The Toronto real estate market continues to move, however, it feels as if it might be moving in a delayed fashion as we sit at ~17,000 units of inventory. We always knew debt and insolvency levels were bad, but not this bad! According to a study, 48% of Ontarians are $200 from insolvency and we believe employment levels are slowly going down. It feels like we saw this coming and we discuss what this can mean for the future of this economy and the real estate market, especially if we have a new government come into power for 2020. 

Like most of our podcasts, mindset plays a huge role and in this episode we touch on the importance of will power. It is the driving force behind all success and it can be enhanced by creating micro wins that will give your mind a "false" sense of accomplishment - for example, getting up in the morning is a win. We also talk about how important it is for you to lose before you truly appreciate what it means to win.

We're into the Spring real estate market and in this podcast we're talking about our week dealing with the market and difficult realtors. We noticed there are a lot of agents out there that aren't working in their clients best interest and don't comply by best practices to get a deal done - which ends up with them losing deals for their clients.

Currently we both own sub brokerages under REMAX West, however we discuss the idea of growing our real estate businesses by leaving the big name brand brokerage behind. Big brokerages are like an incubator and you need to use them as a way to structure your business and grow your transactions before you jump off into your own thing. 

Then we go on to talk about questionable home rental items in properties such as, hot water tanks and why we think you might as well buy it outright and/or you should be given that option when getting a new home... AND why do new builds come with no fences?!

We start off by answering a question we got from a viewer which was; "When buying and selling real estate, what are the closing costs and who incurs what?". We touch on this topic pretty deeply and we even take a look at closing costs for first-time homebuyers specifically. After that we go over to talking about some issues associated to buying and selling real estate too quickly, such as HST and other miscellaneous costs.

We then touch on our weeks in real estate. As we inch closer and closer to the spring market we're are picking up MORE listings, MORE buyers, and closing MORE deals. Not to mention Steve is planning for the future as he unloads his current investment properties to reinvest into duplexes that are sitting on sub-dividable lots.

To end off, we jump into our current mindsets, what we need to do in order to not burnout and keep grinding with high intensity. Of course we sprinkle in some stories of why real estate is a good proven investment and why everyone should look at it as such.

It's Going To Be A Tough Year For Toronto Real Estate

If you like cars, you're going to love the start of this episode. Formula 1 is back and Steve is amped up about it as he's decked out in Mercedes AMG gear! Not only that, but we start off by talking cars - more exclusively our Mercedes.

Okay, now back to real estate! Our week's have been interesting to say the least... From firming up deals, to getting new listings, to crazy condo stories, and stressful situations dealing with agents. We pull out a ton of stories for you this episode. We chat about situations with desperate clients who would give anything just to close the deal and we explain why we did the exact opposite. We also touch on the topic of; Should you find your real estate sweet spot or should you have an inventory list filled with multiple SKUs (luxury, family, starter, investment, etc.).

More and more we're noticing that 2019 is going to be quite a tough year. Not only from our personal experiences in the market, but simply from watching consumers and others. At times like these you need to be extremely aware of your surroundings to know how to move. Pay attention to debt levels, bankruptcy, and the amount of people preaching something is coming. Due to this we have began to be cautious and have started trimming the fat in our business to prepare for the worst and have even started unloading some of our investments.

We also touch on our opinions of lending money, what we think about rent to own, and why Brampton is the Wild West of real estate.

We finally didn't have a snowstorm on a Wednesday!

This week see the Toronto real estate market continue to be moving along quite nicely with an increase in inventory and continued buyer interest. One thing we did notice is that certain price ranges are moving better than others.

The conversation moves over to working with client expectations (pricing) and why it's important to set them straight when they don't line up with ours. You don't want to be stuck listing for a price your client wants when you know it won't move at that price, it's just a waste of time for both parties.

We dive into talking about a rise in bankruptcy which is mostly due to the purchase of pre-construction. There's a ton of people out there who are way over leveraged and are starting to get in trouble.

In episode 9 of East Meets West:
We're excited it's our second last episode of the year and next week we will be recording in Collingwood! Going to Collingwood to spend a week strategizing about the year ahead of us is something we have made a tradition. It helps us step back from the hustle and bustle to allow us to look at our businesses as a whole.

Both of us had a great week - and even month - in real estate, closing deals and having some ready to go into 2019. As inventory continues to drop for a variety of reasons, however, there is less competition and more properly positioned properties are able to sell. We discuss how it is a really good market right now and a great time to list your property on the market because you'll get more exposure than you would when the inventory was up. We also have builders pulling projects while immigration is still strong as ever.

Some other things we talk about are Chinese investment in the market, Hussein's Dodge Viper, the pricing difference between Kleinburg and Pickering, Steve's adventure taking the new Vaughan subway line, our experience with lending money, and the responsibilities behind being brokers/incorporated.

Right now we believe we're in a very healthy ebb and flow market which is setting us up for a strong spring real estate market. Approvals are happening fast and there are multiple offers on properties. Like we always say, it's an amazing time to list when inventory is low and the buyers are looking, so right now is an ideal time for sellers to hit the market.

We both plan on hustling hard during the Spring and taking a break during the Summer when the market slows. The idea behind this is to clear our minds and give ourselves a break after the non stop work that we expect during the spring.

At the end we touch on Purple Bricks and these discount brokerages again explaining how there is always a downside to these services.

We had a pretty productive week with listings, buyers, and general business. The market is moving, new inventory continues to flood in and buyers continue to eat it up. Steve picked up a couple big luxury listings and is preparing them to get on the market by the end of the month.

We have to be carful when selling a property for way over asking as it may not be approved by mortgage lenders once it is appraised. Going into our main topic is for sale by owner versus using a real estate agent. There are more services such as Purple Bricks which are popping up and offering real estate services with low commission fees. We discuss whether these these services are worth it or should you just stick the real estate agents?

In episode 16 of East Meets West:

We speak about how our weeks have been going and from what we’ve seen, it’s OFFER SEASON. There are tons of buyers out there looking to buy up inventory. We recently closed on that collaborative deal we were handling in Angus, Ontario and are moving onto new projects such as Hussein’s client looking to flip a disastrous home in a nice neighbourhood.

We were shocked to see that we have bidding wars happening in our market, but it must just be the perfect recipe between low inventory and bad weather mixed with lower interest rates and the potential of relieving the stress test. We also touch on how to properly handle competing with other listings on the same street, it’s better to collaborate than it is to fight.

Steve then brings in some great information on insolvency and lending money. Bankruptcy’s are down, however, debt consolidation proposals are up! We go over what this means and how we believe it should be navigated. Most importantly, we discuss the importance of living frugal instead of chasing that materialistic Instagram lifestyle. Live within your means and/or even below, and you’ll live happy with minimal financial stress.

In episode 14 of the East Meets West podcast:

Despite the weather holding progress up on certain things, we got stuff done and even sold the property we were collaborating on. We've been busy closing deals and landing new ones with lots of stuff in the pipeline heading into the spring.

We had our REMAX award ceremony the other week and we both received the Chairman's Award. The big thing that we noticed was there were a lot less people receiving the award this year than the previous and believe it's due to the fact we took big steps with our planning. We did a ton of new things with marketing, social media, and content. The industry is changing and we feel we are at the front of it right now. Where our efforts used to be on purely cold calls, now we mix in other aspects.

We touch on ways of going above and beyond for people, not only as a good gesture, but as a play for our business because we know it doesn't end at one deal. Then we dive into how we used to get upset about people not choosing to work with us, especially when it's someone we know. However, overtime we've realized you can't sit in that moment, you just have to brush it off and go onto the next one.

Inventory really surprised us this past week as it isn't going up like we expected and the numbers keep pointing to this year being more of a traditional market.

Real estate is a long game and we believe now is the time to put your money in and wait - but be cautious!

It's our first official podcast recorded in 2019! We're getting back into the swing of things with the holidays and the market being down it's been a little more quiet than usual, but our businesses are picking up and the phones are starting to ring with leads.

We dive into speaking about market performance over the past year and what it means for the future, in terms of interest rates, upcoming election, etc. (we believe they will drop). One of the main things we took out of 2018 was how we've dealt with pricing - which is being upfront with what we believe the property can sell for and then work with the sellers to land on a listing price.

Then we end by talking about the new Avicii documentary and how we can apply his genius to our industry and lives in general. The mindset to be successful is such a powerful thing and it can be applied across multiple parts of life.
