Eps. 39 Don’t Let Disclosure Surprises Derail Your Closings

Have you ever had a transaction derailed because the home was in a flood or fire zone, and the insurance ended up being too expensive that the buyer had to cancel escrow?  Or maybe they didn’t cancel, but they were surprised about the insurance premiums, and you thought, wow, it would have been good to know that information ahead of time.  Well, today, I have Glennis Dawson on the show. she’s an active agent who’s been in the industry for 20 years, and she also represents My NHD, which stands for National Hazard Disclosure, which means she educates brokers and agents on the use of these forms and what they mean for your clients.  If you are an agent in CA, I know you have to use these forms because they are required by state law to be included in every real estate transaction.

I’ve brought her on the wellness real estate podcast because unnecessary stress can derail your success. I love how her company is getting ahead of things to offer solutions to agents so they can be better prepared for their clients, avoid unnecessary surprises and stress, and not waste anyone’s time—that’s wellness that every agent wants, right?

Eps. #35 Seal the Deal: Protecting Health While Still Closing Sales

If you're an agent, you've probably found yourself recommending paint contractors quite often. And if you sell older homes, you've likely had to provide lead paint disclosures. But here's something you might not know: while there may be toxins lurking in older homes, new homes are not free of toxins either - I don’t say this to scare you, just to give you some resources if you have clients worried about these things. The good news? Certain sealers can mitigate these toxins. So, imagine if your clients are worried about lead paint or maybe they have family members with asthma or chronic health conditions. Wouldn't it be helpful to have a resource to recommend that can solve this issue, instead of just brushing it under the rug or having to choose a different home? Well, I've got just the solution for you!

Today, I have Jay Watts from AFM Safe Coat. They are a  San Diego-based company that has been in business for more than 40 years, and they are the leader in no-VOC paints and sealers.

If you are an agent who is looking for ways to stand out and be more valuable to your clients and you are looking for reasons to call and connect with past clients, you’ll want to stay tuned because this episode is going to give you some great new information you can share that is going to showcase your care and your expertise for everything home…..let’s grow!

Eps. 34 Using AI to connect emotionally with your clients and prospects

Eps. 34 Using AI to connect emotionally with your clients and prospects

Today we have a special guest, Robert Lee the founder of the Lesix Agency a marketing firm that helps real estate educators get their courses approved for CE credits.

As a Digital Marketer Certified Partner, Robert and the Lesix Agency specialize in helping real estate educators grow their student body and compete with larger national brands through their unique Growth Accelerator program. By delivering clarity, simplicity, and consistency with their world-class frameworks, Robert and his team are committed to transforming real estate education by equipping educators with the tools they need for sustainable growth and success.

Today we are going to discuss using AI to connect with your clients and prospects on an emotional level.  Wait What?   That’s what I said when I heard him first tell me about this!

The fact is that people don’t remember what you say or who you are unless you make them feel something.  So if you make someone feel bad they will remember it, and if you make them feel good, they will remember it too.  If you don’t make them feel anything, it’s likely they will forget what you said or who you are if they don’t already know you well.  So if you are an agent who is not getting the connection and the leads you are looking for, it might be because you are missing this one key ingredient!  So this is an episode you won’t want to miss!

Eps. 21 Destination Wellness: Global Secrets For Better Living Wherever You Are

Eps. 21 Destination Wellness: Global Secrets For Better Living Wherever You Are

Today I have Annie Daly on the show, she’s the author of Destination Wellness: Global secrets for better living wherever you are.

What i love about this interview is how Annie helps us realize that wellness isn’t something you buy, it’s something you create. It’s a way of living and a way of being. There are so many different cultures around the globe that don’t have all the material stuff that we have in the US, yet in every culture you will find people who are happy and fulfilled and love life. Yet in America it’s a common sentiment that we need something outside of us, something to buy that will bring us more wellness. And how does this relate to real estate? Wellness real estate is a $275 billion dollar industry because developers are realizing that people want to live healthier they want to live in communities that support well being, so new communities that are designed with well being in mind are popping up all over the globe. As a wellness focused agent, you too can have an impact on your local community by creating a tribe of home wellness professionals that you can network with and refer out - you can share with your audience ways to live healthier and how to create a home environment that is more comfortable and joyful to live in. So, if you are one of those agents that wants to make a difference, and you want to have raving clients that understand you care about them and their families - it’s because you’ve helped them with more than a real estate transaction - then you are going to want to stay tuned to today’s episode. Episode #17 - Wellness Real Estate Development in San Diego County - A trend worth talking about!

Episode #17 - Wellness Real Estate Development in San Diego County - A trend worth talking about!

I had the pleasure of interviewing Brian Grover, the developer of Fox Point Farms, which is brand new Agrihood currently being built in Encinitas, CA.   Have you heard of the term Agrihood before? It’s a fairly new concept of neighborhood from many forward-thinking developers across the country. It’s a community design bringing people and agriculture together in a suburban setting.  It’s a fast growing trend because of all the amazing benefits it brings to the residents and I’m super excited today to have one of these forward thinking developers here on the show!

Brian Grover, a resident of Encinitas, California founded Nolen Communities with the intent of building communities that encourage place-making, interaction, and the sense of community that we have lost by virtue of how housing projects and communities have been built in the past 40-50 years. He has recently proposed developing an agrihood in his home-town, and for those of you who are unfamiliar with where Encinitas is located, it’s a beach town in north san diego county. The new development is a 21 acre site that contained commercial green houses and one single family home, surrounded by suburban residential communities. He’s proposed a new agrihood called Fox Point Farms that was unanimously approved by the city council and is scheduled to be completed in late 2023.

As a real estate agent it’s important to stay on top of development trends! Wellness real estate developments are one of those growing trends worth talking about with your clients! Not only does it provide you easy free flowing conversation topics that are still real estate related, it positions you as a forward thinking agent who understands where the real estate of the future is headed. So, let’s get to this interview with Brian where you’ll lean all the components of this exciting new community called Fox Point Farms. Let’s grow!

Episode #11 - The story of how this new emerging industry began - Serenbe the 1st Agrihood

Episode #11 - The story of how this new emerging industry began - Serenbe the 1st Agrihood

Today I have Garnie Nygren from the very first wellness lifestyle neighborhood - Serenbe located just outside Atlanta GA. I interviewed Garnie last year for my other podcast Blooming! A healthy home by design, but I thought I should share the story of Serenbe here too. What is so interesting about this story to me is how one person with a great idea can create positive impact that has a ripple effect across the world. Serenbe was the very first wellness lifestyle community that started because the land owners wanted to protect their own backyard from urban sprawl.  Now it is known as t he first Agrihood and has been the inspiration for wellness lifestyle communities across the country.

If you are new to wellness real estate, you’ll love to hear about the unfolding of this incredible community and how it has inspired a whole new segment of real estate development: wellness real estate - intentionally planned neighborhoods centered on the wellbeing of the residents

As a real estate agent, why does this matter to you? Because YOU matter, your influence matters. How you interact and guide your clients matters and you as an agent can be apart of something so much more. Even through real estate - you can make a big positive impact in this industry and in the world.

Episode #8: Regenerative Real Estate - Value Driven Purposeful Business Model That Brings More Meaning To Real Estate

You may or may not realize that there is a movement happening across the country - it’s a wellness movement that started many years ago but has been propelled even further by this recent pandemic.  And it’s not about fitness and nutrition or even health care. It’s about well being and how that comes from all around us, from our thoughts, beliefs, attitudes, interactions, conversations, and connections to our physical surroundings, how we live: specifically our home environment.

I’m talking about wellness real estate.  Now when I say wellness real estate, it may mean nothing to you, or you may think of developers and wellness lifestyle communities. but you might be wondering, how does this pertain to me as an agent when the majority of homes I sell are existing homes not new construction? and Maybe there aren’t any wellness neighborhoods around you.

This is where the opportunity lies……and there are some forward thinking agents who also see that opportunity .

Today I’m so excited to bring Neal Collins from Latitude here on the show. He and his wife Alissa are brokers in Portland organ and have started a movement of their own which they have coined Regenerative Real estate. They have created a platform where agents across the country can have more purpose driven work. So if you are looking for ways to differentiate yourself, or maybe you are tired of how transaction based the real estate business can be and you are looking for more meaning or maybe you are just curious to learn more about what regenerative real estate is…. then stay tuned, because this is a great interview. Let’s grow!

This week I wanted to share an interview I had with Kristen Jackson, she’s a realtor and founder of client event blueprint. I love her story and she is such a great resource for agents that i really wanted to share this interview with you, even though she’s not necessarily a wellness or green focused business, she has created a special wellness events list that she had made for my facebook group and WellnessRE Pro members, but she’s also agreed to share with anyone who hears this podcast! So be sure to stay to the end to hear that info!
