Some gorgeous properties coming on the market here in May 2024 in Bend Oregon. Here’s an update. Interest rates remain at about 7% in May we’re not expecting a lot of change. I don’t think we’re going to see rates drop until maybe the end of 2025 and probably not a lot. So if you were waiting for rates to drop, I’m sorry it doesn’t look good. In the meantime, people are still buying homes, because that’s what we need we we need a place to live. Bend Oregon is still a great place to relocate to many people we have currently about 20 properties between my daughter son and I and probably another 20 properties that will be coming on the market over the next 3 to 4 months. In Central Oregon average price of a home is $800,000. Interest rates are showing signs of coming down into the five and six range prices will increase inventory is low. It’s been a crazy year but it’s been a market adjusting downward for the last two years many people don’t want to believe that, but it’s a fact prices are increasing, inventory is low and that is supporting the market here in Central Oregon. With interest rates lowering we expect to see prices increase hopefully builders can keep up.

Recent transaction experience, and make sure that they are full-time in the business. there were many new agents that came into real estate during Covid. They have very little transaction experience because there was very little negotiating on those transactions during Covid season. Look at their past sales and even interview their past clients that’s possible just ask for contact information. it might sound like a lot but it’s absolutely your due diligence and he can save you a lot of heartache and let downs on your transactions are feeling and you don’t know why this could be why. Transaction experiences are valuable in the real estate industry for several reasons. First, real estate transactions involve complex legal and financial processes that require expertise to navigate. You don’t have to always sell to buy your next property. Maybe renting makes a lot more sense. What are the ups and downs, and the nitty-gritty details when it comes to renting some thing I don’t talk a lot about in this podcast, but we certainly could here’s a few examples and strategies. 1. Fixed-Rate Mortgage: This type of mortgage offers a fixed interest rate for the entire term of the loan, typically 15 or 30 years. Pros: Predictable payments, protection against rising interest rates. Cons: Higher interest rates compared to adjustable-rate mortgages (ARMs), less flexibility if rates go down.

2. Adjustable-Rate Mortgage (ARM): An ARM offers a lower initial interest rate that can adjust up or down periodically over the life of the loan. Pros: Lower initial interest rates, potential for lower payments if rates decrease. Cons: Uncertainty about future payments, potential for rates to rise and payments to increase.

Who is buying real estate in Oregon right now? Let’s talk about it on today’s episode

Who is playing real estate in Oregon right now? You might say rates are too high you might think the market will continue to fall but the clients that I am currently working with are some very accomplished real estate investors and they know something that most people don’t, being able to control the price is the one advantage you must have for smart purchase. We can use seller contributions to influence the rate and right now All of our deals are lacking in the high threes in mid fours. That’s still amazing honestly. If you’re saving $100,000 or more up to 500,000 recently I one of our deals that just closed and you can get a decent rate and seller contributions that make it all come together, That’s what we call a great deal. If you put off making a purchase thinking things are always going to go in your direction you will be disappointed. How close can you get to the perfect purchase opportunity I don’t know but you should be trying to find out. I always say if you can get within 10% of a high or low you stand to make a very considerable profit at some point in the future. Central Oregon also has a serious rental housing problem. Like most places we need more properties that are available for rent getting a smart purchase price just means it’s easier for you to offer a better monthly rate and also still cash flow.
