In this week's episode, Steve talks investing in real estate utilizing your retirement accounts. Sometimes all of these different retirement accounts get confusing. IRA's, self directed, 401ks, Life Insurance, and the list goes on and on. It can get complicated, but it's okay, we're here for you! In this week’s episode, Steve and Paige discuss another important wealth-building tip: Is it still a good time to invest in real estate? Per Steve, “I think any time is a good time to invest in real estate. And the reason being is that when you invest in real estate it's all about the deal or the purchase and it's about the long-term play. It's never really about the short-term play, unless you're flipping homes and then it really matters is whether or not it's a good time to invest. So it also is going to matter, as far as what your goals are, as to whether or not now is a good time to buy properties.”
In this week’s episode, “How to Become a Home Owner,” Steve and Paige talk about how a change of setting and mindset allowed Paige to buy her first home. From “I didn't feel like it was attainable yet,” to “Okay, I'm going be flexible and buy something that I can hold on to long-term.”
“I mean the benefit is that instead of going and renting something and paying somebody else, paying into somebody else's mortgage– I am now paying my own mortgage,for now, paying my own mortgage. It is my asset. I get to keep it long term. And eventually, someone else is going to pay off that asset for me. And I will have– like you were saying– twenty-five, thirty years down the road a fully paid off home.”
Buying a rental that’s owner-occupied? What does that mean?
Paige talks a little bit about that in her free course on home-buying, but this week’s episode provides a little “blurb” on the topic.
She discusses how she made her first home purchase, not as an emotional purchase, but with the intention of living in it and eventually turning it into a rental. Steve talks about the importance of understanding intention with lending practices, so as to not unintentionally misguide the lending process and also about FHA properties and the guidelines around them.
What if you could turn your adversities into your advantages by changing your mindset? “…They think that things happened to them, and not for them.” In this episode, Steve and Paige discuss turning your most difficult life situations into opportunities for growth. Steve knows a things or two about adversity and loss. From losing everything in 2006 and finding himself in tremendous debt, to breaking his neck and nearly becoming paralyzed in 2008, to losing his father to an aggressive form of cancer in 2015— Steve’s been through a lot.
“Make sure that you’re using your adversities to your advantage; and if you're currently going through an adversity, really try to have the faith and surround yourself with good people. They're going to help you get through it to make sure you look around and figure out how to use that adversity to your advantage.”
Why would you buy a 1200 square foot rental versus a 3000 square foot rental? For starters, a 3000 square foot home in Buckeye might cost the same as a 1200 square foot home in Phoenix. In this second episode of "Purpose Driven Real Estate," Steve and Paige discuss a valuable wealth-building tip: understanding the size and location of a property in relation to the amount of rent that can be collected from it.
