They don't make things like they used to
"They don't make things like they used to"
Ok I sound like old man talking. . .
But it's true. Especially appliances.
There has been a huge uptick in repair requests for appliances and it has customers irate.
Especially newer appliances manufactured in the last 5 years.
Many repairmen are telling the customers it's better to just get another one rather than repair it.
The days of buying a refrigerator and having it last for 30 years are over.
Are we living in the age of disposable appliances?

Safety First and Why it's Important to Your Community
One of the most undervalued aspects of a community is it's safety. If residents do not feel safe and protected in their community they will not spend money there, they won't leave their homes and eventually will leave the community.
Unsafe communities lose businesses, have declining property values, and gain a stigma in the area that is hard to shake.
After my recent episode of Big Brother is Watching You, I was given the opportunity to tour our local police department and learn not only about the cameras systems I questioned but also see first hand how they protect us.
I'll have to admit I was blown away by what our local police can do. I would encourage everyone to take a tour of their police department and see how they protect your community.
Find out what I learned about police and public safety.

Big Brother is Watching You
New AI powered cameras are popping up all over your neighborhoods.
You might have noticed these near your homes, offices, or on main roadways.
I discovered this right in front of my business office.
They typically have a black square solar panel above with a black camera below and are mounted 8'-10' high on a pole or light facing a roadway.
They are called Flock Cameras and they capture you every time you drive by.
They grab your license plate, vehicle type, color, and can even notice small differences like bumper stickers.
While used by the police to find suspicious vehicles, if this data is put in the wrong hands it can be a tool of mass surveillance.
We discuss these cameras in your communities and some of the concerns we have with them.

Careful where you get your info from
One of the beautiful things about the internet, podcasts, video channels and social media is the free flowing information you get.
For people building our buying a home this can be very valuable.
However, you must be careful where you are obtaining your information.
Recently I uncovered some very popular videos on a platform and after watching them I was appalled at at the information in them.
Sure it was a catchy headline but after watching the video it was apparent they were not a builder or even in the industry. Then part way through the video they flipped the script and you'll have to tune into hear what they did.
Change in marriage rates affecting housing
Less and less people have been getting married. Is it a trend of millennials or something else?
Believe it or not but Covid killed the dating scene for several years. You couldn't go out and enjoy your sports, movies, or concerts and many people stopped dating.
That also means they stopped buying wedding rings, and then buying homes.
But now that we are back to an open world, relationships are booming and that may mean more weddings, and eventually more homes.

Realtors lose Anti Trust Ruling on Commissions
The National Association of Realtors recently lost an Antitrust ruling on commissions that could cost 1.8 billion.
The ruling states large brokerage firms conspired to artificially inflate the commission.
Typically the seller pays the commission to a listing firm and the fee is parsed out between the listing broker and the selling broker.
The fallout could mean in the future that a buyer would pay an agent directly to hire someone to help them buy a property and the seller would pay the listing firm only.
We explain why there will be an appeal and give our thoughts on this ruling and share additional information on this developing story.
Renters Falling Further Behind
If you are renting but planning on buying a home soon recent data suggests you are falling further behind.
The gap is widening to afford your first home.
We review national data that shows how much time an average renter needs to save up for a 10% downpayment on a median home around the country.
It's a lot longer than you would have imagined!
Plus the gap is getting bigger so if you know someone who is renting that wants to buy, you may want to share this information with them!

Where the average age of a builder is 59 years old a clear need arose for attracting and developing younger people in the industry.
8 Years ago they formed this committee, which I was proud to chair last year.

You can learn more about it here: https://www.nahb.org/why-nahb/types-of-membership/young-professionals
This week is YP week so we are celebrating all the amazing Young Professionals in the industry and showing how you can get involved.

Here are some of the cycles:

Next Gas Device Under Fire

First it was your gas stove.
Now it's your gas water heater.
They are also looking to target gas backup generators.
How soon until they do your furnace?
Can our grid handle it?
We have some interesting stats and thoughts on this so make sure to tune in.
Why workforce housing doesn't always work
One of the biggest issues in housing is providing homes for the workforce. Especially vital workers such as police, fire fighters, nurses, and teachers. Unfortunately, many of these workers wages do not allow them to afford even a basic home near where they work.
This makes it especially hard to recruit these workers as they can't afford to live near their jobs.
Workforce housing has many challenges over the years as it first is not clearly defined. Secondly it requires 3 levels of government to work together, and last private industry has to do it's share as well.
Whenever you try to get that many entities working together it's going to be a challenge, but a worthy one.
Large Discrepancy in Housing Prices
There is a large discrepancy in housing prices and the gap is wide between new and existing homes. There are many reasons for it.
We cite a recent example of a transaction we are involved in and how it really illustrates many factors into the price gap.
There is a lot of work that can be done to bridge that gap and if everyone did their part it could get a lot closer.
It would help solve the housing crisis on hand and help many first time buyers have more choices and opportunites.
The cost of waiting
What can putting off buying your new home for just one month cost you?
Does solar energy pay off?
Electrification is really gaining a lot of steam in all industries. One of the big questions many people are asking is, "Is solar worth it?". We look at current costs of solar power installation on typical homes, as well current federal tax incentives and determine the actual payback time so you can make an informed decision.
