It was selling a product type (office) that was highly out of favor, in an undesirable market due to competitive landlords in a rising interest rate environment. JLL recognized that in order to be successful, they had to be creative and develop an investment thesis backed by empirical data, to prove office leasing demand and value appreciation would continue despite current headwinds in market fundamentals.
