From Flipping Burgers to Flipping Million Dollar Homes Rafael Estrada #57
Born in Peru, Rafael Estrada immigrated to the United States and had to  earn everything he has today. Arriving at 14 years old and not speaking a  word of English, Rafael had to catch up to his peers right at the start  of high school. And away from school, he worked where he could,  as he didn’t have the proper documentation at the time. But he made his  circumstances work and that attitude carried over to his real estate  career. Influenced by his father, Rafael’s dad would encourage  and empower Rafael’s entrepreneurial spirit, so much so that just after  two semesters of college, Rafael dropped out and got into banking. And  it was in a house flipping convention (with his father) that Rafael  began to really see the profits in real estate. He was bitten by the bug  and the rest is history. Up to date, Rafael owns seven rental  properties and has made over a million dollars in profits in his flips.  He is working on a couple of short term rentals through partnerships and  looks to continue to grow his rental portfolio and branch out his  businesses to other living needs that all people require. Emelyn Fernandez is a Dominican Republic native turned New York native.  She immigrated to the United States over 17 years ago speaking no  English and having very little. She went to a high school with over  5,000 students and while she had a lot of “hallway friends,” she focused  on her classes and did her thing. When it came time to apply to  college, the harsh realities of being an undocumented immigrant hit her  when she was denied opportunities of going to a university that she very  muched deserved. And while that sent her to a level of depression, the  resilience of overcoming a “no” would be the theme of her career and  business. And after giving birth to her first child, who has  special needs, she got to thinking not only of her future, but that of  her child’s as well. And real estate came knocking on her door. And  that's where we meet Emelyn in this episode. She’s an inspiration for  women and mothers all over the country who are going through the same  adversity. Connections, Partnerships, and Survival with Sebastian Rodriguez Born  and raised in Columbia, Sebastian Rodriguez immigrated to the US seven  years ago when he was 25 years old. Coming from the banking industry  back home, he was a nobody here. So what started out as dreams of  becoming a Wall Street stockbroker quickly became a reality of  bartending, bussing, and waiting in Miami, Fl. In an effort to  stay afloat, Sebastian essentially started House Hacking before he even  knew what he was really doing. Everything he did was all in an effort to  survive. In between learning English and working three jobs, Sebastian  kept his head down and reminded himself that there was more. He closed  on his first property in 2019 and joined Rat Race To FI shortly  thereafter. Now being a father, he’s taken the lessons and  experiences from the last decade and is continuing to build on it not  only for the family that came before him, but the ones that will come  after. Born and raised in Southwest Kansas, Trista Brown Priest is a third generation cattle farmer. Coming from a very small town, she went to school with all the same people, all 19 of them. So naturally, wrapping up high school, she had aspirations to settle down in some bigshot city and never come back. Sure enough, she graduated college with an MBA in 2008 and couldn’t get hired for the very degree she had just spent the last couple years working towards. So along with getting back into farming, Trista was also getting into real estate investing. And that's where we meet Trista in this episode. From Air Force To Investing Realtor - Ali Garced #49
Born and raised in White Plains, New York, Ali Garced grew up in a diverse family as a second generation immigrant child. And that allowed her very unique experiences in life. She witnessed the back breaking work her parents went through in order to support her and her sister. And because of that, she felt that she owed it to them not to drop the ball for the next generation. While a rebellious teenager, she never got into too much trouble. And it was ingrained in her early on that college was just something she was going to do. And again, as a debt to her parents, she stuck it out and eventually decided to join the Air Force. While it seemed like a radical idea at the time, it all worked out well. She even bought her first property using a VA Loan. And that's where we meet Ali in this episode. She’s approaching her 10th year in the military and will be transitioning (officially) into full time real estate sales as a Realtor later this year. Up to date, Ali owns six properties and is in the process of acquiring her next single family short term rental out in Hawaii along with an apartment building as to start branching out the portfolio. Cupcake Real Estate Flips - Jacqueline Marshall #47
After a full stint in college, Jacqueline Marshall basically got her  degree and had nothing to show for it. There was no career or million  dollar job waiting for her on the other side. Not really knowing any  better, she bought a cafe and learned how to run it after attending two  years in the school of hard knocks. Her partnership dissolved and  she went back to school to be a dental hygienist. And after three years  of doing that, she definitely knew that career path wasn't for her  either. While the salary was respectable, the hours were unsustainable  for her well being over the course of 30+ years. So in the effort  to pivot, she put her home up for sale and after it didn’t sell, out of  frustration, she put it up for rent. With the money she was still  making from her job, she bought another property… and then another. And  after the sixth one, the light bulb switched on and she started doing  flips. And after making in one flip what she would make in a year, she  decided that she’d never go back to a dental hygiene office ever again. And  that's where we meet Jacqueline in this episode. Three years later,  she’s still a full time house flipper and has gained a wealth of  knowledge in the DIY space. Born and raised in Miami, Florida, and son of two Cuban refugees Michael Castano was an only child and an introverted one at that. Wasn’t all that into sports, but he was a math and science whiz, he took after his father. Growing up with very little, Michael learned naturally the importance of money management and through mentorship with teachers, was able to get admitted into MIT. While he was pushed by his family to become a lawyer, he was drawn away from the desk and onto something more hands on. He was able to work for GM and that’s what led him to real estate. Combining his understanding of putting money to work, minimizing expenses, and his childhood experiences of renting out rooms and managing property, he bought his first duplex in Detroit. Before delving full time into real estate, Aaron Sheats spent a good amount of time during his career as a firefighter. Having studied music and entrepreneurship in college, that was *obviously* the most logical career path for him. He wasn’t quite sure what he wanted to do after college, but he also knew he didn’t want to do something ordinary. So he gave the Academy a shot and made the leap. But throughout his time in college and training, real estate was always something that had interested him and kept in the back of his mind. Ian Group has always been passionate about real estate, dating back as  far as grade school. Growing up in New York, it’s not hard to see why.  And despite the twists and turns he’s taken both in his life and  professional career, it’s always been linked to some form of real  estate. Growing up, Ian came from a traditional family and  naturally followed the traditional path. He got good grades, did well in  academics, and was poised to have a successful life. And for what it’s  worth, finishing college and law school, he came out of it in one piece.  But he quickly found out reality wasn’t so kind. Ian found  himself with a boatload of debt and had to quickly get back on track. He  experimented with his finances, made mistakes, and along the way  learned what worked to now teaching others how to get out of the same  hole he was in all the while raising a family. Jose Linares, born and raised in Chicago, was a bonafide introvert for most of his childhood. Being a lover of ice hockey, sadly that dream never worked out for him (yet!). So after high school, he decided to move to the West Coast and get his party degree in Arizona State. This is where he learned the importance of your environment and circle. Self-described as an introvert, Sharon Tseung spent a lot of her early  life doing solo activities to pass the days. For example, at one point  in her life, she was a nationally ranked chess player. Lucas Piper didn’t like rules a whole lot as a kid. He struggled staying  engaged in class, had encounters with the police, and had even almost  been sent to military school. He describes this time of his life as a  sort of balancing act between being a “good kid” for teachers and other  adults and being a “rebel type” because he wanted more excitement in his  life.  Coming out of college, he was a social worker so, naturally, that meant  he didn’t make a whole lot of money. But the wheels were set in motion  for Lucas after he went to a Tony Robbins event and there met our host  Diego Corzo.   They formed a friendly business relationship and with the opportunities,  Lucas began to take action. His mindset grew and his perspective  shifted.  And that’s where we meet Lucas in this episode. He is financially  independent and has been without a day job for over a year! Soli Cayetano grew up in small town Pacifica, CA, just outside of the  Bay Area. Growing up, finances and “money talk” were all taboo in her  family. As such, at a young age, Soli hustled hard to make money to  ensure she wouldn’t be a financial burden to her parents.  It also helped that she liked a boy who was already into personal  finance because she’d use that to try and talk to him more. Unbeknownst  to her, she’d get to read and learn all the same things most new  investors do when starting out.  She was a major nerd in high school, and like many other young people  who did really well in school, she had no real idea of what she wanted  to do with her life. Maybe non-profit work? Something for the good of  humanity?   During college, she worked in a coffee shop and had a regular who was a  real estate agent. What intrigued her about this guy was the lifestyle  he lived. The adage “opposites attract” ring true in the case of Ali & Josh. Ali describes herself as a high-strung Type A and Josh as more of a low-key Type B personality. Ali was heavily into the big crowds and AP classes, while Josh’s world was centered around sports and working part-time jobs. The two first met in college, where they racked up a combined total of $100K in student loan debt once it was all said and done. And when they began their respective careers, they found themselves pulled between the Dave Ramsy and Rich Dad Poor Dad school of thoughts. Sarah King tried to run from the nerd life as an adolescent but now  she’s embraced it and built her brand around it. But before she ever  stumbled across real estate, it shouldn’t come as a surprise that she  was one of those kids that followed the traditional path. She did well  in school, got a good job, and naturally, got into a boatload of debt.  So for a while, she was a Dave Ramsey fanatic. She realized that while  she lived the “good life,” she wouldn’t really be able to live the life  she wanted if she was tied up with $100K in debt. Eventually, she got  financially on track, picked herself back up, and searched for what was  next. She knew she was unchained to then go out and reach for financial  independence.   And that’s where we meet Sarah in this episode. Her story is one of  resilience and growth. Building The Largest Wholesale Team At 25 Years Old -Gonzalo Corzo #14
If you didn’t already recognize the last name, we sit down with Diego’s  little brother Gonzalo Corzo in this episode. Gonzalo’s journey really  started after one fateful weekend where he was exposed to all things  entrepreneurship, personal finance, and of course, real estate.   Prior to then, he viewed real estate as something his brother did (as  Diego’s Realtor career was just beginning to take off at the time) and  didn’t really see himself being fulfilled by much of the same things.  But sure enough, after that one retreat, Gonzalo was bitten by the bug.  He dropped out of college and has never looked back.  The years that followed consisted of many hours of networking,  shadowing, working for free, working part time, and learning. He fell in  love with the thrill of the sale and now mentors and employs others who  want the same thing.   Up to date, Gonzalo owns and operates his wholesaling company Cash  Geeks, who just last month, grossed $372K in sales while currently  employing 17 in-house employees and eight virtual assistants. Using E-Commerce Profits to Buy Real Estate - Cristian Trujillo #13
Having come to the United States on a Visa as a 13 year old boy, Cristian Trujillo describes the whole experience as something to that of entering a whole new world. He discovered hot water, the highway system, and even electronic garage doors. And the only English he spoke was to say what his name was.  For the first few years, things went well, until 2007 hit and his aunt and uncle lost their home and were forced to move into a one bedroom apartment. Seven different people shared that space. And the best part, he was now in high school.  Like many immigrant children that come into the United States, once they come of age, they begin to realize all the hoops and barriers they have to work around to be a functioning member of society. Cristian was no different. Still, at an early age while in Air Force Bootcamp, he decided he did not want to have a boss for the rest of his life. Growing Up A Third Culture Kid & Investing Across The World - David Grabiner #12
David Grabiner is what is known as a “Third Culture Kid,” meaning they’ve lived in a culture different than their parents’ and lived much of their developmental years in a different environment as well. In David’s case, he was born in the United States and then did much of his schooling in Africa, and then went to college in Chattanooga, Tennessee. David, shortly after graduating, would then return to Africa to help his wife’s family with their hospital’s administrative side of things, given he did just graduate with an MBA. And it was at this point he discovered Mr. Money Mustache and began to think about financial independence. For his first deal, he partnered with his father and within three years, achieved financial independence. And that’s where we meet David in this episode. Up to date, David owns 170 units along with three commercial buildings totalling over $26M in value. He started his own asset management company and is also self managing his commercial properties. He’s currently accepting accredited investors looking to invest a minimum of $100K and is growing his Homeless to Homeowner affordable housing program. Tragedy Struck and Triumph Followed - Steve Rozenberg #11
Steve Rozenberg is an international airline pilot, author, public speaker, podcast host, mentor, and of course, real estate investor.   Born and raised in Los Angeles, California, Steve remembers looking up at the sky one day and deciding that he wanted to fly planes for a living. In high school sports, he learned the importance of work ethic and tenacity. So going into the real world, he approached life with that same attitude and ultimately became a pilot 10 years ahead of most others.  So as a kid in his mid 20’s making money and seeing the world, he thought he had it all. The music stopped when September 11, 2001 came. In a flash, he lost his secure job, his secure income, and his secure life. Born out of brotherly competition with his cousin, at the ripe age of 21, Justin Hannah bought his first property out in the Bay Area which served as his primary residence. Obviously, Justin had his priorities straight…  But before Justin ever had a thought about investing in real estate, he was just trying to get his life on track. Beating Cancer to Flipping Houses- Brenna Leigh #09
Brenna is a 29 year old real estate investor based out of Boston, MA. Before she was ever remotely involved in real estate, however, she worked at her local news station and as a nanny on the side. And the idea of ever becoming a Realtor repulsed her to the core.  However, all that changed after she beat Stage 4B Hodgkin's Lymphoma Cancer. She had a sort of awakening, that she was meant for more in this world. She figured that life could be greater than juggling three jobs, being on someone else’s time, and making a total of $12 an hour. During this time was also when she entertained the idea of becoming a Realtor (thanks to her older neighbor who showed her the ropes) and as of 2019, she has since then transitioned full time into real estate. And it would be an understatement to say that her progress has taken off at lightning speed.   Up to date, Brenna is House Hacking where she currently lives, has one flip under her belt, is on track to flip another three properties (one in state and two out of state), and works full time as a Realtor. Being prone to analysis paralysis, an additional goal Brenna has for herself is to improve her delegation skills as well as learning to let go of every single detail within her investments and career.  Highlights and lessons learned from Brenna: 1) Turn off the media and take action. Podcasts, videos, social media, audiobooks (and regular books) are all great for your education and discernment of where you want to go and what you want to do within real estate. However, there comes a point in your journey, like Brenna explains, that you just have to turn that stuff off and focus on the task at hand. Once you narrow down your strategy and plan of action, just go ahead and do it. In this phase of your deal, by listening to other opinions and strategies, you’ll be more likely to be swayed into a different direction and that will only hinder your success at the present moment. From Working From Home to Developing Affordable Housing -Ashley Gallacher #08
Ashley Gallacher describes herself as someone who had a well rounded childhood in a well rounded environment. She did well in school, had a good mix of friends, did various extracurricular activities, and had supportive parents. So naturally, she pursued a business degree knowing that it would open up doors for her. And indeed, the doors did open. She found herself in a good position, making good money in the financial tech space. She had worked in this field for a couple of years since coming out of college, and everything changed when the COVID-19 pandemic upended her life (for the better!). When she really sat down and thought about her priorities in life, the jump from Corporate America to entrepreneurship wasn’t a difficult decision. She took on education and networking for sometime, closed a few deals, and that’s where we meet Ashley in this episode. Up to date, Ashley invests both in her home state of Washington and out of state in Wisconsin. She owns a total of five single family rentals, is starting up a short term, AirBNB rental property, and has a 20 unit affordable housing apartment building in development. Highlights and lessons learned from Ashley: 1) Be open to the signs. As Ashley explains, her transition from the W-2 life to real estate was rather abrupt. It felt as if one day she was an employee and the next, a landlord. Granted, not everyone’s transition is going to be like this. The important thing to note is to be cognisant of where life is pulling you. Like Ashley, assess your priorities, look at your options, and capitalize on your opportunities. 2) Surround yourself with people who set the example for who you are trying to be. This is one of the reasons why networking is so important. For one thing, just by simply seeing someone else do something, it proves to you that it is indeed possible. That will make taking action and reaching your goals more easily attainable. Also, by being around people who are more skillful and knowledgeable than you are, you open yourself up to accomplishing things sooner because you are gaining from their experience and shortening your learning curve. 3) Understand that issues are inevitable. Like Ashley says, whether it’s quitting your job, experimenting with new investment strategies, or closing deals, you are bound to run into roadblocks. However, it’ll rarely ever be the case that you (or someone you know) won’t be able to get past those roadblocks. More times than not, the solution to overcoming issues is simpler than you think. And the great thing about encountering issues and roadblocks? The more of them you run into, the more courageous you become and the better business person you will be. It’s those that hide from issues that stay fearful forever and never improve their skills nor gain any experience. 4) Ashley’s Top Three Books Recommendation: 1. House Hacks, Listings, and Mentorship with Andres Bustamante Originally from El Paso, and now based in Austin, TX, Andres Bustamante is a 24 year old real estate investor creating wealth through real estate sales and House Hacks. The crazy part is he only bought his first property when he was 23! Andres recalls that his journey to real estate began during his freshman year in college. And it wasn’t some dream job that he’d always wanted to do. It came out of necessity, having to pay for school and housing. With his options limited, and no real direction for his career, he decided to become licensed and initially started working as a leasing agent. Towards the end of college, Andres began to focus more and more on the rental and investing side of real estate. Long Distance Investing, Rehabbing & Marriage Belen & Jovan Caballero - 06 Both originally based out of California, Belen and Jovan Caballero are a husband and wife team on a fast track to financial freedom through real estate investing. Going up, it didn’t seem neither one of these two had reason to meet, not to mention invest in real estate. Belen tried to live the ‘chola’ life, but quickly learned that life wasn’t for her as she was someone who enjoyed doing school work, and as you can guess, the ‘chola’ life doesn’t worry too much about school. Early on, the focus was really just to get to college and figure out her life once she got there. She went in as a criminology major and eventually worked as a behavioral therapist (until real estate entered her life). Whereas Jovan didn’t give a lick about school. He played a ton of video games and did just enough to graduate high school (and college). He found himself at University of Phoenix as a Marine reserve, and kudos to him, graduated with a bachelors in business. At some point during these early years, the two met and Jovan introduced Belen to the idea of real estate investing. While she knew literally nothing about investing, she was interested in Jovan (who had already been learning about all things real estate), and so therefore she was also “interested” in real estate. She decided to give him and real estate a shot and that’s where we meet the two in this episode. Up to date, they are working on a rental property and are on track to close on their first fix-and-flip purchase. All in all, they have a total of eight units and are aiming to get to 10 by the end of the year, as well as do a total of three flips alongside these rentals. Jovan still works a W-2 and is inching his way to quitting his day job, as to be closer to Belen and work on their deals alongside her. Becoming a Successful Investor and Business Man Against All Odds - Diego Corzo #05
Diego Corzo is, what the U.S. Government considers, a “DREAMer.” More specifically, he is someone who immigrated to the United States before the age of 15 and has lived in the country for at least five years of the DREAM Act being enacted. He is natively from Peru, who then came to the States with his parents to pursue the American Dream, and ultimately overstayed their original Visa. And as of 2012, Diego is a DACA recipient. As Diego explains, even with DACA on his side, he still has no straight path to American citizenship. And it wasn’t any easier to navigate life before that. Diego always knew he was an illegal immigrant, but it wasn’t until his early adolescence that he realized that his course in life would be a little different than most of his peers. Just to name a few examples, before DACA, Diego couldn’t obtain a driver’s license, qualify for student loans and financial aid, and most certainly couldn’t be approved to mortgage any real estate. But as Diego shares, his story isn’t one of misfortune. It’s one of triumph and overcoming adversities. Up to date, Diego works full time as a Realtor in Austin, TX, where just last year, he helped sell over 50 homes. He has a portfolio of about 20 odd units, consisting of various House Hacks, traditional rentals, and Air BNBs. He’s involved in a dropshipping business, and is one half of the coaching circle for Rat Race to FI Mastermind. Highlights and lessons learned from Diego: 1) Resourcefulness. Diego has his parents to thank for this lesson in life. Growing up, Diego’s parents made it clear to him that he had to work with whatever he’s got. He wasn’t going to have the same “advantages” as other people he’d come across, but he had all the same potential to accomplish whatever he put his mind to.  2) Relationships are like seeds. In other words, they’re not planted and picked all at once. As Diego was wrapping up college, he was seeking a full time position at GM as a software developer. But because of his legal issues with being able to work a W-2 job, he could not be hired as a traditional employee right away. 3) ”Build a bigger life, not a bigger lifestyle.” Diego heard this quote from his mentor Adam Carroll, and at its core, it simply means to live below your means and to purchase experiences, not things. As Deigo explains, if you play the game right and do the right things, in the end, you’ll have the things anyway, as well as the experiences to go with it. But if you go for the things in the beginning, there’s no guarantee that you’ll still have them in the end, and you’ll have no experiences to show for it as well. 4) Ask “Why is this happening for me?” as opposed to “Why is this happening to me?” Diego explains this simple change in syntax is key to start thinking creatively, solving problems, and overcoming obstacles because it opens your mind up to the possibilities and alternative perspectives, as opposed to closing your mind and allowing yourself to become the victim of your situation/circumstance. You begin to look for the opportunity in that particular challenge instead of giving yourself an easy excuse to quit. D1 Dreams to Real Estate Developments - Williams Rojas #04
It can be said that William Rojas’ path to entrepreneurship was laid out for him long before he was born, and that it’s even in his DNA. His grandfather immigrated from Mexico to the United States with a Worker’s Visa working as a landscaper. Over time, his grandfather saved up enough money and bought several rental properties along the way. Then, growing up, William got to see his own father venture into many various businesses, both failing and succeeding, and ultimately settled into general contracting.  Yet, William explains that his course in life wasn’t always the straightest. He was a football jock and didn’t do all that well in school. He hung out “with the knuckleheads” and being a minority didn’t help. Yet despite all that, he found himself playing for the USC Football Team as one of their defensive backs. It was his experience there on campus, as well as the network he built, that projected him forward in his real estate business years later.  Up to date, William enjoys the fruits of financial freedom, but shows no sign or desire to let up off the gas pedal. As a matter of fact, his sole focus now is to figure out how to scale his business sustainably. He is the Head of Operations for his family-owned company TRG Investments. He also owns four properties totaling a (soon-to-be) 18 units and is looking to expand his portfolio into the Texas market.   Highlights and lessons learned from William: 1) Find your unfair advantage. William, for most of his life, found himself as one of the only Latino people around in his social groups. But he didn’t let that hinder him. He let that unique perspective fuel his interest in others and allow himself to experience the world (and business) through various different lenses. And ultimately, that wisdom pays him dividends now in his goal to empower his community through real estate. Create value where no one sees opportunity.  2) Cash flow then profit. When William (and his family team) purchased their first few properties, they focused solely on being cash flow positive, despite all the equity they created through appreciation. While many investors would have taken out that cash and reinvested elsewhere, the reason they continue to hold onto these properties today is because they know what their financial goals are. Collectively, they knew they would be in a better financial position if they simply collected cash flow from rental income in order to cover their expenses and overhead. In doing that, they were able to leave the rat race and focus on more risky ventures, while simultaneously not losing the security in being able to pay their bills on a monthly basis. Know what your financial goals are. 3) Where, not when. Going back to his upbringing, William always knew entrepreneurship was going to be the end goal for him. But reflecting back on his younger, high school days, he admits that he just didn’t know when it would be. In January of 2020, he got his answer. He left the corporate world and jumped headfirst into growing his real estate business. And since then, he has not looked back. Doing REI Deals and Self-Managing While Working a W-2 Job - Leo Singer #03
Leo Singer describes himself as a “pretty average guy.” He works a day-to-day W2 job, loves sports, and grew up in your typical middle-class family. So naturally, when he reached his mid 20’s and started to make decent money for himself, he began to have a lot of fun with that money and just go back to work and wait for the next paycheck to come in again. Fortunately, a friend of his introduced him to a little book called Rich Dad Poor Dad, and his girlfriend at the time (now fiance) helped to set his financial life in order. Since then, Leo has continued his financing and investing education and has read something to the tune of about 60 books on this topic alone. Up to date, within only a span of 2.5 years, Leo and Kelsey have grown their portfolio to 7 doors, and are going into contract for a 12-unit apartment building at the time of this recording. And as far as 2021 goes, they are on track to obtain another 10 units more! Highlights and lessons learned from Leo: 1) Sweat equity vs. outsourcing. New investors are attracted to the idea of working on their property renovations (aka DIY), especially on their first or second property. And while there can definitely be valuable lessons in doing such labor, for Leo, the lesson for him was that that kind of work was better left off for a professional to do it for him. It wasn’t worth the time and for the money that he’d be paying, the result was 10x more than what he could’ve accomplished himself. And in the long run, it’ll prove to be a much more sustainable business model. 2) Hiring a virtual assistant (VA) over a traditional property management company. When Leo purchased his first rental property, he was on the fence about self managing or hiring a professional property management company. On one hand, he wanted his rental business to be run the way he wanted, and on the other hand, he didn’t have the time or desire to take on a second job for himself managing tenants. So he found a pretty good middle ground—hiring a virtual assistance. By doing this, Leo retains 100% control of his real estate business, but also doesn’t have to worry about the day-to-day tasks that would otherwise pull him away from his actual day job. (Two books Leo recommends reading is The E-Myth Revisited by Michael Gerber and Virtual Freedom by Chris Ducker) 3) “If you’re not nervous, you’re probably not stretching yourself.” In other words, if you don’t put yourself in a position of discomfort, you probably aren’t growing and reaching your full potential. This doesn’t mean go out and make reckless decisions or make commitments without diligence, but it does mean to overcome your initial fear and just take that step (or leap) forward. That’s how you become better. 4) Transitioning from single family to multi-family. In the words of Leo, “It’s different but it’s not that different.” What you’ll find when you look into multi-unit properties is that there tends to be more items to consider and that the definitions to certain terms don’t necessarily mean all the same things. What you have to keep in mind, however, is to keep things simple. At the end of the day, what you’re looking for is a prospect of a good (or great!) deal. Once you find something of contention, then go deeper into your diligence and look at the nitty-gritty details, depending on exactly what type of investment strategy you’re looking for. Building Wealth Through Real Estate as a Working Mom - Ashley Kehr #02
Early on in life, Ashley Kehr describes herself as someone who did well in school, although natural talent would be far from true. She had to really put in effort to maintain her standing, and her issue was she wasn’t the most motivated person around. All she knew was following the traditional path and maintaining the status quo. Based out of rural Buffalo, New York, Ashley pursued a college education in University of Albany and found herself interning for a finance company, where she made (what she considered at the time) good money. The turning point for her was when she ultimately climbed up to a full time position for her job and she realized that the corporate, cookie-cutter structure was not for her. And almost in tandem, she quit her position and became a stay-at-home mom. Shortly thereafter, she connected with an investor who took her on as his portfolio manager and mentored her as well. And that’s where we meet Ashley in this episode. Up to date, Ashley owns 36 units and her immediate focus is acquiring full-gut rehabs. She is phasing herself out of working IN her business as she focuses more on outsourcing her processes and implementing the proper systems. First Two BRRRR’s in 11 Months of Real Estate Investing - Amy Swayze #01
Amy Swayze, based out of Selah, Washington, took a rather “jump into the deep end” approach when it came to doing her first real estate investing deal. It came in the form of a partnership between herself and her son, Chris. Going in, they didn’t know much, but they understood that they’d get further along together than they would alone. They took some time to learn the basics and hunkered down on finding their first deal, which they closed on right before the COVID-19 pandemic. However, they didn’t let that stop them as they closed on another deal just one month after! Up to date, Amy has purchased three properties in the span of only 11 months! She’s having a ton of fun taking on new real estate projects and looks to transition out of her full time job. A piece of advice Amy would give to those looking to get started would be to, “Find a mentor and mastermind group.” The network you create and advice you receive will give you the biggest return on investment in the long run. Highlights and lessons learned from Amy: 1) Investing with family. Amy believes that as long as everyone knows their role and does their part, it doesn’t make a big difference whether you partner with family or not. At the end of the day, it’s a business partnership and should be treated in a manner of accomplishing the same goal/deal. 2) Importance of planning. When Amy took on her first deal, she cautiously decided to use a hard money loan. While this made her nervous at first, she insulated her risk by creating multiple exit strategies should anything go wrong in the process. This doesn’t mean you should create a criteria so strict that it actually prevents you from doing deals. However, it does mean that you should be prepared for the worst and have a plan of action ready in the event it’s called for. 3) Persistence & creativity. From cutting out concrete windows herself to utilizing air rights to subdivide her parcel of land, Amy shows that roadblocks are not a reason to get into fetal position and give up on deals. You just have to stay focused on the end goal and find ways and/or people to accomplish those goals. There’s not much you can’t do with persistence and creativity. 4) Eating the elephant one bite at a time. Along with planning and persistence, many times the best thing you can do is just focus on the next bite. Amy admits she’s at the point in her portfolio where it gets overwhelming at times trying to juggle it all at once. But she’s developing her mental fitness by understanding that the best thing for her is to complete the task at hand and move on one task at a time.
