How Yazz Grew a Million Dollar ALF Empire

If you've been following us for a while or are a Gold Course member, than you should know the basics of our simple business model.

In short, we are simply landlords on paper but through our marketing we provide affordable, cooperative housing to a number of different demographics. Veterans, Transitional Housing, Sober Living, Senior Housing, MHMR are just a few of the most common examples. Although many of our tenants do need services that require licensing and/or professional certifications, rather than provide those services ourselves, the tenants simply receive the services they need via outsourced medical professionals. This allows us to provide housing to ANY demographic that is need while avoiding all of the red tape, licensing, paperwork, and staffing required to provide medical services.

If you've spent any amount of time online researching how to start a Group Home, chances are that the instructions you've found are how to start a LICENSED facility. As you know, this process can seem very confusing. There are a number of advantages and disadvantages to each business model. Our founder has chosen the unlicensed route because it was much simpler to start and to scale. He's able to run organizations of 10-20 homes with essentially 1 other employee.

HOWEVER

The biggest advantage to running an ALF (Assisted Licensed Facility) is the sheer amount of dollars that they bring in. Most Real Estate investors would snicker at Andy's profit and loss statements, suspecting them to be scams. If they saw the type of numbers Yazz did they would laugh him out of the room! The ROI is simply unbelievable.

On the very conservative, lower end, Yazz's properties brought in ~10k/mo. That's the LOW END. And he ran 9 of them for 10 years. Do you see why he is retired now??

Yazz's story is truly inspiring. His parents migrated here from Cuba and got into the medical field. Yazz actually started in Aviation, but after that industry took a hit with 9/11, he fell into the family business.

You have probably heard us say that "there is a lot of money in confusion" and after working with Yazz, of course we're finding out that the same motto rings true in the ALF industry. There are a number of bureaucrats, Real Estate agents, construction crews, sprinkler companies, lawyers and consultants that will happily suck your time, energy and CASH while getting an ALF started. We've had some Gold Course students literally lose 6 figures and years out of their life.

We actually learned while recording this podcast, that Yazz was able to skip allllllllll of that BS and start his empire by leasing his first property with only $2,000 down.

Even though he found us just a few weeks ago, he has already secured 2 properties to operate out of and was moving in his first tenant the day after recording our podcast. 

How can you get a Group Home business up and running so quick you might ask?

Well to start, contrary to popular belief there really is no lengthy legal process required. You don't need to get a license, or a certification, or zoning approval, or permission from anyone to start. 

Once you understand your rights as a landlord, your tenants' rights, and wrap your head around the idea of "outsourcing" any services your tenants may need, you just need to START!

The first step is to start marketing your future Group Home. Reach out to local agencies that work with people who are in need of this type of housing, find out where the opportunities are and the demand is, and when you're comfortable and confident enough go find a property! 

There are a number of different strategies to secure a property. 2 of the most popular are partnering with landlords with zero money down, or like Orlando did, just simply lease a property. 

On the podcast we really dial in on some of the key points to doing this. 

  • Have Confidence. This will come from your ACCOMPLISHMENTS. Maybe you have a background in a related field like nursing. Maybe like Orlando you have experience as a Real Estate Investor. This all helps, but the key accomplishment that a landlord is going to care about is actually having some tenants lined up. They are going to want to know that you can follow through on your promises. This will come from your marketing. 
  • Have a good pitch. Our GOLD COURSE will tell you exactly what to say and you can work in your own personal touch like Orlando did. He tended to focus on the demand and how much this type of housing is needed in his community. 
  • Mindset. You must start with a positive mindset. Matter of fact...you must have a positive mindset or you WON'T START. Orlando learned this quickly in his Real Estate investing career. One of the many advantages of this industry is that once you learn the fundamentals, there are so many different routes you can take. Licensed homes, unlicensed homes, Real Estate Investing, providing services, and a number of different demographics that you can serve. 

While we prefer to focus on the business side of things like marketing, networking, outsourcing, and systems to scaling, you can tell that Albert is truly energized by helping his tenants/clients and likes to be more hands on. He has some amazing pointers on providing great service, building relationships, and some pretty entertaining stories from the frontlines as well.

The #1 misconception that most people have about our business is that you need to have some kind of license in order to do this in "your area".

There must be some kind of certificate or zoning approval or license in order to provide affordable housing right?

Put simply, NO. There is not.

What we do, and what we teach our students to do with our GOLD COURSE (CLICK HERE FOR MORE INFO) is simply focus on the housing, charge an affordable rate to your tenants, sell by the bed or the private room, and with 4-5 plus bedrooms you should 5-10x the cashflow of that property compared to a typical rental property. Along with the extra cash, you will also have more control over the property and there are ways to get a guaranteed check, typically directly or indirectly from Uncle Sam.

  • He got his first home leased after a week of searching. After pitching the idea and offering to clean the house after the last tenant, it was a no-brainer for the landlord to work with him. 
  • He got 3 more homes under contract to purchase, with full capacity ALREADY contracted through one of the non-profits he marketed to.
  • Has a verbal agreement to get FIFTEEN more from just one, tired landlord. 

Not counting the last lead, he's estimated the net profit on his new business will be around $25,000 PER MONTH on his first 5 homes. 

He had his first home open about a week before our recording and is already profitable. That first home will bring in around $14,000/month after all of the tenants are moved in. 

We really just wanted to have him on to discuss how he got his first tenant and lease, but he TOTALLY underestimated his progress before the recording.  What a pleasant and MOTIVATING surprise!
