certainly cannot do this alone and hope to hear from ALL of you along the way.
Thank you for getting this started in Danforth East! Are you ready for the challenge of a lifetime? My 100Solds Challenge via MySoldReport.com is on and ready to make a big difference in peoples lives. If I am able to help between 5-10 people a month either buy, sell or rent in the Toronto/GTA area, I will provide that number X 5 of meals for the hungry and homeless in our city. If I help 5 people, that means 25 meals. If I help 10, that means 50 meals.
Here is another up close and personal interview that allows you to meet the amazing people in our city that are the reason why we are so awesome. These young ambitious entrepreneurs had a vision and decided to make it come true. The best virtual reality arcade in the Danforth East area by far. And not just according to my son, who loves this place. Tune in and enjoy!
Type in "best escape room in Toronto" and you'll see Looking Glass Adventures. Its right in our community at Victoria Park and Danforth. Had the chance to do one of my local business boost sessions with the owner last year and wanted to make sure you find out why we have some of the very best small businesses on the planet right here in our community. I support those who support local.
A reminder that the awesome Louis Cifer Brew Works at 417 Danforth Ave is having a fundraiser for the Detroit Eatery this Friday, Feb 1 at 7pm. Stop by and show your support. Hope to see you all there.
:Seller and agent do not warrant retrofit status or legality of basement apartment."
I call this the $50,000 clause for a reason. A bad one.
Back in 2005, Toronto lawyer Bob Aaron wrote an article about how this clause is full of deception and should not be used. For me, that was enough. How many times do I still see it 14 years later?
Want to guess how many listings have this wording being used as we speak? Just under 10 at the time of this podcast. Blows my mind...
And sellers do not seem to care that they are the ones on the hook also if this is ever challenged.
This clause is usually added in after some glorious description saying how there is an in law or nanny suite potential.
I give you permission to fire the agent if you ever see this on your listing. Better than the lawsuit that could follow by a buyer who has misled to think the basement "may comply"
Imagine looking outside your window this morning and seeing my hot chocolate cart parked on your street? Its fair to say that it makes a lot of smiles on cold faces. Same kind of smiles as when I have my Ice cream cart on your street in the summer. I invest in my grand opening events when I am selling homes in our area. Not everyone does. Be sure to support local whenever possible and sign up at DanforthWoodbine.com
Good morning neighbours. Each Friday at my local Danforth Woodbine Real Estate Club I do a review of how things are going in our area. Designed to keep my clients and local supporters in tune with what is going on. My goal here is tell the untold stories of what is happening in our local real estate market. Voted recently as the most searched area on one local website, the Danforth area is one of the most active markets in our city. Makes sense to connect with me when its time to make a move and ensure you and your property gets the exposure you deserve.
Its time to meet the neighbours that make this area so amazing. Amanda is one of those people who has invested her life into making her small business into something real. The Workaround is in the exact centre of Danforth Woodbine which makes it the ideal location for all things to get started at. If you are looking for the perfect co working space with child care options, this is the place. Listen to her story and you will see why this place is such a gift to us here. Stop by and say hello as its also where I am a few times a month in between handling your amazing properties in the area.
