In this episode I give a rundown of what's happening in the Tacoma real estate market! Spit some Tacoma stats and breakdown zip codes 98406, 98405, 98418, and 98408. Learn why "median days on market" is my indicator that buyer demand remains strong and competitive situations continue. Wrap things up on why these numbers are important to know for both buyers and sellers. 

In this episode I pose the question, "Is 2020 the year you needed?" As 2020 comes to a close, I think it's a good time for some reflection. Shoot, if this isn't the year to take a step back and adapt, not sure what year will be. I reflect on 4 different categories. What habits did you develop in 2020? How are your finances doing? What about your family? How's your health? I reflect on some of my experiences and hope we can have a conversation on what you took away from this year. 

Yo! Welcome to the first episode of Sweat Equity! It's been a long minute, I missed you guys. Life has been nuts! It's 2020 though right? In this first episode of "Sweat Equity", I discuss the plan for the new pod and give a rundown of what I've been up to. Its been an experience! Tons of ups and probably just as many downs. In the end though, it's a net positive! Join me for a bit as I discuss the Proctor House reno, Leanne and I selling the condo, a douche appraiser, and a crazy real estate market! 

In this episode, I talk about analysis paralysis and how it can hamper people from making moves. Give a Tacoma Market update for May 2020. We saw a 7.7% increase in home values from a year ago. Mention with such high market appreciation year over year, analysis paralysis can be a costly mistake for Tacoma buyers who wait to get in the game. 

In this episode I talk Tacoma Condos! In particular, The Esplanade, The Roberson, and The Marcato. Give a rundown of each building in regards to price, size, amenities, and location. 

In this episode I talk about remote working and how it's contributing to people moving to smaller, more affordable cities. Tacoma being one of them. I share a recent study by Redfin that shows people's intensions on working from home post stay at home restrictions. 43.8% of Seattle employees working from home said they will continue to do so if given the option. Another 39.4% are unsure. With over a $400k difference in median sales between Seattle and Tacoma in April 2020, I would bet we will continue to see people fleeing Seattle for more affordable areas like Tacoma. 

In this episode I talk about unemployment. Dive into Windermere's Chief Economist most recent 2020 job forecast. Predicts we will be looking at an 9.4% unemployment rate come Q4 of 2020. I voice my frustrations.. This isn't a light switch and we can't just turn the lights back on.  Companies will lay employees off, people will be out of work, and we will lose some of our favorite small businesses. Lastly, I give my thoughts on why unemployment won't likely hurt home sellers or market values in Tacoma. 

In this episode, I dive into what I'm seeing in the Tacoma Real Estate Market! New inventory was down in April, where only 317 listings hit the market compared to 430 in March.  April's median sales price came in at $355,000, up 12.7% from a year ago. As month's of inventory hangs around .8, Tacoma is still a seller's market where homes are selling for 1.8% more than list price. However, I have seen buyers get better terms of late. As furloughs are lifted, plan to see more buyers entering the market. There's potential for increased amounts inventory this summer and fall. Bank on  sellers getting more comfortable listing as the stay at home order phases out and some sellers who may be forced to sale due to financial hardship.  

In this episode I talk about my top 5 favorite cereals! Chat about a recent edible session that led me to crave some cereal. Absolutely a perfect snack for binging Netflix. Personally,  this is one of my favorite podcast episodes to date.  Couple of ornery one liners in this one. 

In this episode, I ramble about what I've been up to during the "stay at home" order. With what seems to be more time, I've learned to enjoy things that are often hard to come by during the daily grind. Dive into the 10k a day step challenge and the power of walks. I also chat about what I like to call "personal partying time". Netflix consumption has for sure increased. Ozark, Tiger King, and All American have been some of my go 2s.  Chatted how the uncertainty of what's to come is my biggest anxiety. Lastly, I talk about how my hair is getting so long I may be growing a mullet. 

In this episode I start off talking about 60 degree weather and tans. Tacoma realtors talk a lot about the residential housing market, but what about condos? Deep dive into some stats displaying why I believe condo buyers are having an easier time getting into contracts with better terms. Lastly, for first time home buyers, I give my two cents why getting on the homeownership ladder is important and how a condo purchase may be a great way in doing so! 

In this episode I recap the weekend, which included date night, some offer writing, and a little break from intermittent fasting. Jump in to the Covid-19 craze. Besides having to go to Fred Meyer rather than Costco for toilet paper, trying not to let it impact the day to day. Taking it seriously, Leanne works at Multi-Care and I understand the severity, but still hitting OTF and enjoying the weekend dining out. Mention Corona's impact on businesses. On the positive side, last week proved a great time to refi and lock in those home loan rates. Keep an eye on them and the stock market. 

In this episode, I talk the Tacoma Real Estate Market. It's the hottest in the country at the moment! Quick blurb on new construction and how a recent report prediction is anticipating new builds to be up 7.7% in 2020. With an emphasis on entry level homes. I dive into what to expect as a buyer in the Tacoma market. Being mentally and emotionally prepared for what's to come is something I can't stress enough. We are in an extreme seller's market. Mention a couple ways to improve your offer without necessarily waiving contingencies and risking everything. Lastly, I touch base on people's concerns about buying high. 

Coach Drew joins me for another episode as we dive in to cutting for that summer bod!  I jumped on the scale and let's just say it's time to get the diet right. Ain't about that dad bod (even though I'm not a dad lol). Drew gives insight and tips to cut down. We touch base on counting calories and macros. Is it for you? I talk about my own experiences with intermittent fasting and how I have seen the benefits. Drew gets into what intermittent fasting means and why I likely saw gains when doing it. Lastly, we get into what he thinks of cheat meals and talk about some of our favorite spots for certain types of foods around Tacoma. 

In this episode I talk about my recent gum surgery and why it threw  me off for a couple weeks! Worst thing by far was not being able to brush my teeth on one side of my mouth for a week. Talk about bad breath! I dive into why I think it's important to get out in Tacoma and support small businesses. I reflect on my experiences as a small biz owner and the importance they have in our community. I mention my new favorite place downtown to grab sushi! Lastly, I drop the news that I am starting a Tacoma based clothing company that focuses on simplistic, gritty design, that speaks to the casual and active Tacoman. 

In this episode I chop it up with Coach Drew! We have a loose conversation and hit on a variety of different topics. Makes sense it's the longest episode to date! We speak briefly on how we met and discuss the importance of surrounding yourself with people who share similar mindsets. Drew and I explore the importance of face to face communication, specifically when it involves crucial conversations. The second half we chat it up about social media and establishing a personal brand. Both of us believe Instagram is where it's at currently, but mention how TikTok although early, could be the next big thing. 

In this episode, I try to bring a little value other than real estate! I discuss my morning routine and how I think it has been transformative in my personal development. Specifically as a business minded individual.  Exercise, affirmations, journaling, and a little reading are all things I try to accomplish by 9AM. 

In this episode, I give a quick weekend recap and give my thoughts on the Seahawks season ending loss to GB. Most importantly, I discuss my three favorite spots to grab a burger in Tacoma! I'm not talking fast food joints or fast casual, I'm talking more sit down restaurants with burgers and fries between $13-$16. Near the end I couldn't help but talk a little real estate. Mentioning Windermere Chief Economist 2020 economic forecast and what he sees happening to interest rates this coming year. 

In this episode, I recap 2019 and get into what's to come in 2020! Enhanced marketing will be one of my main focuses. I channel my inner Gary Vee and dive into my thoughts on how entrepreneurs, solopreneurs, and small biz owners need to focus on personal branding. Mentioning what I need to do better (consistency) . In this episode, I recap the weekend which included trips to Brewers Row, Muckleshoot Bingo, and Cactus. Later, I vent about some of my agent pet peeves. Agents who are always suited and booted make me chuckle, but I also make fun of my own style. I dive into why I dislike part time agents, comparing them to surgeons who only do a surgery or two a year. Lastly, not to talk too much shit, I discuss my problem with most real estate agents' social posts. 

In this episode, I recap a recent outing to a Seahawks game and give you my two cents about moral victories. Today was the start of Orange Theory's 2019 Hell Week and I explain what will be going down over the next 8 days at OTF. Later I dive into a hot real estate topic which is the Northwest Multiple Listing Services recent rule changes regarding selling office commissions (buyer's agents). I discuss why I think transparency is a good thing, but also mention my concern of the possible increase in dual agency transactions from these changes. 

In this episode,  Leanne and I tried Mod Pizza for the first time. I voice disappointment in the Huskies' 23-13 loss to Stanford on Saturday. Later, things lighten up as I tell the story of what went down at my first showing ever. Lastly, I touch base on some items to take a look at when viewing properties to save you both time and money.  

In this episode I break in the new home office and podcast setup 🎙! I talk a little college football, mentioning the Huskies 3-1 start and how the Cougs “Cougit” vs. UCLA 🏈. I touch base on how the fitness journey is going and how OTF has helped your boy drop a cool 14 pounds 💪🏼 . On the real estate side I explain why I believe fall is a great time for buyers to purchase real estate 🏡. 

In this episode, I talk a little bit about my caffeine consumption and why I think I was dragging ass during this episode! The bulk of the time I touch on why I love where we live, mentioning the quality of people, the water, city pride, and my love for older homes as some of my top reasons! I also get into how being the 4th hottest real estate market in the US has benefited lots of us, but has also caused an affordable housing crisis for many. Lastly, I speak on how getting into the real estate game can help build family wealth. 

In this episode, Leanne and I eat out at a couple local businesses we have never tried! We joined the Windermere Abode squad in Lake Tapps for our annual office summer party and celebrated a couple family birthdays. Lastly, after being at Windermere Abode for nearly a year, I reflect on my first 18 months in real estate. 

In this episode I recap the weekend and talk about my first experiences at Orangetheory! I praise the food at one of Leanne and I's favorite spots for date night and relish over our go-to spot to eat breakfast. Later on, I express my fitness goals and why I think Orangetheory will be an integral part in me achieving these goals. I try and paint you a picture of what Orangetheory is all about and hope that you give it a try. Fire music, encouraging trainers, great equipment, along with an overall cool ass vibe, makes this place legit! 

If you are thinking of buying your next home, but need to sell your current house in order to do so, this episode is for you! We discuss contingent vs. non-contingent offers and how a contingent offer can greatly impact your chances of getting an offer accepted. I provide you tips for creating a strong contingent offer and give ways on how to become non-contingent. If you are a move-up buyer, this is a great listen! 

In this episode we discuss if buying a home should be considered an investment or if it's more of a liability. I give my personal reasons to why waiting until you have a 20% down payment could be a bad decision (especially in the Tacoma market). Lastly, we take a look at the Tacoma market over the last 12 years, which included The Great Recession, and show how it still would have been better to buy vs. rent. 

In this episode we discuss the pros and cons when purchasing a condo! I give a personal take on why Leanne and I are thinking of purchasing one, and yes, one of the reasons is to get away from solicitors! Not having to mow the lawn and having a home gym are also high up on the list! I discuss how condos may or may not be more affordable depending on how you view HOA payments. Also, we consider the importance of an HOA review period when buying a condo. You don't want to have to sell your pets after you move in! 

In this episode I get a little high to talk about weed dispensaries and how they may or may not lead to increased home values. Single Family homes within .1 miles of a dispensary have increased in value 8.4% more than those outside of this radius. To test this theory out, we take a micro look at the homes in Central Tacoma around our very own Mary Mart.

In this episode, we talk about what it takes to compete in Tacoma's hot housing market! I provide a brief story of a recent client who paid nearly $80k over asking price...and it appraised! We will go over a couple tips on how you can make your offer more competitive, particularly bringing additional down payment funds in case of a low appraisal and being prepared to escalate higher than the asking price (often times hard to comprehend). Also, we will quickly touch base on the economy and discuss why Tacoma's market is unlikely to slow down anytime soon. 

In this episode, we talk about what you need to know and do before starting your home search! As a home buyer, it is extremely important to link up with a lender to get your pre-approval before starting to write offers on homes. Sellers will not take you serious without this! We also go over what types of costs are associated with buying a home. Surprise, you don't pay a real estate agent a commission (usually on the buy side anyways)! Lastly, we briefly go over contingencies and how they protect you when we enter into a contract. We will dive more into these on a later episode!
