E#90 - Fast Selling & Multiple Offers?! - Vancouver Real Estate Podcast
In this episode Ben & Jay discuss a continuing topic from last week "missing out in multiple offers in the current market"! Our caller last week had lost out in 4 multiple offers in the past couple of weeks and did not know what was really going on with the market. So we have pulled the numbers together to dhow you exactly where things have come and what the ACTUAL current market looks like TODAY! The statistics of month to date October 2019 show 93 condo sales in Vancouver East & West Sides including Downtown Vancouver. 53% of those Condos sold had done so in 2 weeks or less.  23% had been listed prior at a higher number. Of those 93 sales, 77% sold in under 30 days on market. And finally of those 93 sales, 17.2% of those homes sold in multiple offers, over their asking prices. Additionally in the detached housing market, there were 27 sales to date this month. 51.9% of those sales took place in 2 weeks on market or less. 14.3% of those properties were on the market prior at a higher price, cancelled then re-listed. From those 27 houses sold, 22.2% of them sole in multiple offer and over the asking price. These Real Estate Board of Greater Vancouver Statistics show that the market has indeed picked up in both homes & condos. These are the types of details that you ned to be familiar with prior to offering on a home in the current market. Make sure you are working with an agent who is familiar with the climate of the market segment you are trying to purchase or sell in. If they are selling, they are never low enough to meet true market value. If they are buying, they are trying to buy under true market value, as they believe the prices will be cheaper tomorrow. This is all fine until people actually want to Buy or Sell, not just test the market... This is where it comes to the Responsibility of the Realtors, US! It is our responsibility to inform clients by way of the comparable market + day to day experience & exposure to the current market where true market values are.  We need to be informing our sellers where the current market value for their property currently resides. Not just say ok mr. seller I know you have a price in mind (unrealistic to the market) lets just list at that.  The same thing is taking place with buyers. #61 - Budget 2019 - First Time Home Buyer Incentives! - Vancouver Real Estate

You guessed it, these two interests pertain to Vancouver First time Home Buyers...  The first is a $10k bump up in the allowable RRSP deduction limit for a Deposit on your first home. E#52 - Six hundred & fifty thousand and under is so hot right now! Vancouver Real Estate
The market activity here in Vancouver is heating up! Well the entry level market that is... We have segregated the entry level of the market into three different pricing tiers: tier 1 - $0.00 - $500k tier 2 - $501k - $750k tier 3 - $751k - $1 million In the first two pricing tiers we are seeing a lot of activity picking up within the this first month or 2019! Our own open houses & others throughout the downtown vancouver core are all experiencing much stronger open house traffic numbers so far this year. Much more in fact than the last few months of 2018! This may be due to a few different reasons: - The market believes things have softened enough to begin searching and attempting to negotiate on current prices. - The market believe the interest rates will rise (even though RBC lowered rates yesterday & the rest of the big banks are expected to follow). - The market is showing a lot of active listings making another strong case for the current buyers market and the leverage buyers have in negotiation with so many competing listings. This falls inline with our prior prediction that the market would continue to flatten throughout the end of 2018 and into 2019 (spring we quoted) and then stay balanced throughout 2019. I believe this is the market picking up activity wise, bringing us back up to MORE normal levels, however I do not yet believe this pick up in activity will raise prices.. But of course only time will tell and NO ONE has a crystal ball...
