The Opportunity Window Is Open: Why The Moment To Invest In Multifamily Is Now!

Every so often a good real estate opportunity comes up. When this happens, I have to double or triple check it, to make sure it is real. If you are a real estate investor and you are constantly trying to get a great deal, you know it is not that easy.

There is a trend I am seeing recently in distressed multifamily business and I think it’s still early to catch it.

History has taught us that trends that are caught early will give BIG rewards.

There is good news and bad news. The bad news is most folks will never have access to any of these “distressed” properties.

In fact, it took me many years to get access to properties like these.

The big players are too distracted going after large assets, and smaller players cannot get access to lenders to fund distressed assets.

We could go years without seeing anything like this happening again, but in a matter of months, it will start to happen.

President Biden To Eliminate Section 1031?

President Biden’s new economic plan would eliminate a tax break for many real-estate owners that has enabled them to defer paying capital gains on property sales. I’m talking about section 1031 of the US tax code. I have mentioned and explained several times how the 1031 exchanges benefit the real estate industry and specifically the multifamily industry.

You can check past blogs on my website or on my YouTube channel where I describe in detail all the tax benefits available to multifamily investors, and specifically all details of section 1031.

In a few words: the current law allows investors to defer paying tax on real-estate gains if they reinvest the proceeds in other properties within six months of the sale. We use that strategy as part of our regular investment operations, to maximize profits for our investors, clients, and partners. Everyone in the industry uses it.

Top 5 Cities To Buy Multifamily Real Estate In 2021

Hello, I’m Abiel Ballesteros and today I like to share with you the top 5 cities to buy multifamily real estate in 2021.

This is our own selection, based on population, migration trends, employment levels, local or state taxes, and our own experiences investing in multifamily properties, plus some other factors.

So hear me out:

There are many different variables playing in the economy right now. Some people are leaving cities and states due to high taxes, unemployment and because they want to be closer to their families.

On one hand, many sectors of the economy are being reactivated after the Covid-19 crisis, and people are returning to their full-time employment.

The interest rates remain low, so debt is still cheap.

The government keeps taking measures and pumping money into the economy to try to stabilize it.

We are seeing a shortage of housing inventory that is pushing prices up.

Many regions of the United States are experiencing huge booms in demand and the price of homes is rising sharply as a result — higher than the rate of inflation. As a result of this, many potential buyers can no longer afford to buy.

So, more people will have to rent instead of buying or will have to delay their plans for buying.

All these factors are beneficial to the multifamily industry because more people will be renting for the time being.

For example, it was recently reported that in some areas of the United States, people earned more via appreciation of their homes than from their salaries in the past year. And this was the year of the coronavirus crisis!!

Also, there have been recent migrations of people from “high tax states” like California or new york, to tax-friendly states like Florida.

Keep in mind that real estate is very local. You need to understand each local market before considering an investment because the economy of the whole country does not necessarily reflect the status of each local market.

What Kind Of Mindset Do I Need To Have As A Passive Investor?

Today I’d like to address the topic of MENTALITY, and specifically, the kind of mindset required to successfully become a passive investor. Many people want to become investors without the minimum knowledge about it. It’s not just about money; it’s about money management and the kind of approach you have to it.

So, when it comes to investing, there are many different ways to do it. But you need to be able to make a clear distinction between an ACTIVE investor, and a PASSIVE investor.

Traditionally, active investing is a hands-on approach, where you need to make frequent buy and sell decisions according to price fluctuations to make money. It means a lot of transactions and a lot of research. It requires a lot of effort, and takes a lot of time.

On the other hand, passive investing requires research of course, but you don’t have to dedicate most of your time to it. It’s a stream of income earned without much effort. One single investment can bring you a steady flow of income and yield high returns over time.

So, if you’re interested in becoming a passive investor, it probably means you have other things to do, maybe a full-time job, or the management of other assets. Or you just want the money to work for you and not the other way around. So, again, it’s about mentality.

Be honest about it: do you want to actively do work and research and complete transactions, or you rather be passive and let your investment grow by itself?
