Niching Down in Real Estate: The Challenge, The Rewards, and The Keys to Success

Niching Down in Real Estate: The Challenge, The Rewards, and The Keys to Success

In this interview, Roberta Ravella and I discuss the importance of niching down in real estate in order to be more successful.

Niching down allows you to focus on a specific type of client or property, which can help you to become an expert in your field and build a strong reputation. However, it can be challenging to let go of the idea of being a "generalist" and focus on a specific niche. But the rewards are great - niching down can lead to more leads, more clients, and higher commissions.

We also discuss the importance of marketing in real estate.

While the techniques you use matter, it's the principles of great marketing that are even more important. You need to understand your target audience and what they're looking for, and then create marketing messages that resonate with them. You also need to be consistent with your marketing efforts and track your results so that you can see what's working and what's not.

Finally, we discuss the importance of loving who you work with and how that plays out in your marketing. When you enjoy your marketing, it shows in your work and you're more likely to stick with it. And when you stick with it, you're more likely to see results.

What's the best career advice you have ever received?

Lisa Nichols told me to use my day job to fund my dream. It was amazing advice that I wish I had followed.

What is your proudest career accomplishment and why?

My proudest career accomplishment was receiving an Honorary Doctorate Degree of Humane Letters from Indiana Tech University for my 20 years of service in arts, education, business, teaching, and publishing. It was by far, one of the proudest moments in my life.

What has been the hardest career moment and how did you overcome it?

The hardest career moment has been building a business with little money to invest. I have taken advantage of free training, online resources and groups and I've learned to stretch my resources and make them work for me.

YTE 047: Who’s That Housewife with Courtney Love Gavin

What is PR? Does your business even need PR? How can you increase your exposure with a $0 budget? All of that and more will be answered in this episode as we dive into the world of PR and what every business owner needs to know (Ps. PR is part of your overall marketing strategy at least it should be).

Plus, find out how Courtney created her hit board game, “Who’s That Housewife!?” with less than 10 followers on social media, no email list, made a profit, and was picked up by major news sources like People and BuzzFeed.

--------

What's the best career advice you have ever received?

The best career advice I ever received was that in order to be heard speak into their language. That career advice came from my business coach, Andrea Woolf.

What is your proudest career accomplishment and why?

My proudest career accomplishment is launching Who's That Housewife!? and making it a sustainable business. I had a lot of doubters for leaving a high six-figure corporate career to launch my  “silly housewives game” but instead of letting that sway me or doubt creep in, I remained laser-focused on what I wanted to accomplish. I joke that PR stands for perseverance and resilience because those are the keys to success in public relations, and I’ve found that translates well to entrepreneurship.

What has been the hardest career moment and how did you overcome it?

My hardest career moment was when doing my job well, meant being out of my integrity. I overcame it by getting super clear on what I needed in my ideal career and going after it. That ultimately meant leaving the company I was at and going into entrepreneurship full time.

YTE 045" Branding with Bianca Broos

YTE 045" Branding with Bianca Broos

What is branding? How is branding different from marketing? Is branding different from marketing? Why crafting a brand identity for your business is so important and how to own your own business while also being a mom.

--------

What's the best career advice you have ever received?

This is not about fame. It's about impact.

"Fake it til you make it.' It’s a thing we say. It’s meant to be encouraging: “you got this, it’s doesn't have to be perfect, act as if and the rest will follow...” Great. But, in my experience, humans have what it takes. We don’t need to fake it. Confidence comes from knowing who you are and knowing when you don’t know what you need to know, but feeling good about asking for help, being curious about new possibilities.

Running this company, I’m continually confronted with ideas, needs wants of clients and their brand. Our job is to make it, with humility and grace, confidently making the next good decision. You don’t have to fake it. You’ve got what it takes. And when something new comes up, develop curiosity and ask for help.

What is your proudest career accomplishment and why?

Being able to impact the businesses of other entrepreneurs. It's something that I get to engage in daily, and it's a privilege so see how creating small spaces for change can help them propel to their next level of success. It's like that saying goes, when the tide comes into the harbor, all boats rise. I believe that is our role as entrepreneurs.

What has been the hardest career moment and how did you overcome it?

The place of growth. How did I overcome it (see my favorite quote)

Favorite quote:

DO THE WORK. I say it at least 10 times daily.

Also, "Your work is an expression of who you are. So go out there and do that work.”

What's the best career advice you have ever received?

“You’ll never fully embrace being a CEO as long as you’re acting like an employee for someone else.” - Todd Herman

What is your proudest career accomplishment and why?

Growing a business to 7 figures while still working nearly full time. It took tenacity, grit and a lot of perseverance to deliver high quality for my clients, and create a business that I loved.

What has been the hardest career moment and how did you overcome it?

Hands down the worst day in business and one of my biggest learning lessons came when I lost one of our biggest clients because he lost funds. I had to tell 13 VAs that they no longer had a job. This several years ago and I was so excited because this client was a good portion of our bottom line.

It forced me to innovate and find new solutions and products to offer so I could continue to provide job opportunities to these women I’d come to admire.

My team and I quickly came up with products to sell that we could delegate to the VAs who just had a blow to their income.

--------

What's the best career advice you have ever received?

James Wedmore -- he said, “You can start to predict your future by looking at your thoughts, feelings and actions you’re taking today.” It rocked my whole world and kicked my ass into gear!

What is your proudest career accomplishment and why?

I would say it was one of our most recent promotions where we hosted a killer free challenge that changed SO many lives (which lights us the F up) and was the biggest promotion we’ve ever done -- with over $675,000 in revenue overall and $293,000 in commissions for us.

What has been the hardest career moment and how did you overcome it?

Creating and launching a course back in 2013 that sold ZERO! It was so humiliating at the time but is the best thing that ever happened to us as it brought us to where we are today!

What's the best career advice you have ever received?

The best career advice I have ever been given was that "you just have to be a sophomore to the freshman" and it was from my business mentor Ann Vertel. What she meant was: you don't need to know everything, you just need to know enough to get someone to where you are now. By the time you do that for enough people, you will have moved onto or learned enough to educate them to the next level. You will never EVER know everything and the more you know, the more you realize you don't know. So, if you can bring someone from a place you used to be, to where you are now, you know enough to have a business and charge for your services.

What is your proudest career accomplishment and why?

My proudest career accomplishment was transforming my pain of discharge from the service into this mission-driven business. That is my biggest accomplishment because I had a choice: fall and stay down or make something of myself regardless of the situation. It was a profound moment of change for me and one I will never forget.

What has been the hardest career moment and how did you overcome it?

My hardest career moment was when I received my official letter of discharge from the Navy. I overcame it by allowing myself to sit with every emotion that came up for me at the time, the sadness, the rage, the disappointment, the frustration, everything and I allowed myself to be in that space as each emotion came. This enabled me to actually process what was going on and to allow the light to breach through the cracks of the darkness.

What's the best career advice you have ever received?

My father would make me as a 4th grader watch the news. He told me as an American citizen its my responsibility to know what's going on in my country and community. My father's advice has helped me for 20 years cover stories that impacted my community and nation as my responsibility and not a privilege.

What is your proudest career accomplishment and why?

My proudest moment is covering stories that put my station in the national spotlight from the removal of the confederate flag to the Charleston church shooting. Tough stories but I helped to write history.

What has been the hardest career moment and how did you overcome it?

The moments when you can't help, even as a journalist. I will never forget the grandmother who called the station after losing her grandchildren in a fire. She felt the fire department was at fault. But it could not be proven. It was hard to here this grandmother weep and feel hopeless yourself.

What's the best career advice you have ever received?

Architect Tom Kundig gave a talk in Santa Rosa a few years ago when I was acting as an architect on a design-build project. He advised me to embrace the problems of a project. He said that the best designs hit challenges that drive them to be great. I use this idea as fuel in everything I create.

What is your proudest career accomplishment and why?

With no restaurant experience, I created a successful and profitable restaurant concept. I wrote a menu, bought wine, created all marketing, waited tables, tended bar, covered the chefs days off and created a profitable biz right outa the gate. It was where I learned that I can do anything!

What has been the hardest career moment and how did you overcome it?

My biz flooding nine months after opening was by far the hardest thing to overcome. Thankfully my community showed up to support me and get me through.

What's the best career advice you have ever received?

The one that stands out is "There is no such word as can't" by Jules White (Dragon Slayer & a previous guest on the Yes to Entrepreneurship podcast) Live it Love it Sell it

What is your proudest career accomplishment and why?

I have gained so much confidence over the past 18 months or so, I have won several twitter awards (Queen of Resin Pendants/ Creative Biz Award which resulted in a radio interview and a social media award. I was also interviewed by you way back when I was nervous and shy and have done a podcast since). I go live several times a week doing the News over at Heartizan and have been asked to take the lead on being a podcast interviewer for our creatives. Who would have believed it! Yes, I am a little scared, but love a challenge!

What has been the hardest career moment and how did you overcome it?

Every day is hard, being a single mum, working a 9 - 5.

YTE 033: Realizing you have the potential with Sarah Wallace

YTE 033: Realizing you have the potential with Sarah Wallace

In this episode, we talked about realizing your potential is everything for your personal growth! It’s through that personal growth where you start brainstorming new ideas and realize you can start a business online. Sarah talks about her first product which came from being a mom and seeing a need in the market. We also talk about selling on social media, specifically Instagram, and how people are watching you – in a not so creepy way, ha!

What's the best career advice you have ever received?

Clarity comes from action. No amount of thinking about will give you the answer. You have to go out, try it and either learn a lesson or keep going because you figured something out.

What is your proudest career accomplishment and why?

Not having a website for the longest time, but having people reach out to me about what I was doing and how I could help them, by simply showing up on social media consistently. I then had a client of my own do the same thing and landed her first client, so that felt awesome to just be reaffirmed, ok this works, you don't need to spend thousands of dollars or cold call a list to start an online business.

What has been the hardest career moment and how did you overcome it?

Deciding to leave a 6-figure job as a single mom and go out on my own with uncertainty, inconsistent income, and impostor syndrome. I finally got to the point where the fear of missing out on my potential become bigger than the fear of missing out on the stability.

YTE 032: Live it. Love it. Sell it with Jules White

YTE 032: Live it. Love it. Sell it with Jules White

In this episode, we talk about how one product, specifically a book that wasn’t even part of the original plan, can take your business to the next level – from one on one consulting to speaking to working with larger companies building out a sales road map that works. Join us for this “sales road trip” with Jules.

What's the best career advice you have ever received? Apart from my Dad’s advice - ‘There’s no such word as can’t!’ My old boss from Yellow Pages used to say that every time someone said no to me in sales, I could put £1 in my pocket. Then when I got a yes I would have gathered a pocket full of £1’s towards it and I also learned to not take the no’s personally!

What is your proudest career accomplishment and why? Gosh - lots really. There have been some awards I’ve won that I am very proud of - but I think my proudest moment was when my son commented on my TEDx video on YouTube telling me how proud he was of me that was a real moment as he didn’t tell me he had done it!

What has been the hardest career moment and how did you overcome it? I lost my business - Truly Madly Baby and lost everything at the same time. I had a choice of going in the corner and crying or getting back up and starting again. I chose the latter - and I am so glad I did.

--------

What's the best career advice you have ever received?

My dad always told me that if you want to see it happen then get started on it.

What is your proudest career accomplishment and why?

Probably my last business- a full-scale party store. It was my biggest dream in both size and service. We did what "the big boys" did in our small town and I loved every minute of it.

What has been the hardest career moment and how did you overcome it?

I had spent 16 years in the newspaper business where I was able to utilize all of my entrepreneurial skills to build the paper up to be a shining star in our newspaper group and be promoted to Publisher because of it.. which I spent the last six years of my career there doing. There came a point when things began changing, both internally and externally, and I knew it was time to move on while I still loved what I was doing. Turning in my resignation was the hardest thing but it ended up opening me up to new possibilities and my party store was the result of that.

What's the best career advice you have ever received?

Keep going, keep moving, have somewhere to send people. The first part is just the go-getter in me lol and the last part is Nicole Walters. Lol.

What is your proudest career accomplishment and why?

Every time I get a referral! It proves that I doing what I’m supposed to be doing and that people believe that I can help them. It’s always exciting to know that people are talking about me as the go-to course creator!

What has been the hardest career moment and how did you overcome it?

Not climbing the corporate ladder. I always thought I would be the CLO of a Fortune 500. That was my goal but with that, comes more responsibility on the job and it didn’t work with my parenting philosophy so I just created the company I want to work for that has a better life-work balance.
