$1M houses need staging too
We all dream about living in those million dollar homes. You know the ones with the beautifully manicured lawn, the huge kitchen island, the multiple walk in closets and beautiful blue pool. These luxury homes take a bit of work but did you know that those million dollar houses need to be staged too? You may not think so because they look so beautiful. But take a listen to houses that were staged and those that weren't staged that were listed at $1M. Mentioned in this podcast: top 10 home staging tips bit.ly/top10homestagingtips

Are dining rooms needed? Hear what realtors had to say
When we lived in our house in VA, we had 2 dining areas: 1 formal dining room and 1 eat in kitchen. Both had full sized tables for our growing family of 5. We didn't normally eat in our formal dining room except for Sundays which I made a rule to do that otherwise it seemed like a waste of space. It didn't matter what the meal was since we normally ate as a family (which nowadays can be difficult to do!). But when we moved to NC and had to build a house, we had to decide whether we wanted to dining areas again. Which then got me thinking about whether buyers want to see dining rooms or not. So I posed the question to some real estate agents and you wouldn't believe what they said. Listen in! Adult fairy bedroom decor ideas
Growing up, I used to LOVE Tinkerbell and her fairy world. There is something about those fairies and magic that makes you feel comfortable and happy. Well, it seems those little girls in us haven't quite grown out of it because there has a been a trend of "fairy bedrooms for adults". Even my graduating senior is looking for decor to bring to her college dorm room and one of the items on her must have list: twinkle lights. So let's get into this trend and talk about what makes a fairy bedroom for adults and what decor you can use to create this space. How to create an easy spring tablescape using your decor
Spring decor can be fun to bring out and my favorite way to decorate is with a spring tablescape. Mainly because it doesn't take too much effort and you can use things that are around the house already. Some years I find some little treasures to add around the house, but I try to keep them simple and change out the spring tablescape whenever I can. Let me share some ideas on how you can create a simple Spring tablescape for your dining area. Mentioned in this podcast: 4 best living room wall colors bit.ly/4bestwallcolors

Realtors: signs your homeowner is willing to stage their home
I have a lot of realtor friends who bend over backward to help homeowners sell their house. They know their market, know what sells and will sometimes help get the house ready. Some real estate agents will take the extra step and help stage a home. Real estate agents know that a staged home sells faster and will help them close on their property listings. But sometimes, homeowners are not willing to stage their home because they are afraid it will cost a lot of money or they just don't need to do it. Today I want to talk about how you as the real estate agent can read the signs on whether your client is willing to stage their home so that you can sell it faster. #202 Interior Home Wall Colors for 2022
Interior Home Color. Some of you LOVE to add color to your home, while others like to keep it neutral. Some of you may be afraid to add color because you don't want to mess it up. But I am here to tell you that I've tried several interior home wall colors in my houses and most of the time I get it right. There are some colors that I get talked into and then regret it, but we can make it work around that color too. Specifically I am changing our bedroom color when we get back to our house in North Carolina. My husband picked a goldenrod wall color and while I was ok with it, now after 6+ years I want to change it. The goldenrod color was difficult to work with when it came to coordinating bed covers and in my mind I had a different color palette. So let's get into what color I am thinking of changing our interior home color in the master bedroom and talk about the 2022 color trends that you can choose to update your home. #199 How using the slow decorating trend can help you decorate your home
Have you heard of slow-decorating? I have not but slow-decorating is another trend that has been coming up. But I find that I've been doing that myself over the years. I take my time to find the pieces that finish the room rather than rush to get the set and be done with it. This can be hard if you have empty rooms or empty walls and you just want to be done. but if you take the time to get the room like you want it, this may take some time. So let's talk about the slow-decorating trend you can use in your new home in this episode. Mentioned in this episode: 4 most important rooms to stage webinar bit.ly/4importantrooms

#193 Five living room updates under $100
Our living rooms. We either hate em or love em. We have spent a lot of time lately in living rooms binge watching Netflix movies especially during the pandemic. Some of us have even spent more time on the couch since March 2020! A study was done on the most time spent in a room and found that most people spend time in the kitchen, followed by time in the living room (or the room with the TV) and the bedroom. It makes sense. We need to eat, relax and sleep, right? But if you can't relax because your living room doesn't feel comfy, then you start to think, well what can I do to make it more me? And that's what I want to talk to you about. Give you five living room updates you can easily do under $100. How do you stage your home when you're empty nesters? There are different reasons to move out from your current home: new job or a growing family. But there are those whose family is getting smaller and I'm talking about empty nesters. Some empty nesters have houses that are just too difficult to maintain and they realize they need to downsize.
