Halifax Real Estate: It's All On The Table
We decided to have an open session today on any topic we could think of. Will open bidding work in our market? Should we be able to discuss pricing in an open forum? And much more.
Join me Sandra Pike as I host Adam Hennigar [Sutton] and Chandler Haliburton [Remax] and put all topics on the table for discussion.
Halifax Real Estate: New Construction
Has new construction changed since the beginnings of Covid? Are builders more cautious when listing and pricing homes? Is supply vs demand still an issue? How long is the average home now taking to build?
Meet special guests:
Tamara Baker President of White Stone and Real Estate Agent at Sutton
Krista Jensen Team Lead of 73Realty Royal LePage
Amanee Mousavi Royal LePage Atlantic
And of course your host me, Sandra Pike [The Pike Group + Royal Lepage Atlantic]
Ban Blind Bidding on Homes in Canada
Banning Blind Bidding Does Not Address a Lack of Housing Supply
In response to this morning’s announcement of the Liberal Party’s Housing Plan, the Canadian Real Estate Association (CREA) does not believe criminalizing the way Canadians sell their homes is an effective solution to address a lack of housing supply.
Canadians have the right to choose how they want to transact what is likely the largest purchase of their lives. The proposed banning of blind bidding removes the ability for Canadian homeowners to sell their home the way they want. Open bidding is still bidding. For example, in Australia where they have implemented open bidding, housing prices are still high and continue to rise. Homeownership remains out of reach for millions of Canadians because there is not enough housing supply to meet demand.
Today meet local agents Chandler Haliburton, Adam Henniger and special guest from Melbourne, Australia Jo Mooney.
This is going to be a hot one.
Halifax Real Estate: Congrats Sackville
The secret is out! Sackville is on the MAP! Bidding wars. Increased Property Values. What more could a community want?! Today I interviewed a well-established agent, Caylum Evong of Realty Connect.
Today we discuss:
• The differences that Caylum has seen over the years
• Why Sackville is a great place to live
• How long will homes take to acquire equity
• Should we be listing homes at 2022 prices or at market value
There is much more great content, stick around and find out :)
Halifax Real Estate: What about the people from Ontario?
Today I am interviewing Crystal Powell of Remax Jazz in Oshawa, Ontario. Given the heated debate the past week about the Deed Transfer Tax and increased taxes here for non-residents, I wanted to know what was the buzz on the street there? Have they implemented anything similar? Is their market similar to Halifax???
Halifax Real Estate: The New Deed Transfer Tax Will It Help With the Housing Crisis?
Are we still the friendly province? Our commercials certainly tell the tale that we are. However, as of April 01, 2022, we proudly state that we are not. Thank you to all of those who purchased our beautiful summer homes locally, here is a new tax bill. Introducing your additional bill of $2 per $100 of your assessed value in the far corner. If you are finding this upsetting, good luck trying to sell to other non-residents of Nova Scotia as we will charge them an additional 5% deed transfer tax when they close. Thankfully, this will solve the local housing crisis we are faced with…said no one ever!
Meet today's guests:
Matt Honsberger, Broker - Owner of Royal LePage Atlantic
Pam Cherington, Broker - Owner of Red Door Realty
Julia Clubb, Homeowner - Chester NS
The State of Halifax Real Estate with Royal LePge Atlantic CEO!
Are you left wondering what is happening in our market:
• Will the War on Ukraine affect our market?
• Will interest rates slow down buyers here in Nova Scotia?
• Where is our market headed?
• How about that baby split that sold for $500K!!!
• Will the nine new projects have any bearing on the resale market here?
Today, meet Matt Honsberger, President and CEO of Royal LePage Atlantic. If there was ever a gentleman who had his pulse on the market here locally, it is him!!!
Giving Back To Halifax Communities
This week of Halifax Real Estate we decided to do things a little differently. Todays focus wasn't about the market stats or projections, instead it was geared towards individual agents and how they are able to give back to the community.
Meet these 3 amazing individuals from our community.
Ian Angus of Royal Lepage has been a long-time advocate of Alice Housing here locally. He has personally contributed thousands of dollars over the years, participated in several fundraisers, and even went so far as donating part of his commissions to them!
Ashley Patterson of Royal LePage, has been giving back to the community for the past ten years. Her new project, Wray Hart is in memory of a wonderful soul who passed away in 2018.
Last but not least, Dawna Candelora of Remax Nova is participating in a 10-week challenge to raise money for the Lymphoma Society.

Today meet Ian Angus and Chris Peters of Royal LePage Atlantic and discover our views on showing etiquette, obeying seller wishes, and more!
Should You Waive Your Conditions When Purchasing a Home in Halifax
Is it a good idea to waive your conditions when purchasing a home here in Halifax? Should you do this when you are buying virtually? What if you are purchasing virtually, what should you be looking for in an agent and the home? Should you waive a home inspection? Would you skip the septic and water clause? There have been several horror stories over the past few years, especially when buyers are purchasing a home that they have not viewed personally. How are you protected?
Halifax Real Estate: Should Sellers Add Cosmetic Upgrades to Their Home?
Should sellers add cosmetic upgrades to their homes in this market? Won't the house sell regardless? What about when a house needs work; do you sell it as is? Do you need an agent to sell your home?
Meet today's panel Janice Naugler, Royal LePage, Kelly Brown, Keller Williams, and of course myself, Sandra Pike, The Pike Group & Royal Lepage Atlantic.
Pricing Your Home
Today our panel discussion is all about pricing your home.
Do you list it the same as the last house that sold? A home in Middle Sackville was purchased in 2020 for $562k, recently listed for $699k, and then sold for $1 Million Dollars. Should similar houses list at this price? Should sellers on this street expect to sell over $300k? We all keep saying that each buyer is an "outlier" How many outliers are there? Will this market continue well into 2022? Meet Ian Angus of Royal LePage, Roy Thomas of Sutton, Sarah Schlender of Parachute Realty, and of course me, your host, Sandra Pike of The Pike Group Royal Lepage Atlantic.
Buyers and the price of homes in Halifax [Including Over Asking!]
Are you a local buyer here in Halifax and find yourself feeling deflated with the current situation? If I said that it is not just you would you believe me? Homes in 2021 went on average $54K over asking. So far for the month of January, if you are selling your home the average over list is $76K. However, just recently a home went for $700K over asking!!! Will this be the new norm? What is the norm? Today I interviewed 3 great real estate agents: Jim Pomeroy from Coldwell Banker, Christine Kenndy of Remax, and Richard Payne of ExP. And of course me your host, Sandra Pike of The Pike Group & Royal Lepage Atlantic.
Halifax Real Estate and Covid
It is not easy navigating through the Halifax Real Estate Market. Are you buying a home at too high of a price? Are you listing your home too high or too low? Are you going to wait and see if the market will correct itself? Sellers and buyers are both in a predicament. I have been following the market closely since the pandemic started. Looking forward to your thoughts....

Hey Halifax, are you wondering if you should sell your home in 2022?
Today I met with Leanne Myles a local mortgage broker from Team Clinton, as well as Kelly Brown, a local agent with Keller Williams.
When you have to sell your home in order to purchase, it can be very tricky. More often than not, your offer may not be accepted. Is it possible not to have to sell to purchase? YES, it can be done.
We have been working with Leanne for several years, have a listen to find out how she can assist you.
