Markup & Profit with Michael Stone part 1.
Michael Stone is the author of the book “Markup and Profit” He has been helping contractors with their businesses in a big way since he wrote his book in 1998, so I was delighted when he agreed to record an interview with me!  We had a great conversation on how to work up consistently profitable estimates.  One of the most important things you can do for your estimating process is to develop a system. I love how he brought out that you need to have an error factor built in so that your profit is not wiped out!    Stop worrying about what others are charging!   Figure out your own numbers!  Figure out these 3 things;  What is the Job Costing you?  What are your Overhead expenses?  Your desired Profit must be built into the price.   Remember, you have a choice, do you want to be profitable or do you want to be competitive?    Industry News; Sponsored by the NTCA  Have you attended an Industry-wide event? I want to encourage you to attend one of these events. Attending these events should be a priority for contractors! It’s at these events that you will meet the people you want to be associating with! The key is to be Social!   Make plans to meet up early in the event, you will meet people you need to meet inside the tile industry. In my introduction, I talked about the importance of hanging around the right people. These events are the best place to shake some hands and make some real-life connections.   Tile Money Tip; Sponsored by Laticrete   This is a clip from the business incubator Laticrete sponsored last Sept. --- I chose this clip because it’s very real, I love how Ron said “if you find the success you will find failure along the way”  Friends, we are all in a similar boat, we all fail at times! The difference between true failure and success is that the winners embrace their failures, they learn their lesson fast!    I truly hope you enjoyed today’s episode, I hope I’ve given you something to think about and some helpful advice you can apply in your business.   In next week's episode, you will hear more of my interview with Michael Stone and he will be talking about selling your work.   Stay Profitable Tile Friends!   Check out what I’m up to at www.tilemoney.com    Check out Michaels website https://www.markupandprofit.com/   This episode of Tile Money is sponsored by the National Tile Contractors Association, Laticrete and Crossville.   https://laticrete.com/  https://www.tile-assn.com/#  https://www.crossvilleinc.com/Company

Why having a Strong Online Presence is So Important
Tile Money is brought to you by the National Tile Contractors Association This episode is sponsored by Laticrete In today’s episode, Ben Santos and I discuss how having a good website and/or a blog/youtube channel allows you to attract your right customer. How having a strong online presence will start the sales process, meaning you are spending less time with the wrong potential customers. When someone is getting ready to make a large purchase they do research, this is done online. The more money they are about to spend the more they research! We also discuss how Ben and his Business Partner went from working strictly for builders to working strictly for homeowners. 2:05 Manufacturer news: Laticrete is giving away a Jeep Wrangler Sport edition! Defence against the Dark Arts
This is the full hour-long episode I recorded with Ron Nash where we discuss counter-tactics to common negotiation strategies, this is Defence Against the Dark Arts! See the timestamps below with the tactic names. 4:27 “Give me your best and final offer” This is a time crunch tactic, the one using it wants you to make a quick decision, hoping you will make a mistake. 8:35 “Straw Issues, or Filling the Pot” Buyers will use this tactic to get some extras, Sellers can use it to get closer to the agreement. 13:20 “The Bogey Approach” This sounds like “This is all I have to spend” Be Very Skeptical when you hear this! The counter to this is to Flinch, “Are you for real!?” 19:00 “Ask how much it will be, or you will get taken” Change orders without documentation are the perfect example, make sure it’s in writing! 24:50 “Take it or leave it” This is a brutal tactic with a brutal counter tactic. 27:17 “Littering the Lawn” This tactic brings up all the bad memories, it can be used against you and you can use it as a counter tactic. 30:22 “The reverse auction” This sounds like “I’ve already got my price for x, can you beat it” 32:55 “Changing the Shape of the Deal” Deals can be looked at like a pie, you can expand the pie. 34:50 “The Nibble” People will see how much more they can get from you. 36:15 “Flinch” This is powerful because people don't like to make other people uncomfortable, you can diffuse tension. 38:45 “Understand what Your Customer Wants, give them What they Want” People always find the money for what they want! 42:30 “The Planning Purpose Trap” Be careful of quoting prices too quickly, ask a lot of questions. 45:10 “The Salami Slice Approach” People try to pick apart the specification and try to negotiate on one point. 47:15 “The Crunch” People will say “You’ve got to do better than that” 48:45 “Escalation” This is used on Pawn Stars all the time! 52:30 “The What If” A positive tactic that builds relationships. 53:30 “Change the Shape of the Deal NEVER NEVER NEVER negotiate on a single product, or point of the deal. NEVER. 53:45 “The Time Crunch” Careful! Deals get sloppy when rushed. 55:00 “Telephone Negotiations” Certain price points can be negotiated via phone, higher dollar deals should be done in person. People buy outcomes, not features, remember this when you are selling and negotiating. You are selling outcomes! Say it with me, “I sell beautiful tile installations that last a lifetime” This episode of Tile Money is brought to you by the National Tile Contractors Association and Sponsored by Laticrete International. https://laticrete.com/ https://www.tile-assn.com/#

Don’t make the Mistake of Trying to Convince people to Believe what you’re Saying. True Influence is when People believe that You Believe What you’re saying is True! 8:50 Manufacturer News Sponsored by Laticrete In Episode #58 for the Industry News I talked to you about the Dangers of Silica and how NTCA has their Online University set up to train your employees on subjects like this. Today I want to elaborate on this because Laticrete is Leading the Pack in Manufacturers when it comes to dealing with this problem. “Laticrete has been working diligently for years on the health and safety aspects of our bagged products. We’ve hired an independent industrial hygienist to evaluate key skus in our line and we have a report* that shows that they are fully compliant with OSHA’s new workplace standards. Products representative of the Tile and Stone Installation System, Masonry Veneer Installation System and the Specialty Products Division were tested. Key products included 257 TITANIUM, TRI-LITE, MVIS Premium Pointing Mortar, and NXT. In addition we have added the new MultiMax Lite and PermaColor Select to the mix. MultiMax Lite and Titanium are completely Silica free. We are working hard to make our products even safer, but still strongly believe that PPE should be used at all times on the job. Protect yourself from all possible exposure. We care about your health.” *Here is the link for the report  https://cdn.laticrete.com/~/media/files/innovation-and-impact/osha-silica-dust/report-on-overall-sampling-results.ashx?la=en&vs=1&d=20171117T142520Z&hash=F0C24E59E927EF358C4A38D6B43237A9117AA607 11:00 People buy things All the Time because the person who sold it to them Believed in it! Are You Kicking Butt with Phone Sales? Episode #58
Hello Tile friends! If you're having trouble with your phone sales you definitely want to check out this podcast episode and subscribe to my weekly email list, head over to tilemoney.com to subscribe. This episode of Tile Money is brought to you by the National Tile Contractors Association and Sponsored by Laticrete International. https://laticrete.com/ https://www.tile-assn.com/# Show Notes with Minute Markers: 1:10 Want to Sponsor Tile Money?  Email me at tilemoney@gmail.com for access to my Media Kit 2:55 Online Phone Sales Techniques and Questions You need to get used to being rejected regularly, but never lose your enthusiasm or get discouraged. Every ‘no’, gets you closer to someone saying ‘yes’, according to YOUR TERMS!  You are selling yourself and an initial phone conversation is the First Impression which you cannot get back. 9:45 Question number one: “May I ask you a few questions to get to know you a little bit better and determine if we are a good fit for each other?”  What’s the point of this question? 1. You don’t want the phone conversation to seem like an interrogation. 2. You are subconsciously indicating to the potential client that YOU are in control of the sales conversation and that you’re to be taken seriously.  11:15 Question number Two: “Could you tell me a bit about the scope of your project?  What would you like to have done?” You’re going to want to listen closely. Most people are going to really TALK here. “Mirroring” repeat back to them what you heard them say. This is going to signal to them that you are ready to LISTEN to their needs and that you understand what they want to be done. 12:40 INDUSTRY NEWS Sponsored by the NTCA Recently on FB, there's been some talk about safety at work, or lack of it. A thread started about lung safety and the danger of Silica.  It's 2019 and it should be obvious that we should all be wearing masks.  Are you taking unnecessary risks? Worse yet are you asking your employees to take unnecessary risks? Do you train your people about the dangers and risks? How would you and where to start? NTCA has the Online University that does just this, close to 100 lessons, this is a combination of lessons for the Business Owner as well as for the employee. A few Topics Include; Health and Wellness at Work. Construction Safety Introduction to Cleaning Agents and Sealer    These courses are accessible on phones, computers, tablets.  I recommend having your employees study these NTCA UNIVERSITY courses, you could set up a rewards system for employees who take it seriously. This is good for your company morale and a great way to differentiate yourself as a top employer candidate for quality employees. 22:30 My Tile Money Shop is now live!  Want to win swag? Other Tile Contractors, Competition or Allies?
Hello Tile Friends! In this episode I discuss these 5 points. What’s new with me? Do you have a Marketing plan? Do you entertain new ideas? Are you too comfortable? Do you view others as Competition or Allies? Industry News is sponsored by the NTCA "In an effort to promote the trades to a large audience on a national level, the National Tile Contractors Association has committed to joining the Generation T (Trades) program, developed and implemented by Lowes Home Improvement.  NTCA is joining with over 60 other brand partners to work to change the perception of the skilled trades, and make young people aware of the opportunities that exist in the construction field and the tile industry.  NTCA Members can have access to create their own online portal on Generation T, helping them to connect with candidates in their geographic market with a growing network of training providers and employers.  NTCA hopes to support Generation T efforts to speak with school counselors and curriculum developers to add tile and flooring training into shop classes and courses into schools, and join national efforts to promote the skilled trades at career fairs and more.  " For more information, contact Becky Serbin at becky@tile-assn.com.    Find out more about Generation T by following the link below https://www.wearegenerationt.com/ This episode of Tile Money is brought to you by the National Tile Contractors Association and Sponsored by Laticrete International https://laticrete.com/ https://www.tile-assn.com/#

I'm enjoying getting to know Dirk Sullivan. His tile installation company, Hawthorne Tile in Portland Oregon specializes in high end custom residential. Hawthorne Tile is a Five Star Contractor, Dirk says this gives him the advantage on numerous occasions when it comes to winning the high end work and standing out as the professional tile installer.  Dirk accepted two awards at Coverings this year for design and excellence in tile installation.  We talked about growing pains he had and how he had to overcome his fear about bringing on team managers.  We also discussed how he utilized the NTCA membership to excel his business and take advantage of the accessibility to many successful tile contractors within the NTCA. Anyone who is desiring to grow a high end custom tile installation business will definitely want to listen to this episode. Visit https://www.hawthornetile.com/ to see some of their work. Sell Value not Price
Are you frustrated with price shoppers? So was I! What helped was when I realized that I had to market to the customer's who were Value shopping! It's not necessarily an easy thing to accomplish but it can be done! Start by creating an avatar of your ideal customer, get very specific. Once you know who your ideal customer is, then you can start to market to them and everything becomes easier the more of these customers you can win over! And we are by far not the cheapest, it’s the service they pay for. Lots of guys can do good work but forget about the service.”
