We always need to take some time and pull back to get real perspective in the ways of the market. We can commonly get tied into the little details very easily as they seem like big details often as they appear. If we take a step back from the 2023 year we really see how things have fully tightened around us here in the Vancouver market. As you can imagine, I mean by way of Government intervention yet again with no surprise.... They play with the market for political points and political financing often and 2023 was definitely no different. This week we focus yet again on another tax increase from the government down to developers of new homes. They are focusing a lot on their "Build More, Get More" strategy that the more they increase the on building, there money they will make... Again, this is a little backwards from the current narrative of more density, more density, more density...... But can we really expect any level of the gov not to have their hands out when there is movement in the largest GDP contributor in the country?? I guess not... I think a large part of the current issue is all levels of government are on different pages and have different motivations. From the Federal Level trying to give out their 4 billion dollar housing accelerator fund with strings attached as you can imagine, the provinces threatening the municipalities to get people to build more or else & finally the municipalities biting the hand that feeds them by not listening to the feds tell them not to raise taxes and in turn pulling said funding from the accelerator slush fund..... You can't make this stuff up people! Interested in your thoughts on the above and if you still believe they are here to help on the affordability front? Welcome to the Vancouver Real Estate Market update for August 2023.

The market is moving and has been since January. Slowly but surely we are still progressively dealing with a lack of quality inventory on offer in the current market.We has peak 2023 inventory in May and it has been decreasing since. This in turn has brought sales numbers down with Buyers patiently waiting for quality inventory to come to fight over...

Multipole offers are happening and sellers with the upper hand are holding out for their prices, which they seem tone getting more of the time...

Additionally in this video I go through the latest detail about the Jericho Lands development, density and what is currently within the proposal. I am against this project for the record as I believe it will severely change this neighbourhood for the worse. But that doesn't matter, what happens happens and we will move forward with what ever the people in power decide. But there will will a large level of amenity brought to the neighbourhood in addition to emended density.

E#245 - How To Sell A Home In 2023

This week we needed a little uplift and the discussion of how to list a property in 2023 needed to be discussed. There are plenty of listings I am still seeing out there being posted which are clearly advertised with cell phone pictures and nothing else. It's insulting to the sellers of the homes (who clearly don't know better) and Realtors should simply know better. there are a variety of differently technologies at our disposal now and most agents simply are not using them. For the amount of money Real Estate costs now in addition to the amount of money realtors can make for selling it, there is no excuse.

This is not a COMPLETE rundown of everything done by myself as a listing agent. There are additional case by case examples including negotiation, price adjustment strategies and timing strategies + more with has been left out here. This is not so much an advertisement for my own services, although it lends to the outline of what I do for my seller clients. This is more of a public service announcement to sellers as to what is available to agents these days and to simply expect more from their listings agents in the marketing department.

Real Estate Market Update for January 2023 in Vancouvers Westside!

The real estate market in Vancouvers Westside saw a significant increase in both listings and sales in the month of January. A total of 455 listings were available, with 25 sales being made, resulting in a 5% absorption rate, indicating a buyer's market.

Of all the listings, the price range of $7m to $7.5m showed the best results with a 27% absorption rate, with 11 listings and 3 sales. However, inventory in general is selling on average 10% below the listed price.

Dunbar, another neighborhood in Vancouver BC, had 35 listings and only 3 sales, resulting in a 9% absorption rate, further emphasizing the buyer's market.

Point Grey, on the other hand, showed a slightly different trend with a 13% absorption rate, indicating a balanced market. The neighborhood had 54 listings and 7 sales.

Downtown Vancouver saw a total of 692 listings and 90 sales, with an absorption rate of 13%. This too indicates a balanced market. Yaletown, a sub-area within downtown, showed the best results with an 18% absorption rate, consisting of 165 listings and 29 sales. Additionally, the price range of $500k to $600k in downtown had the highest absorption rate of 45%, with 29 listings and 13 sales. Inventory in downtown is, on average, selling 4% below the listed price.

In comparison to December, the number of house sales in the Westside nearly doubled and the number of townhouse sales almost tripled. The housing inventory in the area also saw a drastic increase, with the number of available listings almost tripling, and the number of available condo and townhome listings increasing by over 300%.

In conclusion, while the real estate market in Vancouvers Westside is showing signs of growth, it remains a buyer's market in some areas and a balanced market in others. It will be interesting to see how the market develops in the coming months and how the increased inventory affects the absorption rate and sales.

The Canadian Tax Free First Home Savings Account is a unique savings option that offers the benefits of both the RRSP and the TFSA. Similar to the RRSP, contributions of up to $8,000 per year are tax exempt. And, like the TFSA, withdrawals are also tax-free. This makes it a valuable tool for Canadians looking to save for their first home purchase.

Most people are on the team of believing this will be the 8th and final incremental raise by the BOC... PERSONALLY I believe we will have one more..... But only time will tell that story... On March 8th to be precise...

We also discuss the recent uptick in market activity we are seeing in all price areas of the market that mysteriously began at the beginning of this month new year new excitement!

And finally we discuss the immigrations targets and numbers that have been record breaking in 2022 and how the market on the ground here in BC will react to such a provincially domestic influx of new Canadians entering the province and assumably the Vancouver Real Estate Market!
