Would your realtor business be able to survive if Property Guru (or other online property portals) went down?

Many agents tell me they're very confident that they can close deals once they have a prospect in front of them, but they struggle with getting leads and inquiries.

In other words, they don't know how to get more inquiries.

That's bad news actually.

It's Bad News

Here's something else agents also tell me.

They're pretty competent in closing deals.

But many struggle to get prospects in front of them.

And they're telling themselves that they need to:

  • Spend more money  to run more ads
  • Spend more time getting to know more people to increase their network

That's not true.

I had no money as a realtor, and I knew no one because of my shy personality, yet I got literally flooded with more leads than I knew what to do with.

The trouble is our agencies and training courses out there didn't teach us this.

There's Good News For You

The secret to my success was in MARKETING.

The SKILL of Marketing is very important and that will give you the lifeblood of your business, which are inquiries and appointments.

Because,

No Appointments = No Money

But Clients buy real estate very infrequently, so we need numbers to make this business work for us.

And the numbers come from doing the right kind of marketing.

The Right Marketing Makes All the Difference

I know this because it happened to me.

When you become a student of marketing, your business grows because you're doing an 'Income Producing Activity'.

I learned this insight from my mentor Dan Kennedy. At the time, I had been struggling to get inquiries because I too thought I needed more money to burn on ads.

I Had it Harder Than Others

And I also assumed I needed to know more people, but I was naturally a shy person. Real estate has traditionally been rewarding to outgoing realtors.

I threw flyers but that got me nowhere.

I knocked on doors until I almost got arrested. And I never knocked on doors again in my life.

And nobody was more surprised than me after I got flooded with leads while I was staying at my mum's house to save travel costs.

That was the day I realised that Marketing was the key skill every realtor needs to master. Dan's teachings worked in America, and I had seen it work in Asia and in Singapore.

Specifically, Direct Response Marketing.

What is Direct Response Marketing?

It's the best kind of marketing there is out there. It gives prospects what they want in way that will attract them to reach out to you first.

Doing that, you will stop chasing prospects and get them to come to you first.

That is how you attract more clients, more buyers, more sellers and more landlords to you!

Do You Need a Coach (or an Upline)?

Many realtors are not really sure.

On the one hand, they do recognise the importance of being coached for success. If you can Copy, you can Succeed. After all, every Master was once a Student... That's called modelling others' behaviours in order to have similar success.

But then realtors also change their agency if their upline isn't good. They hop from one agency to the next, hoping to land a great upline.

This leads me to my next point...

The Realtor-Upline Model is Outdated

Why  is that?

Half the time, the upline gets paid with overriding for doing absolutely nothing, other than convincing you to join his team years ago.

The other half, he's busy struggling with his own problems.

Does that look like an effective coach to you?

I don't think so, right?

So what makes a great coach?

The Real Job of a Coach is This

At its core, a mentor only needs to show you 2 things for the coaching to work;

  1. What MISTAKES you must avoid at all costs
  2. What ACTIONS you must take at all costs

That's it.

Don't you agree?

Yet why do we have agents clamouring after those who win Top Producer awards? Why is everyone rushing to join their team?

It's simple.

Top Producers Are in Great Demand

So every agent tries to join their team.

My member Harry Zeng of PropNex was telling me the same thing the other day.

He won awards and was featured all over the news and portals.

And I saw agents applying to join his team, because as my member, I can see the agents applying.

He said that most of them were entitled and expecting Harry to give out cash handouts.

Shocking, right?

The Problem with Popular Uplines

The things is, popular uplines have a ton of problems.

They're busy doing personal sales.

They're already feeling the pressure to keep staying at the top.

Frankly, staying at the top is harder than getting there.

And they don't have the time or willingness to spoon feed entitled, lazy realtors.

I know this because my own members, like Harry, are telling me this.

No one likes to work with lazy, entitled, spoon-fed agents.

There Is Another Alternative

A great coach will not only tell you the above 2 things, but he will KNOW the solutions to the next problems you will face once you've solved your initial issue.

I know this because my own upline couldn't help me with my overflow of leads, precisely because she never faced this problem.

So she had no answer for me.

I found the answer with a mentor from outside the real estate industry.

He was in the Marketing business, and taught me how to design my business and the lifestyle I wanted.

And I was able to achieve both because, like I mentioned, he already had overcome those problems and new what new problems I would face soon.

And true enough, I turned back to him again and again.

Investing in a coach turned out to be a great decision on my part, because not only I didn't have to pay him overriding for closing every single transaction, I also quickly recouped my initial investment.

That, my friend, is how you sidestep a bad upline without changing your agency and without paying overriding.

Leads are the foundation of your realtor business and having a constant flow of leads will help you get appointments and closings. But many agents still struggle with getting inquiries. How do you get more traffic and more people to reach out to you? There's a popular misconception out there. Many realtors think that they need to create more traffic to get more inquiries. But the fact of the matter is, traffic is already out there. You just need to channel it back to yourself. People are already out there searching for homes. Your job is simply to find out where they are and direct them to your website (which is a must) or mobile. I'm going to be talking about several of these traffic sources. There are two ways to get inquiries and lead. The old fashioned way (which I do NOT recommend) is to do door knocking, cold calling, canvassing and networking. The smarter way is Inbound Marketing, which is to get prospects to reach out to you first. This means you become the hunted, instead of the hunter. When you do marketing the right way, you get prospects reaching out to you. The offer you make has to be a no brainer. There are several platforms you can use right now to get started with Inbound Marketing. The best and easiest way is to use Facebook ads. It tends to be the most affordable too. And you can get leads pretty fast from Facebook. In fact, one of  my agents Raama, closed a deal in just 6 hours of his ad going live online. Then there is Social Media Marketing, which is free but kinda like SEO. It takes longer and many agents seem to spam the platforms. That's a sure fire way to get banned. Then there is Google Ads, if you have the budget to invest $1,000 to $2,000 a month. Another way is to do videos on YouTube. YouTube is in fact the largest search engine after Google and everyday people are searching videos for answers. You do not need a full professional set up to do quality videos. In fact, your smartphone is good enough for the job. How to get traffic from YouTube? You can simply use your gmail account for the associated YouTube account to get started. You can record yourself on camera talking about things you care about in the home buying process. Tell stories. Talk about your experiences. Share your own experiences of buying a home. Explain why you are a realtor Demonstrate results. The key with YouTube, as with all platforms, is CONSISTENCY. Yes, life happens, but you should get back on track and post when you're able to do so. Make it a point to be consistent, share stories and provide value. The downside of getting traffic from others. Here's something from my personal experience that will save you a lot of time. The traffic that you get from Google or Facebook, whether free or paid, is ultimately theirs. It's not yours. You can only direct it to yourself. It can dry up. Quickly. When I was  starting online marketing in late 2009, I got Google Slapped. Hard. Literally thousands of businesses went bust overnight. You're always at their mercy. Their platforms, their rules, their agendas. Not yours. The sooner you realise this, the faster you can protect yourself. The best way to protect yourself. The absolute best way that I know of is to build your own LIST. This is something almost no realtor is willing to do. They keep on buying sms lists from vendors whose only goal is to keep agents dependent on them. But when you build and grow you own list of buyers and sellers, you have an asset that keeps growing. It will keep giving you business for years and you will never be at the mercy of platforms whenever you need to get leads and business. That is the secret to how you can get more real estate leads, in 2020 and beyond.
