he other day we had a listing agent and seller ask us for a copy of the appraisal. Is there anything wrong with that? No, there isn’t anything wrong with the seller’s requesting a copy of the appraisal. BUT, the kicker is it really isn’t ours to give. As a buyer, when you pay for your appraisal, it belongs to you! So as the lender we always refer the sellers or seller’s agent to speak to the buyer and the buyer’s agent. If the buyer decided to release a copy that is totally up to them. They don’t have to though, they paid for it! This program started on June 1st and is available to First Time Homebuyers in Florida.

When The Same Loan Amount Equals Different Payments
When The Same Loan Amount Equals Different Payments
If you are out shopping for a home then you will want to listen to this episode!
Let’s just say you have a pre-approval for $500k and are doing 20% down. Loan amount of $400k.
In this episode, I explain how the same loan amount can equal much different monthly payment amounts.
Here is a short test case.
1st $500k house. Built in 1926, in a flood zone, roof is 20 years old, has a pool, 2 floors, wood frame and is nowhere near a fire hydrant. You can imagine how much the flood and homeowners insurance will cost on that house.
In Florida that flood would be between $3k-$7k and the homeowners would be the same or more.
2nd $500k house. Brand new construction. 3/2 no pool and not in a flood zone. Insurance companies love this house!
Flood is zero and homeowners would be less than a $1K
You are looking at a swing of $6k-$15k a year or more between the two houses.

I Applied For A Mortgage. Why Are Lenders Blowing My Phone Up?
You may have applied for a mortgage or car loan in the past and the next thing you know, lenders or dealers are blowing up your phone to apply. It happens all the time when people apply for a mortgage, credit card or car loan. In the mortgage business these are called Trigger Leads. When a borrower has their credit pulled the bureaus, Equifax, Experian and TransUnion sell that data to other lenders.
There is nothing a lender can do to avoid this. If there was, we would. I hate it and its legal.

Manufactured Home Cash Out Refinance
Manufactured Homes are limited in options when you pertains to refinancing or purchasing.
We are able to help with several different programs. Cash out refinance is an option as well. There limitations and I discuss them in this episode.
Main points is that your limited on loan to value of 70% AND can only do a 20 year term.

I Have a Fixed Rate Mortgage. Why Did My Payment Go Up?
We have been getting calls like this over the last couple weeks so this may or may not have happened to you. A mortgage with escrows get reviewed once a year by your mortgage holder.
When this review happens, the lender needs to ensure that they are collecting enough money to cover your real estate taxes and insurances when that bill comes due.
Many times the lender needs to increase your monthly payment if your taxes or insurance increased from the year before. Insurance in Florida has increased pretty dramatically this year so it does not surprise us that payments are going up when the escrow review happens.

Spoiler alert- The solutions are to shop your homeowners insurance and that you can pay the full bill up front to keep your payment down. Not many options to fix it. Sorry!

What Is Going On With Mortgage Rates & Where Are They Heading? | Mortgage Interest Rates
Mortgage rates have been increasing this year off the all-time lows of 2020 and 2021. It stinks because those couple years were amazing but that was maybe a once in a lifetime type of situation. Now we are entering back into a normal market.

Buyer Advice: Apply Today If You Want To Buy & Are In A Rental Lease
Here is the situation you want to avoid as a buyer.
Buyer wants to buy a home and their rental lease is up in 10 months. They wait until about the 8 month mark to start the pre-approval process. Surprise! Two collections showed up that they were not aware of. Their credit score is not high enough and there is not enough time to fix it before their lease is up. They get freaked out and have to sign another long term lease. Happens all the time.
Here is my suggestion. Apply now. I don’t care if you just signed a 12 month lease. Get the application done and let us coach you on any problems you may have.
If you do have issues then you have more time to fix those problems well before you lease is up.
We also see where you qualify right now and can find a way out of you lease. Lots of good can come out of applying for the mortgage sooner rather than later.

Medical Collections Being Removed From Credit Reports
Medical Collections Being Removed From Credit Reports
Starting on July 1, 2022 there are some big changes coming to the credit reporting for consumers. This is great news for consumers!
Medical collections will not be able to report to the consumer credits report for 365 days. This will give the consumer more time to work with their insurance company or to pay the bill outright before it hits your credit report.
Paid medical collections will be removed from your credit report. In the past, a paid medical collection would stay on your credit report and it could have negatively affected your credit score.
The good news does not stop in July. Starting in March 2023 any medical collection under $500 will not be reported to the credit bureaus.

FHA 203K vs Cash Out Refinance For Home Rehab | Loan Options for Home Improvements
Last month we had a situation happen that I thought I would share. The borrower was referred to me by a friend and felt like they needed to explore other options for their loan.
The lender they had chosen was trying to do an FHA 203k Rehab loan. I believe they were going on two months and were no where close to closing. The borrower only needed around $30k to remodel the kitchen and put in new floors. There was absolutely nothing wrong with the house so we treated this loan as a cash out refinance and closed within 30 days.
In this episode I discuss why I would avoid an FHA 203K at all costs if you have an option to do a cash out refinance.

Are You Scared To Apply For a Mortgage?
You may or may not be surprised by the fact that some people are scared or embarrassed to apply for a mortgage. That Loan Officer is going to see your low credit score, countless recent insufficient funds and that you have been late on your Victoria’s Secret credit card for the last 15 months.
Guess what? The Loan Officer doesn’t even bat an eye at it. I know I don’t.
Do not fear of your past life decisions keep you from applying to own a new home or pay off all your credit card debt using the equity in your home. I have seen so many situations the last 20 years that almost nothing shocks me when people apply.
Many times, people will come to me worried about their credit or financial situation and there was never anything to worry about. We get them approved and they own a home. What if they never applied? They never would have owned a home. Booo!
Sometimes the timing is not right and the borrower has work to do. That is ok as well. Myself and my team will lay out a plan to help you become a homeowner.
So shoot your shot and apply for that loan if it is something you have been putting off. You never know until you try….

Why Realtors Want You To Use A Local Lender
One of the hardest things for a buyer to do in our SWFL real estate market is to win a contract. Yes cash buyers get an advantage over financed buyers.
You know who else gets an advantage? Borrowers who use a local trusted lender!
When agents get in a multiple offer situation and their options are narrowed down to financed buyers, the one that was approved with a local trusted lender will win the contract if the prices are similar.
I discuss the reason why Realtors will choose a local lender over a big box bank or out of state lender in this video, Communication and availability are the main reasons but I also throw in a couple more for you.

Don't Wait to Get Pre- Approved!
When Do I Get Pre-Approved For a Mortgage? Hint: NOW!
Let me lay out a common situation for a First Time Buyers. Your rental lease is coming up in 6 months and you are wondering what you are going to do. You want to explore buying a home but decide you should wait until you get closer to your lease being finished.
You finally get a few months from your lease being up and you apply for a mortgage to get pre-approved to buy a home. You get denied because of issues on your credit that you didn’t even know you had. You don’t have time to fix these problems and you have to sign your lease and rent for another year. Booo! This happens a lot in our business.
Our advice to anyone that wants to own a home somewhere in the future is to apply for a mortgage today. Let one of our Loan Officers review your file and make sure you are good to go now. If you do have issues then we can help you work thru them to help you own that home at the end of your lease.

Flood Insurance Increases Are Here
If you live in a flood zone or want to own a house in a flood zone, you will want to tune in for this video.
Connie Galewski of Avalon Insurance and I talk about the increases in flood insurance that has started on 10/1/2021.
These price increases will vary on how far away from the water the property is but you can be sure that it will increase.
Main points we cover:
• Existing NFIP flood insurance owners will see an 18% increase cap until the house hits the premium that FEMA thinks it will be.
• The existing NFIP policy can be transferred to new buyers so that will be a short term benefit to buyers and sellers.
• Buyers that are buying a house from an owner that is in a flood zone but does not have flood insurance will be subjected to the full premium set by FEMA
• Sellers in a flood zone need to have their current policy information ready to be disclosed so the new buyers can assume the current policy.
Hopefully this information helps you or someone you know navigate these insane changes.

How We Saved A Homeowner $1,930 a Month!
Yes we did! We were able to use the equity in their home to pay off credit cards and current mortgage to save them $1,930 a month! Let me say it again ……. $1,930 a month in savings! That is life changing!
This is called a cash out refinance and many people are looking towards this to pay off their credit cards and/or installments loans. We closed several last month that saved people hundreds of dollars a month. Many of the homeowners in Florida have seen their equity in their homes increase dramatically over the last 12 months so this may be an option for you or someone you know.

Oddly enough, my advice doesn’t change much during a lower rate environment. My rule holds true for my borrowers “If you like it, lock it!”

BOOK REVIEW: Spiritual Recipe With Robin Whitt
My friend, Robin Whitt, followed her life long dream of writing a book and she crushed it.
Her book was “Spiritual Recipe” was an awesome self-help book and I read it in one setting. I have read many self-help style books and this was a very easy read and Robin doesn’t make it to complicated.
I would recommend this book to anyone that is looking for a quick pick me up. Her deciding to format this book like a recipe was genius and she nails it.

Why Can’t I Use Cash for my Down Payment?
Many times people will come to us to buy a house and they plan on using the cash they have on hand. Maybe they keep the cash in a safe, under the mattress, safe deposit box or even buried in the back yard. Wherever they keep that cash it can’t be used for a down payment. We would need that money in the bank for at least 60 days to make the funds sourced and seasoned.
A lender is going to ask you about the cash deposit and if you can’t prove that it came from a source like bill of sale then they will not allow you to use it for your down payment. If you do have cash that you plan on using for a down payment, then please remember to get that money into the bank as soon as you can.

What Are Gift Funds?
Many times our borrowers may not have all of their money saved up for a down payment but they found their dream home or don’t want to miss out on low rates.
Good news! They can ask their family for money! Ha!
For real, they can get a gift from a family member or employer to help with their down payment.
