Episode 42! Syndicating and the Multifamily Market Today with Cody Lewis and Jackson Babcock or Vendue Capital!
Today's episode is very informative. This week, we talk with Cody Lewis and Jackson Babcock of Vendue Capital. Value Capital is a real estate syndication company based right here in Charleston. These guys run a lean outfit, but they are very conservation underwriters, meaning stronger deal vetting for their investors. We chat with these sharp fellows about syndicating, underwriting deals and the current climate for these larger assets. Cody runs the weekly commercial sub-group meeting for our annual REI Central members. Those meetups occur the last Thursday of each month and have been extremely popular. This is a very informative and robust conversation that we're sure you'll enjoy. They also have their own podcast called Real Estate Unsuccessful Stories that we highly recommend. Episode 41! Finance/Lending Outlook with Our Buddy Rob Wade!
Today's episode should be very helpful to our local investors. We chat with Rob Wade of LoanDepot about the financial/mortgage outlook over the coming months. Obviously, rates have skyrocketed over the last few weeks, which has changed many of our strategies, so Rob gives us some helpful opinions and outlooks on the mortgage climate presently and in the coming months. Rob is a preferred mortgage lender for many of our local investors because he speaks our language and understands our goals, so we're very glad to have him back to supplement the last episode where we discussed what a recession could look like. Of course, none of this is financial advice and we're never entirely sure of what can happen, but we hope this episode will be helpful as you plan your business strategies over the coming quarters.

Episode 39! Going Big & Multifamily Assets with Nick Burton!
Episode 39 is a doozie. We had to sit on it for a couple of weeks because our guest has a crazy schedule and Troy is on vacation for some of May. In this episode, we talk to Nick Burton about multifamily investing and larger assets. Nick Burton is Director of Acquisitions at Legacy Wealth Holdings. He works along side Tim Bratz to acquire and stabilize not just multifamily, but other larger assets. Many of you will be familiar with Tim, but Nick is the right hand of this operation. All together, LWH controls over 4,000 units. Tim and Nick have both recently relocated to Charleston and are quickly plugging in to the area. Nick has moved to the Park Circle area, so in addition to investing, we spend a lot of time just chatting about the area and some of Nick's interesting collections. I'm sure you'll enjoy the show. We've got another heavy hitter today. Whit McCarty is Senior VP at Civic Financial Services. Civic is a private/hard money operation specializing in financing for real estate investors. Both Dan and Troy have used Civic for loans on flips or rentals. Whit has tremendous experience in the private equity world and is happy to share his knowledge. He has also recently relocated from California to the Charleston area and is doing a lot of investing here himself. Season 3 begins now! In this episode, Dan and Troy do their best to recap the crazy market that was 2021. We discuss a handful of Y/Y statistics from 2020 to 2021 and year end stats for 2021. Episode 36! Wholetaling with Gabriel Johnson!
We took a bit of a hiatus due to Dan having a beautiful little baby girl and the Holidays keeping us all busy. But, we are back with a new episode! In this episode, we discuss wholesaling with Gabriel Johnson of OfferAbode. Gabriel is a partner of Troy's. Gabriel is very new to the Charleston area, but has some real estate acquisition and disposition experience from a stint with a big investor in Winston-Salem. Gabriel and his wife moved to Chloe shortly after lockdown began in 2020 and got started with his investing career in the Lowcountry. Gabriel is licensed with Maven, as well. Gabriel has acquired almost 20 properties in just less than a year and liquidated the right away using the wholesaling strategy. Gabe and Troy really like the freedom and flexibility the wholetailing process gives you as the owner as opposed to wholesaling/assigning the deal before closing. In this episode, Gabriel explains the ins and outs of wholetailing. In addition, Gabriel is also purchasing buy and hold properties through Abode Equity and plans to continue growing the passive side of his enterprises.

Today we discuss STRs (short term rentals) with one our good friends, Sarah Pursell. Sarah was an early adopted of Airbnbs and has been a host for a very long time. She has recent decided to focus on STRs more intently and has picked up 2 just this year. Today we just chat about some tips, tricks and potential issues too look out for while running an Airbnb. We also discuss some of the regulatory changes in the market.
Episode 34! - Wholesaling Flipping and Starting Over with Brandon Barnes!
Sorry for the long hiatus! Dan had a Babymoon and then I got Covid. We're back with great episode today. Dan and I have known Brandon Barnes of The Charleston House Guy fame for many years. Today he joins us to discuss his flipping and wholesaling business. Brandon is a master marketer and has a ton of experience negotiating. He used to be an acquisition representative for a large hedge fund and worked many markets during that time. Brandon and his wife, Maggie, have figured out how to work together and compliment one another's strengths to build a business that will create a lifestyle by design. Brandon has also had some hard knocks and shares some real nuggets with us. Enjoy!

No surprise here, but the Charleston market is still hyper competitive. We're starting to see a little slow down, but we do not yet know what the market will do. Episode 32! How Sacrificing and Hustling can Help You Get Where You're Going with Christopher Lam!
We have another good one today. In this episode, we talk to our friend, Christopher Lam about his investing journey. Chris has a great story. He recognized early on that he would have to make himself uncomfortable to make himself comfortable. After a couple of tours oversees as a military contractor, Chris got himself to a place where he could begin investing out of state with some turnkey properties. The rest is history. Now Chris invests heavily with both flips and rentals. He has a ton of success with JVs and partnerships and has hyper-accelerated his investing recently. This should be a fantastic episode for our newer investors that don't know how to pull it off.

Both Dan and I have used Blake for different coverages and can attest that he is an awesome insurer to work with. Blake owns his Goosehead agency, so he has tons of experience and knowledge on lots of different insurance issues and topics. We focus on investment properties in this episode, but there are some really great nuggets throughout this episode in regards to asset protection and the insurance industry. Enjoy!
