There's still time to start  a YouTube channel in 2021. It'll be ready to launch and hit the ground running in 2022. This is a great way to add another stream of income for your family.

The 2 most important benefits of real estate investing are Cash Flow and Equity. Loan pay down and tax benefits are important too, but Cash Flow and Equity  should be the first reasons that you analyze and purchase an investment property. These two are the most difficult to correct after you purchase the home.
