my neighbor told me yesterday that they are setting the standard for what houses are going for. In other words, they are setting the baseline for what homeowners are expecting out of the market.

- Alright, so I want to know your thoughts on these ideas...
I'm curious about renting my current house out and potentially buying land and putting a tiny house on it. the current house could rent for $2k/month. The goal would be to pay for the additional expenses of buying the tiny house from renting out my current house. A tiny house would cost around $40K-$50k... land would have to be in the range of $50k to $100k...
Here is my other idea... well, the wife loves our current house, so I don't think option 1 is realistic, so would about going back to my idea of investing in a rental property in the gulch for only $6k of other peoples money?
Financing options for my future investments:
would it make sense to get my house appraised to see if I can refi and cash out to have money to invest? I don't see the bank giving me any more car loans. lol, and I may not even want to invest in a car... I may want to dive into my first rental property in Nashville.
Or should I look at going the HELOC route? whats the benefits of going the HELOC route? what is HELOC?
