Real Estate Funds
An investment fund is an entity formed to pool investor money and collectively purchase securities such as stocks, bonds, or real estate. Thus, a real estate investment fund is a combined source of capital used to make real estate investments. Real estate investment funds share some similarities with Real Estate Investment Trusts in that they're both pooled sources of capital used to invest in real estate. However, there are some key differences between them, including the fact that REITs are corporations that must distribute 90% of their taxable income to shareholders to maintain their tax-advantaged status with the IRS. Real estate funds don't have to comply with those rules; thus, many earn returns for their investors via capital appreciation instead of dividend payments. In this episode, we bring on guest speaker Bridger Pennington to explain his experience with Real Estate Funds. Bridger currently serves as the founder of 3 funds focused in debt and real estate which have raised and deployed millions of dollars. Listen in!

In the past, many people have believed that rising interest rates are a very bad thing for the real estate market. After all, who wants to pay more interest on the money they borrow to buy houses, right? However, this isn’t entirely true. As of April 21, 2022, the average mortgage rate is at 5.15% This may be alarming as a sudden rise is observed in the past weeks. But, Mortgage historical data shows that at 5%, we are still remarkably low compared to the previous years leading up to the pandemic, And a mortgage today with a fixed rate for the next 30 years is still considerably cheaper than historical comparisons, Thus buying a property now is still at a bargain considering the inevitable growth of the overall U.S market in the next years. The Power of Co-Signing
If you have poor credit but still want to get a mortgage, adding a non-occupant co-signer to your loan can help you qualify for financing. But the decision to co-sign on a loan or add one to your mortgage isn’t one you should make without knowing all the facts. So what is a co-signer? A co-signer is someone who agrees to take on the financial responsibility of the primary borrower’s loan if they can no longer make payments, and is usually a family member, friend, spouse or parent.
