Don Higgins: What Do All Great Hunting Parcels Have in Common? & Searching For Land Like a Pro!
- The layout of the property: Whether you're buying a property or leasing one, what is around that property is more important than what is on it. Look beyond the boundaries.
- Human intrusion ruins a lot of good things: You should look for properties with little human pressure.
- Make your property the prime property in the area (hub), and the deer from the surrounding property will come to your property at some point as part of their travel.
- The first thing to focus on is security: If you have the most secure property in an area, that is where they will go when the pressure is on. Security is the most important thing, and once Don figured this out, his success skyrocketed.
- Food will help populate deer on your farm, especially in the right season. Offer things that other properties are not offering, and make your property different and better.

Now if you’re looking for a podcast that is all about habitat food plots, how to set up a property, this probably is in the podcast for you- thankfully there’s a lot of great information already out there on those subjects. But what I’ve noticed- there isn’t a resource right now that covers the nitty-gritty of land transactions and everything else land.
Now just a little about myself and my level of expertise, my name Jake Hofer - I am a broker out of the state of Illinois and I work with LANDPROZ. I graduated from Western Illinois University in 2017 and I am the co-owner of exodus Trail cameras which - a DTC trail camera manufacture that has been disrupting the trail camera industry over the last six years. If you’re listening to this, then there’s a good chance you’ve heard the Exodus podcast Trail Cam Radio with episodes every Tuesday.
Now whether you believe in personality test or anagrams or anything else like that
I pretty much match up with an achiever and entrepreneurial mindset. I am extremely goal-oriented and one of my biggest goals is to purchase recreational ground to where it is a strong investment and I have the opportunity to make the best parcel possible for wildlife and Chase big whitetails.
